If you scroll down on the site you can see what the Tempe Depot Station looked like in 1975 before it was remodeled. Originally built in 1924!

I was bicycling along the Indian Bend Wash greenbelt from Scottsdale to Tempe yesterday for the first time in a few years. As I crossed into Tempe, I noticed the land between McKellips and Curry, behind Big Surf, is behind a fence. The multiuse path is still open, but everything else is inaccessible. It looks like there is another walkway being built by the Tempe town lake. It’s right bellow the current walk way by the Tempe Art Center. Also the shrubs are being cleared from the dry lakebed.

I’m not a big fan of some of the developments on 2100 Rio Salado. For such a prime piece of real estate next to two major freeways I would expect better hotels but at least the development is growing.

I’m not a big fan of some of the developments on 2100 Rio Salado. For such a prime piece of real estate next to two major freeways I would expect better hotels but at least the development is growing.

It's good for Tempe's economy, but that entire development is a bore. It's not urban at all. I wish all those companies and hotels were going into Novus.

Not sure what this is for. The app says Phoenix, but the location is actually Tempe in the parking lot off Farmer just North of 5th St and close to Macayo's. So may be relevant to the towers that are proposed on the Macayo lot or is something proposed in the parking lot adjacent to Farmer?

I'm curious why they need a 150' crane, maybe a mobile crane for the assembly/take down of the tower crane, but it'll be nice to see that go up.

I'm guessing they are going a little higher on these crane apps than they need to for whatever reasons. Thunderbird ASU submitted a crane app was for 193', but the finsihed crane is only about 100'.

The picture is a little dated because I believe Aspen Heights has a garage going up as part of that development. That garage though is suppose to service the hotel, eventually three office buildings, supplemental retail parking and I am sure University parking as well. So I can understand why it's so massive to make the parking requirements attractive to prospective office tenants....plus they can rake it in during football season.

I believe the parking lot is for the employees and customers of the commercial component and not the residents. The "no car" part really refers to the residential component, but to market or refer to the whole project as such is misleading.

Nice. I had long-since given up hope on this. A restaurant or similar was in the original Hayden Ferry plans from the 90s/early-00s. Got to love an extended cycle that is able to dredge up old plans like this.

I was wishing for more of a slender hotel to fit that corner but anything is better than what is there currently!

Some interesting notes from the recent AZBEX forum about higher education projects, most notably from Catellus (I wish I knew the parcel labeling):


Projects Coming Up

Baumes began by showing attendees what’s currently being done within the Novus Innovation Corridor, as well as highlighting a few new projects that are in the works, including:

700 Novus Place – Class A mid-rise building with approximately 154KSF of office space and approximately 11.5KSF of retail space. According to Baumes, Catellus is working with SmithGroup on the design and the project has gone through the first round of city approvals. Construction is expected to begin in the first quarter of 2021 with occupancy in the third quarter of 2023. Catellus is not yet confirmed as the vertical developer for this parcel. The University will select the development deal that is the most beneficial to them, which may or may not be Catellus.

Parcel 3A – Mixed-Use Block – a mixed-use development integrated with residential and hotel uses. Discussions are currently underway with hotel and residential developers. There is currently no timeline for construction.

Parcel 4F – Creative Office Campus 1 – three Class A office buildings with a minimum of 150KSF each. Escrow is expected to close in the second quarter of 2020, with construction starting in the third quarter and finishing in the fourth quarter of 2021.

Interesting that they are already planning parcel 4F way over by the power plant. If they meet their timeline I imagine those office buildings would be a little island over there for some time while the rest of Novus catches up.

Interesting too to read "close of escrow" meaning they are going to sell the land to another developer. I thought ASU would hold as much as the Regent's land as possible but I guess not?

True, I thought the whole purpose of Novus was to enter leases at rates that would allow ASU, given its lack of property tax, to have a long-term, stable revenue stream.

Haha. Brnovich probably feeling gunshy after getting a $1m attorney fee judgment against him in the Omni litigation.

Also, Eastline Village unanimously passed the DRC last night, which I was happy to see. Only public comment was a car-free individual in favor of the project.

I'm not 100% sure how the arrangement works but I do know that in lieu of property taxes ASU receives rent that's more or less the same. I suspect there's an upfront payment as part of their negotiations as well.

Here's the rest:

Construction began Wednesday on the 999 Playa building on the north side of Tempe Town Lake, a project that will bring 94,000 square feet of office space for rent to the Valley’s hottest office submarket.

The $45 million office project will be the final piece of the Playa Del Norte subdivision. Derek Flottum, Irgens’ development director in Phoenix, said tenant improvements in the building will begin by the end of the year, and the building will open in May 2021. Irgens plans to move its regional headquarters into a small office space on the ground floor of the building, which also features three levels of Class A office space above three levels of parking.

“Tempe has the lowest office vacancy rate in the Valley and the ability to attract Fortune 500 companies looking to establish a presence in a business-friendly state like Arizona,” Flottum said. “We want to meet that demand with a best-in-class product.”

