With the announcement of this project at 3750 Woodward, that leaves the lot on Woodward between Edmund and Alfred as the only remaining vacant parcel along Woodward that doesn’t have plans until just north of Grand Boulevard.

Edit: actually there’s a few others. Woodward and Henry hasn’t had any formal plans announced, then there’s the southwest corner of Woodward and MLK, and that parcel on Cass and Woodward between the parking lot and the tracks by New Center. Still, Woodward’s come a long way.

That City Club and Ilitch lot next to it are disappointments. I would have thought those 2 lots would be the perfect spot for something a lot more impressive.

While I agree taller would have been better for this site, at least they’re building up to 8 stories with something that’s not just a parking garage or empty lot. Plus, there are plenty of site options for taller buildings should the market demand it. I’d love to see another developer beyond just Dan Gilbert step into building new construction of 25 stories or greater. It’d be a true sign of Detroit’s comeback to have multiple players in the game.

I'm alright with City Club Apartments. As DetroitRises said, there are plenty of sites left downtown for taller buildings. I'm happy to see a long vacant block in the center of downtown filled up with something more than a parking garage or a less dense development.

Anthony Kellum, president of Michigan-based Kellum Mortgage, announced Tuesday that he purchased the 5,600-square-foot brick home adjacent to the Detroit Golf Club that fetched $300,000 last month.

Kellum said he plans to update the home built in 1927. He said it has been vacant for 10 years and requires "major renovations to restore its original beauty."

Just what we need, more old buildings needlessly demolished for surface parking. The west side of downtown, for the most part, isn't a hub of activity, and adding to downtown's obscene amount of surface parking lots won't help. A hefty percentage of land use on the west side of downtown is devoted solely to surface lots.

For what its worth, there's a petition out to save the building.

Another storefront in Brush Park will be filled, as local business Urban Angelo celebrates its grand opening. The “contemporary streetwear retail store” will have a grand opening celebration—open to the public—Friday, November 30 from 6-8 p.m.

The store at 90 Erskine Street is currently open Monday-Saturday from 11 a.m. to 7 p.m. and Sundays from 12-5 p.m.

Any theories on what would take its place? My guess is retail, although a different restaurant would be welcome, and a more logical transition because of the existing function. I think I only ate here once in its 15 years of existence. I remember what a big deal it was made out to be though, when it opened.

The businesses on the 9400 block of John R Street include round two winners Rebound Design Build and Transformations Barbershop, which also serves as a community space. They teamed with round three awardees R66 Consulting & Publishing, a health and wellness consulting agency, and Kan Bookstore, a co-op bookshop.

The John R project features improvements such as new landscaping, corrugated metal siding, awnings, signage and decorative lighting, storm water drainage within the sidewalks and solar safety lighting, according to a news release.

Detroit — Accenture is back in downtown Detroit, officially opening its new local corporate office on Friday in a 10,000-square-foot space inside the 1001 Woodward building.

"Michigan may be known for producing vehicles. We believe Michigan will also be known for bringing technology and innovation to the world," said Pallavi Verma, Accenture's senior managing director in the Midwest, on Friday inside the new corporate office.

I feel like the trend overall in Downtown Detroit will be towards higher-end dine-in restaurants until there's more residential development. Retail could happen, but I feel like it might be kinda niche for the location; something aimed at people visiting Campus Martius/tourists in general.

It's unfortunate that the same person doesn't own this whole thing. It looks at though only half of it is getting renovated. Can't image it will be an easy sell to someone when half of it is still gutted

Patterson Terrace. This has been a really slow project. There has actually been some visual improvements lately, though.

This project is pissing me off because A) It's taking ten years to finish and B) they're clearly not doing anything with the last three rowhomes which is complete bullshit, I think their plan is to demolish that part of the building which is beyond stupid and wrong and makes no economic sense since they would no doubt sell for very high prices. Has anybody bothered protesting this or contacting them?

They don't own the other part? Are you sure? I thought I remember seeing plans where they replace it with a pool and some parking. (again beyond stupid)

An authentic New York-style pizzeria is being brought to downtown Detroit by business partners who have invested $2 million and promise to serve the best pie in town.

