On-site renderings are up for an office conversion and expansion at 430 West 15th Street, which is located in the heart of the Meatpacking District. The site’s developer is Atlas Capital, and the architect is A+I; the firm’s website has a slew of additional images, though the depiction of the also-unbuilt 414 West 14th Street is already out of date.

The converted garage will soon hold 69,522 square feet of commercial space, including a retail component on the ground floor, and the existing structure’s height will double to 121 feet. Zoning diagrams have additional floor-by-floor details.

Renderings of 430 West 15th Street are impressive, and A+I’s concept highlights outdoor elements, resulting in impressive terraces. Floor-plans will be open, and large floor-to-ceiling windows will allow for excellent lighting, while the converted base will maintain some of the garage’s pre-war feel. Metal accents will define the addition’s aesthetic, echoing the neighborhood’s industrial past, and the overall development will be perfectly contextual within its surrounds.

It's baaaack. The edgy, High Line-abutting tower by big-name Chicago architecture firm Studio/Gang is going to get built after all. After its mind-boggling renders were unveiled in late 2012, genius, New Yorker-profiled architect Jeanne Gang's first New York City project, a 10-story office building on Tenth Avenue between 13th and 14th streets futuristically called Solar Carve, ran into some roadblocks: namely, community opposition from groups like the Greenwich Village Society for Historic Preservation, which went hand-in-hand with a decision from the city's Board of Standards and Appeals not to approve a zoning variance that would make possible its bigger-than-permitted size. But wait: after its rejection in February, developer William Gottlieb Real Estate revised the application for a fourth go-around, not requesting any additional FAR (basically more interior space given the lot size) but just asking for minor variances related to the project's height and use of setbacks. And voila, a tipster tells us the BSA just gave a thumbs-up to the project. Reactions: in an e-mail blast, GVHSP said it's "glad" the building won't be larger; meanwhile, the Architect's Newspaper reports that the Gang is "excited" about the news and is working towards completion in 2015. Whew, that seems soon.

According to Studio/Gang, Solar Carve's serrated edge and asymmetrical curves are all in the name of using "angles of the sun's rays to sculpt building form." The design, full of reverse setbacks and all geometric-like, helps it avoid casting shadows on the High Line and also still allows views of the Hudson.

Prolific developer Michael Stern is eyeing the purchase of a development parcel along West 24th Street in West Chelsea, sources told Crain's, for as much as $32 million. That would work out to $800 per buildable square foot, a record sum.

Mr. Stern, who heads JDS Development Group, is looking to possibly snap up 510-514 W. 24th St., located a half-block from the High Line, as part of a joint venture with with Largo Investments. The property is sandwiched between a ten-story condo building by Cary Tamarkin and the Related Cos.' rental building, The Tate. JDS Development did not respond to a request for comment.

Two three-story buildings now stand on the site. Should Mr. Stern pay as much as the rumored $32 million price tag for the site, observers noted the finished development would need to recoup those up-front costs by aggressively pricing the finished apartments. While that could potentially prove a difficult task for residential building in a mid-block location, developers in the area have been banking on the appeal of the High Line.

Developer Harry Jeremias of the Harch Group is in contract to buy a three-story loft building with 49,288 residential buildable square feet for $35 million in an off-market deal, The Real Deal has learned.

If the deal closes for $775 per buildable square foot, it will be one of the priciest of its kind in Chelsea. A private, out-of-state family affiliated with HDA Corporation LLC owned the property at 514-518 West 24th Street, between 10th and 11th avenues, for more than 30 years, sources said.

Yesterday, a joint venture between JDS Development Group and Largo Investments was said to be considering buying 510-514 West 24th Street, Crain’s had reported. But the building at 514-518 West 24th Street had already entered contract with another buyer, sources told The Real Deal.

Ivan Hakimian, president of HPNY, and his associate Kevin Esh were involved with the deal, sources said.

New renderings are up for 860 Washington Street via Property Group Partners’ website; the firm is developing the project along with Romanoff Equities, and the design architect is James Carpenter.

Details on the site indicate the office building will total 114,535 square feet, and that it will stand ten stories tall. The original proposal would have been slightly larger, rising 215 feet to its pinnacle, but even that height would have been forty feet short of The Standard Hotel, which stands across the street from the future 860 Washington Street.

860 Washington will present a contrast from typical developments along The High Line, as translucent facades are losing favor to heftier materials. Still, the cladding will be light and airy, and the building’s form will interact positively with the pedestrian realm. As a collective, glassy buildings create a sense of architectural anonymity, but when they exist in isolation — like 860 Washington — they can appear distinguished.

Samsung Electronics is close to leasing the entire building at 837 Washington Street in the Meatpacking District.

Facebook, Google and Ferrari have also been bidding to lease out the whole property.