Andrew Cheney of Lee & Associates, who is the leasing broker for the building along with Craig Coppola and Gregg Kafka, said leasing activity so far for the building has been “ahead of schedule,” and said proposals are being issued for space in the building.

“There is incredibly high demand and not a lot of product [in Tempe],” Cheney said. “This building has a unique advantage being on the north side of the lake, with easy access to [Loop] 202 and by extension, the entire county.”

Irgens has owned the property since 2008. With the tight office market in Tempe, the company determined it was the right time to develop the building.

“When Irgens committed to buying this site in 2007, the world was different,” Ingrens CEO Mark Irgens said at the groundbreaking. “After many development plans and schemes for the site, we are finally here, and there has been a remarkable transformation in the city of Tempe.”

Scottsdale-based A.R. Mays Construction is the general contractor for the building, and Phoenix-based Worksbureau is the project architect.

According to Colliers International research, Tempe had a 5.9% Class A office vacancy rate at the end of 2019, and average Class A rent in Tempe was $39.51, making it the most expensive Valley submarket, and above the Valley’s average Class A rent of $30.08.

So IDEA updated their marketing documentation, they now have the hotel incorporated into the Garage as official with a groundbreaking slated for Fall of this year. It hasn't even gone thru the DRC...since Tempe owns the land do they get the fast pass on entitlements? I don't even know who the operator will be.

Not sure if any other tenants have been confirmed for the 100 Mill Project, if not, then this is the first.

It hasn't even gone thru the DRC...since Tempe owns the land do they get the fast pass on entitlements? I don't even know who the operator will be.

I doubt it, the developer is the one that submits the permits and designs and fast-tracking projects on city-owned land would have to be something that would be out in the open, either a council agenda and/or development agreement. Quiet favoritism would be improper.

Also, the rendering of 100 Mill is looking hella sleek in that photo!

I thought this was only going to be 15 stories - did they add a few floors? The article says 18.

As for 'tallest' office building in Tempe - I though the State Farm main building was over 20 stories...

The State Farm buildings at Marina Heights range from 7 to 16 stories I believe. They're definitely not 20+.

I thought they went up to 17 or 18 but I may be wrong.

I was confused too on 100 Mill. The article is wrong. I think the old plan with previous rendering was supposed to be 18. It is definitely 15. You can check Hines web site. The hotel is supplying be 14. So basically the buildings will be the same height. I’m a little disappointed, but I think the density and impact will be great.

Here a list of the tallest buildings in Tempe with floor count and height. The State Farm Building B at 253' is certainly tall enough to have 20 stories, but it must have taller floor heights since it's an office building and is only 16.

That's a big diff between 'main roof' and 'roof'...is it missing a crown/spire?

The Tempe Developments page lists it as 281', so not sure why all the different heights, although there does look to be a bit of a crown from the image. :shrug:

The Coldesac development is bigger than I thought. But if they are incorporating a small grocery, retail, restaurant, barber shop, ect where are all the people going to park? I’m sure some of the other developments around it won’t like their parking spots being taken. Interesting to see how this will work out.

Lots of people walking to nowhere in the video. :D In any case, I'm not sure I'm a fan of it yet. If I squint hard enough, parts of the very end of the video could give me a very slight downtown Mykonos vibe (slightly narrow streets at end of video, white/blue, stairs, minus cobblestone walkways/streets), but it seems to lack an overall character IMO.

I think they are incorporating some parking spots that will be reserved for non-resident customers of the retail tenants. You can see them on the far right side of the screen at the beginning of the video.

Great to see more buildings going up. I can't wait for the tower crane at 100 Mill. I hope some of the retail space in DT fills in. It seems most space is leased but a few that have been empty for a while. Gordon Birsche - would be great to see a 4 Peaks or an OHSO move into that space. The Cabin and Rehab Burger Therepy. A few places barely hanging on like Americana and not sure about Ted's Refreshments. I hope some of these places last through the slow summers. Hopefully with more residential moving in will help. The retirement tower will help if they are there year round. Also, people may be avoiding the area for now with the nightmare construction/traffic.

I work at the stadium & park in Lot 59N. I purposely get to work prior to 7 AM & leave after 630 PM because traffic is so crazy. Honestly, the street car has made the situation worst right now too. Once that wraps up, it should lighten up a bit

Totally saw this coming. Tempe just doesn't have adequate streets for all the development going in. Rio Salado can't handle it. Not everyone is going to ride light rail or live within walking distance of Marina Heights or any other office building in the area - they're all going to drive in at about the same time and leave at about the same time. And this isn't going to improve anytime soon. Best I can say is just don't accept a job in Tempe due to this mess.

I mean I was just confirming that what the article is saying is very true as someone that commutes in & out of Tempe. I could easily take transit or live somewhere around there. I’m not really bitching about the situation just saying that yes, it’s a problem that probably should have been addressed sooner than later (now)