Mootz Pizzeria and Bar is scheduled to open sometime in mid-January at 1230 Library St., with a soft opening likely in the beginning of the month, said Tony Sacco, longtime local restaurateur who owns the new eatery with Dean Walters.

New York-based pizza chef Bruno DiFabio is leading the kitchen with plans to serve up big, floppy pizzas from a recipe he claims will be completely different than other pizza shops in the market.

"It's not New York-style pizza — it's authentic New York pizza," he said.

The middle of the "F" has an icon of an apple, which is a nod to the tradition of giving out apples to concert-goers at the original Fillmore in San Francisco

DetroitYes is saying the hotel is shooting for an opening for mid-January. The picture for Shinola was captioned "Soon." They've been talking about a "late 2018" opening since at least October, so it seems they are very close.

Detroit — Ford Motor Co. has begun the first of three phases of renovation work on the Michigan Central Station as part of its $740 million Corktown campus.

The automaker opened the doors to the historic building on Tuesday to provide an update to work underway. A crew was already on site, part of 50 workers who will winterize the building during the next six to eight months.

"Today is a pretty big day for us as we start our construction process for the building," said Rich Bardelli of the automaker's real estate arm, Ford Land Co. "Today, we start getting the building enclosed, getting us going."

Now is the season for comforting snacks and desserts. Which means it's the perfect time to open for Mongers' Provisions, a chocolate and cheese shop that will celebrate its grand opening on Cass Avenue in Midtown on Saturday, Dec. 8.

This will be the second location for Monger's Provisions, which already has a shop in Ferndale. The stores are owned by Zach Berg and William Werner, two Metro Detroiters with extensive backgrounds in the food industry.

Lafayette West development starts with demo of Shapero Hall

A ceremonial groundbreaking/demo today kicked off construction of Lafayette West, a new development expected to bring 374 residential units to Lafayette Park.

The construction will start with the demo of Shapero Hall, which was recently sold from Dennis Kefallinos to Ginosko Development Co. for $16 million, according to the Detroit Free Press.

Developer Amin Irving of Ginosko Development says that some environmental work still needs to be done before demolition can commence, but we can start to see it come down possibly starting in February 2019.

Optima Seward LLC, a subsidiary of Munich-based Optima Aegidius Group, made the deal late last month for the historic 34-unit complex at 127 Seward St., said James Tumey, vice president at Farmington Hills-based Friedman Real Estate, which brokered the deal.

The seller was Doug Hixson, who owns several other residential properties in the city, according to Midtown Detroit Inc.'s website, which lists the buildings' rental information.

Tumey said the new owner plans to make extensive improvements to the four-story building's façade, as well as its lobby and each of its units. Built in 1922, the 26,600-square-foot property features a marble lobby, Pewabic-tiled fountain and "ice closets" on every floor, harkening back to the days of old. It was designed by prominent architect Charles Agree, who also did the Belcrest Apartments in Detroit, Oakland Mall and several other buildings in metro Detroit.

Rush Bowls, a fast-casual concept that builds healthy meals in a bowl, plans to open its first store in downtown Detroit next year as part of a broader plan to launch five locations in Michigan.

Under the franchise development agreement between Seattle native Elizabeth Lehman and the Boulder, Colo.-based restaurant chain, Lehman is targeting spaces near college campuses and areas with high-foot traffic within a "professional building landscape," according to a news release.

Lehman does not yet have any leases finalized, but she aims to open the downtown Detroit location toward the end of the first quarter in 2019, or the start of the second quarter. Other areas under close consideration include Ann Arbor and East Lansing.

Berkley-based juice maker Drought will open a fifth metro Detroit location Friday at the $25 million Shinola Hotel in downtown Detroit, the company announced Tuesday.

Its newest location at 1435 Farmer St. in the alley between John R and Grand River Avenue, joins stores in Royal Oak, Plymouth and Bloomfield Hills and Berkley. Drought also operates a stand at Eastern Market on Saturdays.

The 340-square-foot store will employ six people, co-founder and CEO Caitlin James wrote in an email to Crain's. She declined to disclose build-out costs.

In October, Drought said it would close its first-floor space in the Chrysler House high-rise at 719 Griswold St. once its space in the hotel is ready. It officially closed its doors Monday, James confirmed.