Asking rent for the ground floor of the 55,000-square-foot glass building between Little West 12th and 13th streets is $500 per square foot, the New York Observer reported.

Samsung already opened a hands-on innovation and design center called Samsung Living Atelier in the building, which is being developed by Thor Equities and Taconic Investment Partners.

The property, which is located across from the Whitney Museum’s new location, has a roof that overlooks the High Line. The development includes more than 7,000 square feet of outdoor space on the second and third floors. When the building is completed later this year, the property will boast a total of 28,000 square feet of retail on the ground level and the second floor. The third through sixth floors will house an additional 27,000 square feet of office space.

I followed the whole HL project here from the start and again, its just spectactular. And the best thing is that it's doing school in other cities and countries across the globe, spreading the concept of creating new amazing green areas out from old and abandoned places and rail tracks.

Can't wait to see it in all its glory next year. :cheers:

Rezoning could yield bonanza for far west High Line site

As is, the West 30th Street property has the potential for only about 30,000 square feet of buildable space. If upzoned, the property could yield more bang for the buck, but city approval is not guaranteed.

“I hope to find a developer that can look very bullishly on what can be done with the property,” Bob Knakal said. The property, which currently has a one-story parking garage used by the city Sanitation Department, will not have an asking price, he added. Last year the City Planning Department raised the idea of potentially rezoning the entire block, a process a department spokesman said is ongoing.

“We are delighted to see the third section of the High Line open successfully and recognize that the new segment of the park will help to stimulate growth in West Chelsea, just as the previous two sections have,” the spokesperson wrote in an e-mail. “Aware of the key operational needs of the Department of Sanitation and the various interests of stakeholders, DCP will continue to work towards identifying a set of priorities that respond to the unique conditions of this block.”

Should the property be upzoned to the same kind of densities enjoyed on the other side of the avenue, it could yield more than 175,000 square feet of buildable space, counting for the inclusionary housing bonus mandated by the mayor’s affordable housing plan.

I find it disingenuous that they're touting the high line as 'complete'. It's not. Their much advertised small nature theater bowl thing isn't remotely complete. I doubt that will open until the Hudson Yards tower that straddles it is completed.

I was also disappointed to find that the newest section of the high line is closed and locked off after 6pm. I went last weekend to explore it around sunset went it was still a gorgeous 75+ degrees outside. By the time I reached 31st St, it was 6:30 or so, and I was met with an all too familiar fence. :(

its not at all disingenuous, although i can see being disappointed if you were not aware of the plans. it's complete meaning open to the end of the line. they opened it earlier than planned to do that. think about it, would you rather they waited until the railyards are built out?? also, yes the spur is a construction zone. coach tower construction aside the spur was always going to be last, because for one thing nobody knew exactly what to do with that section for the longest time.

i even would add that section three itself is not in its finished form. the composite will go away and other upgrades will be done when the rail yards are more built out. so there will be ongoing disruptions and closures, but thats an urban environment for ya. for now we can enjoy the ringside railyard construction views. go back and try again -- the views are great! :cheers:

By "complete", they just mean open to the public. This third phase of the High Line is open, but this version is what it will be for the interim during Hudson Yards construction.

this wildest section of the High Line will be a construction-viewing platform for decades to come. And as the Hudson Yards towers rise, it will cease to be a raised sliver of park between the Hudson River and the tracks below. Instead, it will form the edge of a 26-acre, Canary Wharf-style development on a platform that is higher than the tracks, making it less catwalk than sidewalk. Will it require alterations as the skyscrapers rise? At some point, this section of the High Line will have to be closed for structural repairs, and no one is ruling out redesigns at that juncture.

For now, the section, called the Interim Walkway, is as simple as can be, with pavement of glued-together gravel (technically, bonded aggregate) and a simple, galvanized steel fence separating the hardscape from the Galapagos.

Studio Gang Architects has arrived in New York following its completion five years ago of the acclaimed Aqua Tower in Chicago, where the firm is based. But given the regionalism of architecture — when you’re not speaking of the international superstars — you can be famous in Chicago and entirely unknown in New York.

And so it is that, although the 50-year-old Jeanne Gang, the main force behind the firm, is one of the stars of the Windy City — where everyone takes architecture very seriously — she has been largely off the radar of developers in New York. Now, however, she has finally been given the go-ahead to create her first building in Manhattan, something to be called the Solar Carve, located at 40-56 10th Avenue.

The new project from Studio Gang — which went through the usual hell in its negotiations with the Department of Buildings and the city — is a very different building from the Aqua Tower. The Chicago tower, a fairly rectilinear skyscraper with flange-like waves running across its surface, calls to mind Frank Gehry’s 8 Spruce Street — except that it actually looks good.

The new building was never supposed to be all that tall; few buildings in the vicinity of the High Line are. But having been wrestled to the ground by the City Planning Commission, the Solar Carve will now rise a mere ten stories. The structure, which will total 186,700 square feet, is being developed by William Gottlieb Real Estate and is set to open in 2015.

In one sense, this structure resembles a wobbly version of Lever House on Park and 53rd Street. That building, too, is a curtain-walled slab rising over a curtain-walled base. But Studio Gang’s building is not your father’s slab on a base. While keeping the base more or less intact, Gang re-conceived the slab as a warped and dangerously top-heavy mass that, from the angle represented in the rendering, seems ready to topple over.

From another side, half of the façade seems to have been scraped away in one chamfered corner, further threatening its stability.

But it will not fall over. The firm has employed a trick that is rare in architecture, but very common in classical statuary: the sculptors of Greece and Rome used a support — a tree-trunk or rock of some sort — whose only reason for existing was to keep its subject from falling face-first to the ground.

In the same spirit, Ms. Gang has propped up the showpiece slab in the rendering with a far more ordinary looking slab that supports it, and that appears only at the edges of the rendering, as though it were almost beside the point. How well this trick plays out will become clear only upon completion of the project.

Weekdays in the morning, early afternoon and late evening are the best times to walk the High Line - most other times are flooded with tourists or private events. However, even at its most crowded the park doesn't get as impassable as people claim. I used to work in a building next to the High Line and would walk it to 14th street every afternoon - compared to rush hour train traffic, the High Line is nothing.

o dear, indeed, because this is not only disingenuous, it borders on trolling if that's all you have to say about it. it's not like that all the time. any morning you can have the highline park all to yourself. as mentioned above, by late afternoons and evenings the unwieldy crowds have dispersed as well. now during prime times i couldn't agree more, but using common city sense those are all knowable and avoidable for the most part. even if you do get stuck, the views and the experience are worth braving the crowds regardless. in the very worst case scenario, it's not like you can't step off of it for a bit, visit an art gallery or the hudson river park next to it or something and then pop back on. it's more than well worth any inconveniences.

Am I the only one who thinks the High Line is being ruined by all of the high rises being constructed around it? I visited the High Line last fall, and between the crowds and building jutting it, I felt closed in. I did not enjoy it nearly as much as I did when it first opened a few years ago.

Yes, you are the only one (especially on a site filled with skyscraper enthusiasts). Walking the high line is an architectural tour as much as a stroll in a park and it will only get better with these new nearby projects.

I share both those sentiments - I'm excited at all the new architecture that's springing up, but I think it's the architects responsibility (in this instance, anyway) to leave certain views unobstructed, like the view of the Hudson just south of the IAC Building. Here's hoping, anyway.

Supposedly they are thinking about a high line style project in Queens. This being on a rail yard and it will stretch I think 3 or 4 miles. I think the success of this high line could be replicated. This being a nyc innovation. So popular, that even cities abroad are considering their own high line.

In terms of the crowds, it depends when you go. Early mornings or late evenings are the best time to go from my experience.

Supposedly they are thinking about a high line style project in Queens. This being on a rail yard and it will stretch I think 3 or 4 miles. I think the success of this high line could be replicated. This being a nyc innovation. So popular, that even cities abroad are considering their own high line.

In terms of the crowds, it depends when you go. Early mornings or late evenings are the best time to go from my experience.
The Queens Way project is waaaaay more controversial than the High Line ever way (largely because the ROW it runs along has positive transportation value, despite its disuse).

I totally agree, by the way. The Reading Viaduct project here in Philly, there's one in Chicago I know of...projects like these are great ways of redeveloping outmoded rail infrastructure. But I would like to make sure the infrastructure well and truly is outmoded for its original purpose...

Morris Adjmi’s newest office building by the High Line in West Chelsea will be seven stories tall and have a three-story cantilevering addition, according to new renderings revealed by the architect.

The renderings, first published by New York YIMBY, also show that the new building will be about twice as tall as the current 50-foot-tall building, which houses an art gallery and a parking garage. The new building will have 80,000 square feet of floor space, the website reported. Morris Adjmi also designed the office building at nearby 837 Washington Street, which was leased in its entirety to Samsung. Asking rents in that building are $450 per square foot on the ground floor and $125 per square foot at the upstairs office space, according to the website.

Scaffolding is coming down from the east tower of Thomas Juul-Hansen's High Line-embracing condo building at 505 West 19th Street (h/t tipster). The two-tower building that's connected by a lobby underneath the High Line started getting glassed in in August. Sales in the building launched in March of 2014, and a rep for the project confirms that its three rather pricey penthouses will hit the market this spring. Also coming up, a model unit for the building.