That is some major news about Jeep. Also, given the relatively small size for the existing Mack Engine II plant - small for an assembly plant - I imagine it's going to have to be expanded unless they have some innovative way of using the existing space. There is not a whole lot of room, but they could expand northward for sure.

Actually, the update Free Press article on this does mention they'll be expanding the Mack Engine II, so look for some new construction.

The 40-story building on Cadillac Square, just a stone's throw from Campus Martius Park, is the latest deal for the Birmingham-based investor who has been making inroads in Detroit's downtown commercial real estate and restaurant scene.

While specific plans for the 425,000-square-foot building have not yet been determined, Elia said it is "ideally suited for a mixed-used development consisting of a hotel and apartments." He declined to reveal the purchase price.

Elia said he has had studies done on a potential hotel/apartment component and it could accommodate up to 305 hotel rooms, a restaurant, lounge, banquet space and 160-180 apartments if it is redeveloped with those uses.

Cork & Gabel, a new fusion restaurant in Corktown, is scheduled to open Dec. 19, Matt McGrail, executive chef and co-founder, told Crain's in an email. The restaurant is opening at 2415 Michigan Ave. in a 4,450-square-foot space next to Two James Spirits. The dining room, arranged in a communal style, will accommodate about 50 people, while the bar will seat 20 and the outdoor patio will have room for 50-60. The restaurant will employ 30-40 full- and part-time workers.

Pullman Parc development team to start site work for townhouses, apartments

Construction is expected to start soon on Pullman Parc, a new residential development just across from the Lafayette Park neighborhood. Broder & Sachse Real Estate, Hunter Pasteur Homes, and Woodborn Partners announced that site work is starting on the project, which includes demo of the Friends School.

Demolition is expected at the end of the month, with construction starting in early 2019.

The new development will bring 81 for-sale townhouses, carriage homes, and corner flats, plus 180 apartment units for lease over four acres. The site border East Lafayette and St. Aubin—across from the Dequindre Cut—in the Elmwood Park neighborhood.

Grand Rapids-based Madcap Coffee Co. plans to open a new shop next month at the new $25 million Shinola Hotel development in downtown Detroit.

Build-out of the white-boxed Bedrock LLC space at 1413 Farmer St. began this week, said Cal Mills, customer experience coordinator for Madcap. The popular coffee shop company announced in October plans to open in the city but had not disclosed where.

Madcap will join Drought, which opened a juice store last week at 1435 Farmer St. in the alley between John R and Grand River Avenue.

The new location will be the company's first outside of Grand Rapids, where it operates three shops.

The Green Room restaurant to reopen in downtown Detroit

Anything new on why the delay at both the midtown@woodward development and the Ashton. Last report from Crains had the Midtown@woodward securing financing and breaking ground in October. A drive by yesterday confirms absolutely nothing is going on at this site. The Ashton is two years behind and the sign is still up. I'm going to assume that this project is cancelled.

Maybe, maybe not.

The fact is the condo market is still pretty slow. It might even have declined a little bit. There seems to be excess inventory in the market at the moment which means any new project with for-sale units (for which there are quite a few) is probably going to sit for a little bit.

The Ashton seems to have pre-sold a decent amount of units but there's still several listed for sale. However there's also a lot of units for sale at other places nearby; 6 at Riverfront Towers, 4 at Fort Shelby, 2 at Book Cadillac, plus about a dozen units in Corktown and seven units from Dan Gilbert's project in Brush Park. Going further out, there's still even more properties for sale and a lot for some projects that haven't broken ground yet like Cass & York.

Of course, right now it's wintertime which is usually the low point in real estate sales anyway. We won't really know for sure until spring if these properties are going to get bought up and only then can we really say whether the Ashton as well as other projects are pretty much dead.

It is interesting to point out that Dan Gilbert's Monroe Blocks no longer includes a residential tower in Phase 2 as revealed earlier today. Even if the design was being changed for it, omitting it completely usually isn't a good sign.

Where did you read that the residential tower in phase 2 was cancelled? I can’t remember which article I read it in, but one of the articles put out today about the groundbreaking ceremony mentioned phase 2 was still in the design process. I didn’t hear anything about any parts of phase 2 being cancelled altogether.