Earlier this week, YIMBY posted the first renderings for an office project underway at 520 West 20th Street, between the High Line and Eleventh Avenue. Now, we have a new look at the project courtesy of its architect, Morris Adjmi, which gives a much better idea of where the design stands. Eli and James Haddad (doing business as the Carolina Manufacturing Co.) are developing.

YIMBY also sent along some questions regarding prospective tenants and the overall look, and Adjmi described the project thusly:

The developer is looking for a single tenant to attach their brand and occupy what we believe to be a unique first-class office building in Chelsea. 520 West 20th Street will continue to respect the historic character of the neighborhood while embracing the exciting spirit that the repurposing of the High Line has created (like the Theory, High Line and Samsung buildings). We paid special attention to maintain soaring ceiling heights on each floor and created a multitude of outdoor spaces with views of the river, city and the High Line park.

^ looks good. adjimi is the architect who best 'gets' the highline/meatpacking area and keeps the old structures and the context well in mind. i rarely say things like i'd like to shake that guy's hand, but he is one of them i feel that way about.

Vickey Barron to head sales at JDS’ High Line condo project

Douglas Elliman’s Vickey Barron will be heading up sales at the copper-clad boutique condominium building that Michael Stern’s JDS Development Group and Largo Investments are planning near the High Line, a spokesperson for the project told The Real Deal.

A launch date has not yet been set, but Barron will be marketing the 14 apartments at 514 West 24th Street, between 10th and 11th avenues. The property is set to rise on a lot the partners purchased last year for $34.8 million.

Barron, who led sales at JDS’ condo conversion of the former Chelsea Verizon building Walker Tower, did not respond to a request for comment.

The 10-story building will be designed by architects Roman and Williams, the firm that designed the interiors for the Ace and the Standard High Line hotels, and the exterior will feature a terra-cotta and copper design.

The property’s next-door neighbors will be the Related Companies’ block-through rental building on 23rd Street, the Tate, and Cary Tamarkin’s 508 West 24th Street overlooking the elevated park.

The meatpacking district in Manhattan is about to grow even busier, as office towers and Samsung move in and add a layer of transformation to an area that once reeked of slaughterhouses and literally vibrated with railway commerce.

New arrivals include two commercial structures — a 10-story glassy tower and a six-story Samsung flagship building — across from the Standard Hotel at Washington and West 13th Streets.

On May 1, the Whitney Museum of American Art’s new building, designed by Renzo Piano, will open along the High Line, drawing even more pedestrian and tourist traffic to the area.

And construction could begin next year on Pier 55, a $130 million park and performance space planned on the Hudson River between West 14th and Little West 12th Streets.

“There are really few neighborhoods who’ve had as many next acts as the meatpacking district,” said Lauren Danziger, executive director of the Meatpacking District Improvement Association. “We’re absolutely on the cusp of something really special.”

By the end of this year, tenants could begin moving into 860 Washington Street, the 10-story tower, which was developed by Property Group Partners in partnership with Romanoff Equities. Designed by James Carpenter, the building will have two floors of retailing, with the second aligned with the High Line walkway so shoppers can see the park from within. The eight higher floors will be leased for office space.

The tower replaces a squat, two-story meat-cooler facility that at one point opened directly onto the High Line, receiving deliveries from the refrigerated train cars that traveled along the elevated platform. Diagonally across from the tower is 837 Washington Street, a new trapezoidal brick, glass and steel structure built atop a historic brick facade. Last summer, Samsung leased the entire six-story building, with plans to showcase its mobile products and house its brand marketing team there.

Critics have worried that the district’s lingering historic character, reflected in its Belgian-block streets and converted meat coolers, will be marred by a deepening invasion of office workers and glassy commercial buildings. (The district’s association estimates that 600,000 square feet of commercial space will be added within three to five years, including a hotel, retail and office space and an expansion of Chelsea Market.)

“This next stage of its evolution to a high-end office district I fear will make the meatpacking district feel even more indistinguishable from Midtown,” said Andrew Berman, executive director of the Greenwich Village Society for Historic Preservation, which has been critical of the size, scale and design of the 10-story tower at 860 Washington Street. “There is no denying that the district has traveled a long way from its workingman roots, and there is no turning the clock back.”

Retail changes are also altering the area, with neighborhood institutions continuing to disappear. The Rockfeld Group does not plan to renew the lease of the Gaslight Lounge, a neighborhood fixture with heavy red drapes and antique furniture at 400 West 14th Street, when it expires in 18 months. Instead, Rockfeld hopes to market the ground floor of the five-story landmark building to a high-end retail tenant.

“Kind of like what happened in SoHo, the first guys to come in are the restaurants and the bars, and then the restaurants and bars get priced out,” said Steven Feldman, a managing partner at the Rockfeld Group, a family-held company that has owned the building for 85 years.