Midtown @ Woodward has been in limbo for a long time, don't hold your breath on that one.

The Ashton developers are apparently incompetent so we'll just have to wait and see I guess.

To be honest, phase two is a long way off and seems really just conceptual right now, in a couple years once phase one is well on its way they'll probably have a more solid plan. I feel like they're still not completely sure what they wanna do with the historical buildings on that block yet since they've delayed demolition.

It's not cancelled but probably significantly downsized or on-hold for an indefinite period. Or they could be changing it altogether and might end up becoming a hotel or another office space component.

Much like with the Hudson's site, it's seems so weird that these design changes come last minute without any explanation as to why. If Phase 2 was always in a "design phase" why include it in the first render? If that's the case, then just show the massing and not a fully fleshed out detailed render.

In any case, it points to the fact that something changed that made it so it couldn't be built as first presented. With it being the residential portion, my assumption is that the macro residential market has signs/is currently slowing down.

Consider that the failed jail site is now part of the picture of residential and office even more so with no soccer component so they may be waiting to see where the market takes this. Look at how in just the past two weeks othe development outside of Dan Gilbert has come forward in Lafayette park. Dan Gilbert has time to go back to the drawing board and even have a phase towo groundbreaking ceremony when time the time comes. Today was all about phase one

Is the smaller grey building not residential? I could see the renderings leaving out the second residential phase to focus on Phase 1. I don't feel that an overall downgrade can be as yet confirmed.

The smaller grey building is residential, yes.

It's worth mentioning that the grey building has been announced more or less officially at 17 floors, however it is only shown at 14 floors in the renderings. I feel like we may still see changes in the designs of the two buildings in phase 1 before completion, let alone phase 2. I believe the renderings that have been released of phase 2 are very conceptual.

Two 20-30 story towers, tons of retail, underground parking, a new public space, and a luxury hotel taking up one of the towers which will be right on Woodward. Hope to see renderings soon

Seems kind of fast to get a ground breaking for 20-30 story buildings in the spring without even a hint to the public up until now. Though I suppose they could keep it secret if no public money was being sought. Nothing surprises me in downtown, midtown, and Corktown portions of Detroit since ford bought the train station. If what your referring to it will be yer another amazing sign of Detroit’s comeback.

Correct that’s the one. He spent quite a few million on the lot alone, I would imagine he’s got big plans for it. I agree it’s quite ambitious, Time will tell I guess

Nice work. I really love the look and feel of Parker's Alley, behind Shinola. I hope it is activated with some different uses. Also really like the street wall effect you get now, looking down Columbia towards Comerica. It's just 1-story infill, but it makes a big difference.

The retail alley behind the new Shinola Hotel downtown, set to open to the general public Jan. 2, will pay homage to one of the city's first black landowners.

Parker's Alley is named after Thomas Parker, who owned a small parcel at 1413 Farmer St., which is encompassed by the alley that's being activated akin to The Belt at The Z parking deck with shops and restaurants. Parker owned the parcel from 1809 to 1816, according to a story earlier this year in the Detroit Metro Times.

The Shinola Hotel in downtown Detroit by Dan Gilbert's Bedrock LLC and Shinola/Detroit LLC will open to the public Jan. 2 after a two-year construction process.

The hotel is taking reservations now and several retail tenants, including Drought, Madewell and Shinola have already opened.

Southfield-based Barton Malow Co. is the general contractor on the project while Detroit-based Kraemer Design Group is the architect. New York City-based Gachot Studios and Architecture also worked on the project.

New York City-based NoHo Hospitality Group is responsible for food and beverage while the hotel is managed by Mac&Lo Hospitality Management & Consulting.

Northeast Guidance Center and Detroit Community Health Connection have opened a new integrated primary care health center at the new Dr. Peter Slaughter Health Center at 20303 Kelly Road in Detroit.

To staff the 500-square-foot center, DCHC is providing a pediatric nurse practitioner, an adult internal medicine physician a medical assistant and receptionist, said CEO Wayne Bradley Sr. Mental health referrals will be made to Northeast Guidance Center, which provides behavioral and primary health care services in four locations, including now two with DCHC.

Nice work. I really love the look and feel of Parker's Alley, behind Shinola. I hope it is activated with some different uses. Also really like the street wall effect you get now, looking down Columbia towards Comerica. It's just 1-story infill, but it makes a big difference.

I agree about the Columbia Street infill. I'd love to see more infill in the 1-4 story range on some of the smaller lots around downtown.

I'm curious what's going to go in the retail space in the Singer Building. It looks like San Morello is on both sides of it, but does not occupy the Singer space.


This is the finishing kitchen for San Morello. To the left of it is the private dining room, to the right is the main dining room. There is a prep kitchen in the basement as well.

No kidding, strict symmetry has been a traditional specialty over here in the Paris region, but it ends up annoying and frustrating, like fascistic or something.

I don't think he intentionally factored it in so much as him having to self-finance part of the projects was one of the only options he really had (that and some decent public subsidies).

I'm sure if Gilbert went to some investors during the middle of Detroit's bankruptcy and said he needed a few hundred million for the tallest new skyscraper in the city, they might have laughed right in his face.

That said, that also means these projects could sit empty or with low occupancy after they're completed if the possible incoming recession was bad enough. Though that may not matter so much as long as the public parts of the building are still usable.

Just curious if anyone knows anything about the following proposed developments:

1) The Woodward @ Midtown - last I heard the developers partnered with another developer (The Platform) secured financing and even announced that a Kusso Chicken restaurant would be opening on the main floor.

2) SOMA Detroit - They provided a bunch of renderings and I believe West Elm Hotel had agreed to be part of the development.

3) Chemical Bank Headquarters

4) The Ilitch's so-called "District Detroit" - Ilitich stated that there would be massive developments surrounding the new arena. Is there any likelihood or news that he will develop the sea of parking lots around his new arena. The most frustrating open surface parking lot he owns is the giant lot on Woodward in between Comerica park and the Fox Theater (this seems like some of the most prime property in all of Detroit and could easily be developed - it has sat vacant for well over 20 years)

The hotel will be easily filled (which is what most of the Hudson tower is), The office portions aren't going to fill up overnight especially if there is a mild recession which is expected.

I've heard rumors that he already has a tenant lined up for the podium of Hudson's which could be why they expanded it. And the one Campus Martius edition will probably be filled quickly with his own companies/startups/acquisitions once it's finished.

1. the original developers are just not very trustworthy. they've had signs up since 2013 (!!) saying 'development coming soon'. they keep kicking the can down the road. with the platform getting on board i think that there's a lot more credibility to the group, but since that news release about kuzzo's and the platform a few months ago there has been absolutely no activity on the site, and not another whisper. if by next summer nothing is heard, consider it dead in the water until the original development group just jumps ship.


2. Not sure what to make of SOMA. they have beautiful renderings and an ambitious plan, i'm assuming they're trying to line up an anchor office tenant, you don't just build a 13 story office tower outside of the CBD on speculation. they have all the tools to succeed with the q line station RIGHT out front, and incredible freeway access and location. with west elm hotel too being an anchor tenant for the development you'd think we would've seen some action. who knows

3. that was only pretty recently announced, with the mayors office on board i think there's some more credibility too (although look at harmoine park), but i would imagine that should break ground officially by next summer.

4. hahahahahahaha
the illitches are one of detroits biggest slum lords. until they completely sell the property surrounding comerica/ behind the fox/ and surrounding LCA i expect absolutely NOTHING to come from their 'district' garbage. they are pathetic.
they announced retail and offices surrounding their parking garages, and BUILT THE FRAMES OUT, and have left them rotting.

the eddystone is STILL sitting windowless, after report and report saying that they're going to finally renovate it. i think they're trying to leave it exposed to the elements as long as possible to have an excuse to tear it down. god i hope the mayor and council lay the absolute hammer down if they even THINK about pulling a demo permit.

then... THEN.. they announce a new parking garage behind the eddystone.. in their press release talk about "oh there may be an office and retail component on the street side of it!!!"... and two weeks later the entire parking garage is COMPLETE!! and NOT A WHIFF OF RETAIL OR OFFICE SPACE!!!... but man oh MAN were they able to secure the financing and time to put that precious parking garage up in what seemed like record time. god forbid they use those resources to drive to a f**king wallside windows just to secure the damn Eddystone!!