Last fall, Restoration Hardware signed a 15-year lease for 9-19 Ninth Avenue, a building that previously housed Keith McNally’s French bistro Pastis.

The developers of 860 Washington are seeking top prices for leasing, $600 a square foot for ground-floor retail space and $300 a square foot for the second floor, a premium in the neighborhood. The average asking price for ground-floor retail space is about $340 a square foot, according to Karen Bellantoni, an executive vice president at the brokerage company RKF.

People familiar with the market are skeptical that retail space could fetch prices approaching those in well-trafficked neighborhoods like SoHo. “I think the retail is inflated,” said Jeffrey Nissani, an associate broker at Marcus & Millichap. “The thing in the meatpacking district is the foot traffic is not that high, other than at night.”

While the district is certainly a popular weekend and evening destination, some developers are banking on an increase in daytime visitors.

For example, now that the Whitney Museum’s new home will be twice the size of its most recent one, the Marcel Breuer building uptown on Madison Avenue, it is expected to draw far more visitors than the 350,000 a year who viewed its exhibits on the Upper East Side.

Aside from tourists and art devotees, office workers — including an expected 400 at 860 Washington — provide a growing presence.

The neighborhood already has a sizable number of office workers, particularly in the technology industry. The Apple retail store at 14th Street and Ninth Avenue has been a neighborhood anchor since 2007.

Chelsea Market, which spans Ninth and 10th Avenues between 15th and 16th Streets, is home to several technology companies — including Google, which expanded its offices there last year.

Google’s New York City headquarters are nearby, at 111 Eighth Avenue, and it also has offices at 85 10th Avenue. And Palentir, a computer software company, has offices on Little West 12th Street.

The developers of 860 Washington hope to draw companies more typically associated with Midtown, including finance and law firms.

“The neighborhood has become a magnet for the financial tenants,” said Stuart Romanoff, a vice chairman at Cushman & Wakefield, which is marketing the development. Mr. Romanoff is a member of the Romanoff family, which has owned the site for decades.

“Tenants today want the ability to attract employees, they want lifestyle, they want entertainment, they want the restaurants, they want the hospitality and they want the park,” Mr. Romanoff said. “The unique thing about the meatpacking district is it has all those elements converging.”

With vacancy rates for prime office space at 3.4 percent in the district in February, according to the real estate consulting firm Jones Lang LaSalle, tenants looking for space in the district have few options. With floor-to-ceiling windows, 860 Washington will offer tenants unobstructed Hudson River and city views. The fourth floor has a 1,600-square-foot private terrace.

“It’s going to have a huge impact on the market,” said Steven Rotter, a managing director at Jones Lang LaSalle. “A lot more companies are going to see that this is a great place to work now.”

Whats going to wind up happening is that as land becomes scarce, and its almost critical at that point, you will see some of these lowrise neighborhoods become a mix of high and mid rises. Nothing too too dramatic but they will look different. 10th to 20th street from East to West is ripe for high rise development.

It wouldn't a bit surprise me if we start seeing some zoning amendments to neighborhoods that have historically been mid to low rises in Manhattan. This being down the line as the Island runs out of precious room and needs to build upwards. While the outer boroughs are desirable, most want to be at the center of it all.

Some of these zoning changes are already happening in places such as Inwood and Washington Heights. Density must increase for the city to be competitive. These changes though are not on the level of what we see in Upper Midtown, but enough room to nudge 12 to 16 floors as opposed to the usual 6 to 8 which tend to go up in those areas.

Superstructure has reached the final floor, marking the topping off, at 860 Washington in the Meatpacking District. Designed by James Carpenter, the ten-story, 113,848-square-foot structure flanks the High Line park's eastern edge at West 13th Street. When completed, the low rise tower will bring eight floors of office space and two floors of retail at the base. Given the all-glass composition of the exterior wall on all but the northern facade, building occupants will have dramatic views of the High Line and the surrounding Meatpacking neighborhood. The building is targeting LEED silver and is projected to open in the third quarter of 2015.

Meatpacking spaces prep for trendy tenants in 2016

The Meatpacking District is getting spicier as several more projects are under way.

Area spies say Neil Bender of William Gottlieb Real Estate has joint-ventured on yet two more projects with Bobby Cayre’s Aurora Capital Associates. The companies already completed 21-27 Ninth Ave., where Sephora and Catch NYC reside.

Now, to entice a dozen new retailers, the nine low-rise buildings at Nos. 48 through 74 Gansevoort Street between Greenwich and Washington streets will undergo tens of millions of dollars’ worth of renovations to the warehouses overseen by BKSK Architects.

The meaty older buildings have historic sidewalk marquees and run 385 feet on Gansevoort Street with another 80 feet along each of the other streets.

The plans are to be revealed at an International Council of Shopping Centers event next week, sources said, with tenants to take occupancy starting in January 2016.

“It’s still in early stages and there is a lot of planning to do,” said Gottlieb’s spokesman, Marty McLaughlin.

The diagonal cross street is a gateway to the Whitney Museum entrance, and the High Line ends there with an elevator and stairs.

To increase palate allure, restaurateur Keith McNally is negotiating to install a rebirth of his beloved Pastis, but no deals have been inked. He did not return calls or e-mails.

Pastis was previously bumped from another Gottlieb/Aurora redevelopment project at 9 Ninth Ave., where a 70,000-square-foot Restoration Hardware store is under construction.

Meanwhile, Gottlieb has also brought in Aurora to co-develop 40 Tenth Ave. This long-awaited redevelopment of an ugly blue warehouse will overlook the Hudson River and back onto the High Line between West 13th and 14th streets.

Jeanne Gang’s Studio Gang Architects has officially been hired by the joint development team to create the 190-foot-tall building known as Solar Carve. This office tower will have 150,000 square feet, of which one-third will be retail. Office rents will likely run north of $150 a foot, in line with the soaring office rents in this desirable tech area. The building has been debated for several years as its “gem-like facade” was sculpted “based on geometric relationships between the building and the sun’s path, as well as the views held between the park and the Hudson.”

Solar Carve is set right across the High Line and west of 860 Washington St., where office asking rents are $135 to $190 per square foot.

That 12-story office tower is under development by Property Group Partners and Romanoff Equities and scheduled to open by the end of this year.

It will also have a two-story retail space designed to be level with the High Line, represented by Joanne Podell at Cushman & Wakefield, who on Tuesday confirmed the plan at a Bisnow event. She is asking $500 a square foot on the second floor next to the High Line and $300 a foot for the ground.

Aurora’s Jared Epstein also spoke at Bisnow. Aurora and Vornado Realty Trust are working on the new office tower on the southwest corner of West 15th at 61 Ninth Ave. on the Prince Lumber site.

We now hear it will be designed by starchitect Rafael Viñoly.

Am I the only one who thinks the High Line is being ruined by all of the high rises being constructed around it? I visited the High Line last fall, and between the crowds and building jutting it, I felt closed in. I did not enjoy it nearly as much as I did when it first opened a few years ago.

That's the whole point of the High Line. It would never have been saved in the first place if the development rights weren't able to be transferred to adjacent sites.

And I think it would be a pretty boring park if there were nothing but auto garages and parking lots, as opposed to an orgy of starchitect towers.

Considering that the air rights have been sold, my main question is what, if anything, can ever happen underneath the structure? I say this as a non-local, and somebody who hasn't even been to NYC since the High Line opened to see it, so I'm not sure how accessible this space even is. I have always felt that the dark, dingy space beneath industrial structures like this in many cities is an example of wasted space. Now that the High Line has been revitalized with something so creative and vibrant, this seems like the one (possibly minor) outstanding element. Or maybe I'm wrong and this space has been cleaned up and is being used?

In London they have public market underneath a complex of elevated railways. It is one of the coolest uses of leftover space I have ever seen. It seems like the High Line might be an opportunity for something similar.

The structure’s eight units will stand on top of a 3,392 square-foot art gallery, and each will feature a private outdoor space, with residences averaging 4,700 square feet apiece, per DOB applications filed back in September.

The new renderings give a better idea of the project’s impact viewed from the High Line, which is the epicenter of luxury development in West Chelsea. As YIMBY has previously reported, the block of 24th Street bound by Tenth and Eleventh Avenue is particularly active at the moment, with construction wrapping up on two projects at the same time as its about to begin on both 239 Tenth Avenue and 514 West 24th Street.

Peter Marino’s design for the building will open up the facade facing the elevated park, with much of the southwest corner of the structure sliced away, yielding to a staggered set of terraced balconies.

Viewed from Tenth Avenue, the new building will prove contextual, and will appear to be roughly the same size as 245 Tenth Avenue, next door. It will replace the old Getty Station, hence the project’s name, “The Getty,” which appears on Victor Group’s webpage.

A warehouse building near the High Line that is used to store high-end art may soon become a luxury office building.

The eight-story, 65,000-square-foot property at 541 W. 21st St., less than a block from the elevated park, has hit the market as a potential conversion project. Crozier, an art-storage business, currently occupies the entire building. Its lease expires next year, according to Meridian Investment Sales' David Schechtman, the sales broker leading the marketing effort. It is worth more than $65 million, he estimated.