The Woodward at Midtown was supposed to break ground last October, along with the Stone Soap redevelopment. Nothing has occurred at Stone Soap either.

Brush Park South;

and whatever Wayne State was planning on doing with the lot at Canfield and Cass.

The were a few other rumors and one-off news reports of planned projects some going back to 2015.

I agree. Completely. As much as I think LCA is a nice arena, I don't think the slumlords should have been rewarded with public money for that. I would have rathered the pistons continue to play at the palace and the wings at the joe...IF knowing the district detroit was just a f*cking sham. Screw the ilitches. All their teams suck too. The Russell Flats site and project was put up for auction in April 2018 (https://www.crainsdetroit.com/article/20180215/news/653066/eastern-market-site-slated-for-79-apartments-headed-to-auction). There's a chance some changes are being made. The site is still unused.

Last we heard about Midtown West, they hired Studio Libeskind to handle the project and they expected a groundbreaking in spring 2019 (https://www.crainsdetroit.com/article/20180209/blog016/652561/midtown-west-developers-hire-800-pound-design-gorilla-that-did-nycs).

The Vernor, which was the WSU development at Cass and Canfield, was more or less cancelled last summer (https://www.crainsdetroit.com/article/20180801/news/667491/wayne-state-may-ditch-60-million-mixed-use-plan-at-cass-and-canfield).

While looking up information on Brush Park South, I came across these renderings of 304 Erskine from November 2018 (https://static1.squarespace.com/static/53ff5564e4b075777f4fb5fd/t/5bf2d4d3b8a045aac144c8a8/1542640851964/304+ERSKINE_rendered+views.pdf) from Brush Park Community Development Corp.'s website (http://www.brushparkcdc.org/developmentprojects/). SOMA and Brush Park South are listed alongside it on the Current Development Projects page.

Just because there hasn't been any info made public in awhile doesn't mean the projects are dead. For example, Brush Park CDC is showing an updated design presentation document for The Kelemen from May 2015, meaning the original proposal is older, and The Kelemen is still currently under construction and its almost 2019. Unfortunately development in Detroit takes forever. But I wouldn't write any of these off as cancelled just yet.

Oh I love it. It speaks of the historic imperfection of natural urban growth. The architects built right up to the recorded lot lines and still kept facade bays disciplined. I’m more annoyed with that empty gap next to the Wurlitzer which is currently used for some offensive tranformers. That’s the kind of urban reality left for industrial zones, not downtown street corners

I believe this was part of the Redesigning Detroit design competition Gilbert held for the Hudson's site in 2013. All of the entires were purely conceptual and were never meant to be actual proposals.

It’s hard to imagine that Detroit could have lost the Metropolitan Building. The 14-story Neo-Gothic building closed in 1979, and five years ago, talks were underway to demolish it.

On Monday, the 1925 building opened its doors to the public for the first time in decades.

In a dedication ceremony beforehand, David Di Rita from the Roxbury Group talked about how the original designers, Weston & Ellington, “Built a Gothic castle in an alley and filled it with jewelry.” The Metropolitan housed diamond-cutters, silver workers, goldsmiths, and more for decades before it succumbed to difficult times in the 1970’s.

Now, in this second life, it will be home to the Element Hotel, an extended-stay hotel with 110 rooms set to open by the end of the year.

MyLocker.com LLC operates out of a cluster of three facilities next to the Trumbull and Porter Hotel, south of Michigan Avenue. Its growth plan would create 452 jobs, according to a Michigan Economic Development Corp. news release.

The newly built 108,902-square-foot building would house inventory, a robotic inventory system, offices, and shipping and receiving, the release said. It would replace a currently standing single-story office building at 1641 Porter St.

The Michigan Strategic Fund on Tuesday approved a $2.5 million performance-based grant to help MyLocker fund its expansion. MyLocker will also get a $4.2 million construction loan through the Michigan Strategic Fund and is working with the community development financial organization Invest Detroit on further financing, the release said.

DETROIT - One of the most iconic buildings in Detroit is finally getting its historic designation.

The Grande Ballroom along Grand River Avenue in the city's Petosky-Otsego neighborhood has been added to the National Register of Historic Places. Opened in 1928, the rock and roll music venue hosted some of the biggest acts in America.

The Grande has been closed since 1972. The current owners, Chapel Hill Missionary Baptist Church, and the Friends of the Grande Ballroom are actively working to figure out what's next for the building.

Dan Gilbert's Bedrock LLC has started demolition to clear the way for a new $533 million Wayne County criminal justice complex.

The demolition of a Detroit Department of Transportation paint shop and maintenance shop, which began last month, is set to be completed in the first quarter next year by Carleton-based demolition contractor Homrich Inc., said Jozef Guziewicz, Bedrock's vice president of construction.

"Until summer time, there will be site prep and grading and getting rid of all the old electrical stuff that's been abandoned," he said Friday.

Construction is expected to be complete by the middle of 2022. The county then has six months to move into its new criminal justice complex.

A new 580-space parking deck on a large development site has received a green light from the Detroit Historic District Commission as the city seriously considers a lease for about 100,000 square feet for several departments at the project site.

The deck, which would be part of the development generally referred to as South of Mack Avenue, would have six levels of above-grade parking but "visually appear" like a five-story deck, according to commission briefing documents.

In addition, the city is mulling an office space and parking deal over 10 years for several departments, including parks, transportation, health, general services and Detroit Employment Solutions Corp., according to a source familiar with the matter. They would move into existing buildings on the SoMA site from other locations around the city.

LCA has always been billed as more of a venue as opposed to just a sports stadium and while The District's glacial pace of development is frustrating at best this is a good measure of success for the project so far. Detroit lays claim that it's “home to the second largest theatre district in the United States behind only New York City" while that is debatable based on how you designate it. So LCA being the 3rd most attended venue in the U.S. isn't a surprise hopefully we will start to see more tangible progress in The District.

Little Caesars Arena ended its first full year of operation as the sixth most-attended arena venue in the world.

Concert industry trade magazine Pollstar publishes an annual worldwide arena ranking based on ticketed events (excluding pro sports team games).

The recently built venue just north of downtown Detroit along Woodward Avenue ranked third in the U.S. with 845,651 concert ticket sales, according to Pollstar. It came in behind Madison Square Garden Arena in New York City (1.16 million tickets sold) and the Forum in Los Angeles (1.12 million sold).

As for the global rankings, Little Caesars Arena came in behind Paris' AccorHotels Arena, which ranked fifth on Pollstar's list. Madison Square Garden was No. 1 worldwide, followed by the Forum and WiZink Center in Madrid.

Van Andel Arena in Grand Rapids ranked 71st internationally with 260,700 ticket sales. That's up from 93rd last year with 206,573 tickets sold.

Despite being open for less than four months in 2017, Little Caesars Arena ranked 83rd internationally for concert ticket sales last year.

The commission approved the demolition of the 1950 building used most recently as the Elizabeth Street annex of the Grand Park Centre office tower across Grand Circus Park on Dec.

Family sells $90,000 Brush Park condo in Detroit for $1 million

In mid-2012, Andrew Wallace and his son, Nathaniel, bought a two-bedroom condominium in Detroit's then-gritty and desolate Brush Park for $90,000.

The Wallaces, who own a small IT business in Troy, did roughly $200,000 in renovations and then watched as Brush Park evolved from an area that was largely avoided into the city's Next Hot Neighborhood.

This October, they sold the 4,400-square-foot condo to an out-of-state buyer. The sale price: $1.25 million.

"It was surreal," Nathaniel Wallace, who lives in Detroit, recalled last week. "We knew we had something on our hands. I didn't think it would be over $1 million."

Can't afford a ticket to Hawaii this summer?

The owners of Detroit's Pedal Pubs and Detroit Cycle Boat are bringing a taste of Hawaii to metro Detroit with charter tiki boats along the Detroit River.

Aloha Tiki Tours will run from May 25 through Sept. 30 and offer two-hour tiki boat tours in Detroit and St. Clair Shores.