The longtime landlord, Erno Bodek, has hired Meridian Investment Sales and Rosewood Realty Group, led by President Aaron Jungreis, to jointly handle the century-old building's sale.

"Asking rent for new office space in the neighborhood is $100 per square foot, so we think it's a very attractive opportunity," Mr. Schechtman said. "This building has a lot of the physical characteristics of newly built properties, such as very high ceilings."

The neighborhood surrounding the High Line has become an increasingly desirable commercial district. In recent weeks, Vornado Realty Trust has purchased a stake in a project to build a boutique office building around the corner at 510 W. 22nd St. Major tenants, including Samsung and Hewlett Packard, have also opened offices in the area.

"We're showing this building to potential users who could own their space," Mr. Schechtman said.

The property is zoned for commercial use, making a residential conversion unlikely, but it could be repurposed as a hotel, said Mr. Schechtman. The creation of gallery space is also a possibility. The neighborhood is home to several of the city's biggest galleries.

Michael Stern and Largo Investments obtained the construction loan to build a 12-unit condo from Santander Bank

The builder of what will be one of the city's tallest luxury condo towers has just secured the financing necessary to break ground on a high-end residential project near the High Line.

Developer Michael Stern, a Crain's 40 Under 40 this year, in partnership with Largo Investments, arranged a $74.5 million construction loan with the Spanish lender Santander Bank to build the Fitzroy, a 10-story, 14-unit condo on West 24th Street, according to sources.

Mr. Stern's firm, JDS Development, and Largo purchased the development site at 514 W. 24th St. a year ago for $34.75 million, according to city records. The project could cost as much as $120 million to build. The partners plan to begin erecting the property in early September and expect to finish it in early 2017.

Mr. Stern and Largo Investments did not comment.

JDS Development recently released renderings of the Roman and Williams-designed project. The building will have a dark terracotta and copper exterior evocative of Art Deco—a notable break from the crop of modern glass and steel residential buildings that surround the High Line.

The Fitzroy will offer large units, with at least two bedrooms, that will be priced in the millions of dollars. The base of the building will offer approximately 8,000 square feet of retail space that will likely be leased to an art gallery. The neighborhood is a popular destination for artists.

The financing deal is the second loan that Mr. Stern has recently secured for a residential development. Last month, Mr. Stern and Property Markets Group received a $725 million construction loan from AIG and Apollo Global Management for the 1,400-plus-foot condo tower they're building at 111 W. 57th St. That construction loan was one of the largest awarded to a developer so far this year.

Superstructure has started rising above ground at Related's 520 W 28, reaching the third floor. Designed by Zaha Hadid Architects, the 11-story, 40-unit condo flanks the western edge of the High Line at 28th Street. This is quite a busy intersection of the elevated park, with construction underway on the three building 507 W 28 development on the adjacent site to the north.

The building employs Hadid's signature flow of form that has made her an international star. Curved glass at the corners of the l-shaped building soften the overall extrusion of the site's form. Expression of the floor slabs on the facade slope to meet each other, creating zones of intersection. On the High Line facing east facade, floor slabs extend past the glass enclosure and curve upwards, melding with the floor slab above while creating a sheltered balcony.

All eyes are on the project, as the first built work by Hadid's firm in New York. Completion is slated for late 2016.

Work has begun on on Six Sigma’s upcoming condo at 435 West 19th Street, and the head-to-toe renovation/addition of the 1924 building seems intent on housing all the most outrageous frills of recent West Chelsea builds under a single roof.

Boutique design-and-build firm Six Sigma acquired the 20,000-square-foot office building, once home to the photography studios and sound-stages of CityStage, for $21 million in August 2014. According to the developer’s website, Pei Partnership, a firm founded by the sons of renowned Chinese architect I.M. Pei, is crafting the design. Pei Partnership, not to be confused with Pei Cobb Freed & Partners, was also the designers of The Centurion, the Midtown condo lavishly clad in a cascade of Burgundy limestone.

Residential developer Kevin Lalezarian paid an eye-popping $1,200 per-square-foot for a Hudson Yards development site on the High Line where — for at least the time being — he can’t build a single apartment. The builder is betting big that the city will rezone the property at 606 West 30th Street. The site sits on one of the few blocks in a booming neighborhood that remains under a restrictive manufacturing zoning, which permits only some retail and small service and repair shops.

Lalezarian Properties paid $36 million, or roughly $1,200 per square foot, to buy the plot from the family of late real estate investor Anita Butensky Katzman, who died in 2009. Cushman & Wakefield’s Bob Knakal represented the sellers, and Bruce Bartell negotiated the deal on behalf of Lalezarian. The developer could not be immediately reached for comment.

Under the current zoning, the developer is only able raise a building of roughly 30,000 square feet as-of-right. That’s a stark contrast to nearby blocks where sky-scraping apartment towers have risen in recent years behind the backdrop of transformative projects like Related’s Hudson Yards and the High Line. Last year, as the third and final section of the High Line opened to run past the block, the Department of City Planning said it was looking at rezoning the area. Jeff Levine’s Douglaston Development is reportedly in negotiations to acquire a land lease on a handful of properties surrounding Lalezarian’s site. The price of the lease would depend on how much Levine could build following a rezoning.

^ what i dont understand about that one is the two apt bldgs are connected underneath the highline. i didnt know they were allowed to do that. not sure how the structure can be accessed anymore if necessary for one thing.

Construction has kicked off on a sleek, nine-story commercial and gallery building in the heart of West Chelsea’s gallery district. It’s being developed by Savanna Fund, the Manhattes Group, and the Silvermintz family. Located just half a block from the High Line, the 145,000- square-foot, 159-foot-tall project at 540 West 26th Street replaces a parking lot and a two-story commercial building once home to the Lehmann Maupin Gallery.

The building’s straitlaced design, penned by Morris Adjmi Architects, is massed in two tiers and adorned with a repeating grid of factory-sash, floor-to-ceiling windows. Adjmi’s site notes that the facade’s “bead-blasted aluminum frame” is a nod to the district’s robust industrial character. Furthermore, the interiors will be detailed with blackened steel, finished concrete, and salvaged wood. The lower level will house gallery spaces, while the floors above will provide full-floor commercial offices with generous floor-to-ceiling heights. The setback of the upper two floors allow for a spacious landscaped terrace with views of the Hudson River.

Construction has reached above ground at Soori High Line, the joint venture from developers Blackhouse and Siras Oriel Development. The 11-story, 31-unit residential tower, designed by SCDA, is one of many going up adjacent to the High Line. Units in the building will range from one to five bedrooms spread amongst single, duplex and triplex configurations. Six of the units even come its own heated pool. Other amenities will include concierge, library, wine cellar and gym. Completion is slated for 2016.

Malhotra, the development includes two 13-story buildings and a 35-story, 220-unit mixed-use tower. Tower one, the 13-story tower which fronts 10th Avenue, has reached the third floor with superstructure. Tower two, the 35-story tower rising mid-block on West 29th Street, has reached the 13th floor with superstructure. Tower three, a 13-story tower that fronts West 28th Street, has topped out and has more than half of its glass envelope installed. When completed some time next fall, the development will bring a total of 375 residential units and ground floor retail to the Chelsea neighborhood.

Deutsche Bank Lends Savanna and Silvermintz $115M for 540 West 26th Street Development

Savanna and the Silvermintz family took $115 million in construction financing from Deutsche Bank for their 166,525 square-foot development at 540 West 26th Street and have pre-leased 51 percent of the property to the international private school system Avenues: The World School.

The New York-based advisory and brokerage firm RM Capital Management arranged the full-recourse debt on behalf of joint venture partnership, Commercial Observer has learned. RM Capital Co-Managing Directors Romano Tio and Marc Sznajderman and Director Steven Weiss worked on the deal.

The real estate private equity and asset management firm Savanna paid the Silvermintz family $24.7 million for a stake in the former West Chelsea art gallery, located between 10th and 11th Avenues, in August 2014, city records show. The two firms are redeveloping the property into a nine-story commercial building for office, gallery and community facility tenants.

The JV partners completed demolition of the previous structure over the summer and will begin the excavation process in the next few weeks, according to Savanna Founder and Managing Partner Christopher Schlank.

The project is due for completion in 2017. Once finished, the property will feature floor to ceiling fenestration with views of West Chelsea, terraced setbacks and rooftop amenities, according to the sponsors.

Savanna and the Silvermintz family pre-leased 85,421 square feet to Avenues to occupy the entire second through fifth floors of the building, as well as portions of the basement and ground floors. The space will be used to meet the expansion needs of the for-profit school system’s educational program, Mr. Schlank noted.

“We are pleased to welcome Avenues to 540 West 26th Street,” he said in prepared remarks provided to CO. “Avenues is a world-class academic institution with an outstanding reputation which has become a valued partner serving the Chelsea community.”

Starbucks is in late-stage talks to ink a deal for a restaurant, café and lounge at 860 Washington Street, a mixed-use building being developed by Romanoff Equities and Property Group Partners’ in the Meatpacking District.

The roughly 25,000-square-foot space would take up the entire retail component of the 10-story, 114,000-square-foot property. It includes 10,900 square feet on the ground floor, 9,400 square feet on the second floor and 5,115 square feet on the lower level. The space offers 25-foot-high ceilings and 240 feet of frontage.

Asking rent is $300 per square foot on the ground floor, and $600 on the second floor, sources told The Real Deal.