Four tiki boats will launch from Sinbads Marina in Detroit and two from Blossom Heath Marina in St. Clair Shores. The boats have 30 horsepower motors and can hold six passengers plus a captain. The two-hour tours are $300 on Friday through Sunday and $250 Monday through Thursday.

The Biggby we had previously reported was coming to 18685 Livernois is now open. The same folks own it as the location in Ferndale at Livernois and 9 Mile.

If you’ve been to a Biggby, you know what’s in this store. This is similar to the ones I’ve been to in the past. Lots of coffee drinks like lattes and freezes. Light food options, all of that.

The location seemed to be doing steady business during the two hours I watched.

Detroit — Dan Gilbert's Bedrock has purchased a warehouse in the shadow of the former Michigan Central Station that Ford Motor Co. is overhauling as its future center for automotive mobility.

The five-story, 138,000-square-foot building at 1800 18th St. is west of the former train station just past the train viaduct on Vernor Highway. That makes this purchase Bedrock's first foray in the area of southwest Detroit often called Mexicantown. The viaduct is often considered the dividing line between the Corktown and Mexicantown neighborhoods. Even more specific, the stretch of 18th Street where the warehouse is located is also part of the Hubbard-Richard historic district within the Mexicantown area.

Bedrock confirmed it bought the building late last year. The purchase price hasn't been disclosed. The company issued this statement late Tuesday: “As investment ramps up in Detroit’s Corktown neighborhood, Bedrock is excited to have acquired the property at 1800 18th St., which we feel has great potential, especially given its proximity to Ford’s Michigan Central Station. We look forward to determining our development vision for the property.”

Henry Ford Health System is creating an art-focused community center out of a vacant building near its Detroit hospital.

A $200,000 youth and family grant from the West Bloomfield-based Vera and Joseph Dresner Foundation is funding the project, the health system announced Wednesday in a news release.

Called ArtBlock, the reactivated 3,700-square-foot property would be Henry Ford Health's biggest investment yet in public art and arts education, the release said.

The health system plans to cover the building in Detroit's Northwest Goldberg neighborhood with murals and employ graffiti artists to decorate its interior. When open in May, it will host family activities and workshops. It will also feature a textile installation and rideable, animal-shaped metal sculptures.

All three casinos in Detroit were lucky this past year, as Greektown, MGM Grand and Motor City reporting record-breaking revenue.

The three casinos reported annual revenue of $1.44 billion, $20 million more than the previous record of $1.42 billion in 2011.

According to the Michigan Gaming Control Board, MGM Grand Detroit had total revenue of $619.2 million in 2018, with Motor City collecting $489.7 million and Greektown $335.2 million.

A drive by this morning confirms work is ramping up on the two structures adjacent LCA on Henry St. Both are apart of the larger phase 2 District Detroit and were announced to be office space instead of the originally planned residential.
Had conversation with sales rep from The Platform group. The large and very expensive Cass & York condominiums at 5935 Cass Ave will break ground in March!

MDOT bought the United Sound Systems Recording Studios at 5840 Second Ave. in Midtown and its adjacent parking lot Dec. 14 for $1.7 million. It plans to sell the historic building at public auction after moving it slightly north onto the parking lot, away from the retaining walls expected to be built for the I-94 modernization project.

The department hasn't yet determined a cost or timeline for the move, spokesman Rob Morosi said.

The building was listed for sale for $1.5 million in June this year, Curbed Detroit reported.

United Sound, Detroit's first major independent recording studio, has been jeopardized by impending I-94 highway widening over the years. Detroit City Council designated it a historic district in 2015, but from 2005 until around then, demolition was a major possibility.

Noticed today that Shapero Hall is entirely gone. There's just some brick walling and piles of debris left on the site. I can't wait for Lafayette West to begin construction.

The folks behind tequila bar Toma Detroit, set to open to Detroit's Corktown, have a new tequila-infused project brewing in Mexicantown.

The marketing agency has made a half-dozen new hires heading into the new year after adding clients and predicting record annual revenue. Since moving from Southfield to its downtown Detroit office, the company has retooled its approach and amassed new customers. Talent acquisition has been at the foundation, company President and CEO Terry Oprea said.
