I've been waiting for a local "Yes In My Backyard" (YIMBY) group to start, and Tempe appears to be the place. I'm not sure who's behind this, although on the "join" link there's a notice saying the form was created at ASU.

I checked in on the militantly anti-development Maple-Ash-Farmer-Wilson Facebook group to see their reaction, but the members appear to be too busy debating recent police controversies to have noticed.

Maybe Discussed, but I just saw an add on PHX business journals and it looks like the 100 Mill project has dropped the hotel its just advertising an office building with the restored Monti's house and some surface space left open for future development.

Yes, I believe they were also considering residential if not a different hotel and/or a combination of those two uses for the surface lot fronting Mill.

They are framing up the space last time I saw and doing drywall inside. Looks like its on pace for that timeframe. But I'd like to add that if any of you get the chance to tour the Local I gotta say its probably one of the most creatively designed apartment complexes in all of AZ. Worth the tour!

This is the residential tower that's going up on the corner of 7th and Myrtle. The hole next to it is the for the hotel tower.

Same angle further back, This used to be the internet Cafe' and some old abandoned and (not abandoned :yuck:) Motels and stuff. This is the site of the Westin Tempe. The massive garage is the collective apts, the building in the right back is Marbella and the one in the back is the Canopy hotel.

New Watermark Retail Tenant Signed
A first-to-market restaurant concept is the latest tenant to sign a lease at the Watermark Tempe, a $150 million mixed-use development being built on the north side of Tempe Town Lake.

The first Arizona location of Irvine, California-based Panini Kabob Grill will be part of the Watermark Tempe’s first phase. The fast-casual restaurant boasts fresh ingredients, Mediterranean menu items and an upscale feel.

Panini Kabob Grill, which has 17 locations across Southern California, is in growth mode with plans to open about 16 stores in the future, including the Tempe restaurant.

Cushman & Wakefield’s Brent Mallonee represented the Watermark developer, Fenix Development, in signing Panini Kabob Grill to the project.

The other retailers that Panini Kabob Grill will open alongside include Obon + Sushi + Ramen, V’s Babershop and Dip Nail Bar, which all signed leases last year.

The Watermark’s Phase I is expected to be finished in September and will include 265,000 square feet of Class A office space, 44,000 square feet of restaurant and retail space and 360 luxury apartments. The center will also feature a splash pad that will connect to the boardwalk and Tempe Town Lake.

So far, WeWork is the only office tenant to finalize a lease at Watermark.

Future phases of Watermark will include an additional 340,000 square feet of Class A office space, 20,000 square feet of retail and restaurant space and a 250-room hotel.

Hoping the 2nd phase gets proposed soon.

This is great for Mesa/Tempe, but I have to wonder if Phoenix is doing enough to recruit speculative office space to Downtown. I get the appeal of class A office space on Tempe Town Lake, but DTPHX should not be losing out to Mesa.

The first two pictures is the office building and parking garage at IDEA first phase.

On another note, can anyone confirm if the Skyview building permit has indeed been issued? It says so on the development tracker but with no movement on site or news about it, I don't want to get my hopes up on this high rise.

State Farm is looking to hire 1,100 people at its Tempe operations this year.

To fill those positions, the Bloomington, Illinois-based insurance giant is hosting its first-ever virtual career fair July 11.

Those jobs are among thousands of openings throughout multiple locations with the company across the country, said Brodie Hurtado, public affairs specialist for State Farm in Tempe.

The positions needed at the Tempe office are in claims, sales and customer service, enterprise technology, underwriting, bank and others, Hurtado said.

Salaries start at $15.50 an hour. All jobs — full- or part-time — come with benefits, including health insurance, tuition reimbursement, 401(k) and pension.

The virtual career fair is set for 5 a.m. to 6 p.m. local time.

State Farm employs about 7,400 people in Arizona, with around 7,200 working at its 2 million-square-foot Tempe operations. Last year the company hired about 1,800 in Arizona.

State Farm announced in 2013 its plans to open a regional headquarters in Tempe. The project, called Marina Heights, is along Tempe Town Lake. Ryan Cos. and Scottsdale-based Sunbelt Holdings Inc. developed the project, estimated at $600 million.

State Farm leases the space as anchor tenant for the project that sits on 20 acres.

Two years ago, the Marina Heights development sold for $928 million, or $457 per square foot — a record price at the time.

In September 2018, The Arizona Cardinals awarded naming rights to State Farm for its football stadium in Glendale. The 18-year agreement for State Farm Stadium naming rights was estimated between $250 million and $400 million at the time the deal was announced.




This is GREAT news for tempe from a jobs perspective. Over 1000 jobs being added to the area only increases the need for more housing projects to be develop. Most of the jobs are lower paying but some I assume to be high enough to afford new construction rents.

I think it's a mistake. According to this page (https://www.tempe.gov/government/community-development/building-safety/building-permits-issued) a building permit was issued back in December for "hardscape & ADA walkways for temporary park." I suspect that's what's causing it to show as a building permit issued. There's been no movement on the site; no news; it's never showed as in review for a building permit; and Golub's site hasn't been updated in years--it still shows this project as having a projected completion date of 2018. I don't think they're ready to build.

Large boom crane and construction equipment on site where the novus apartment is supposed to go. Looked like they were moving materials to that area. Not sure if they are just staging equipment or if that building permit just got issued and its gonna start moving? Also heavy machinery was moving dirt where the food hall was supposed to go. Tons of Novus activity!:cheers:

I walked by yesterday. It does not include the hard corner, but the stall to the east of it is definitely being built out. Wasn't able to tell what's going in, but hopefully we'll find out soon.

EDIT: Tempe building permit records indicate it's an office build out for "Sazan Group," apparently an engineering firm: http://sazan.com/about. Seems like a good use of the space, especially with as much trouble as 5th St./Veterans has had with retail.

For a few days the Westin site work had kind of stopped and the signs with the construction contractor's name were missing.(Earlier the contractor was SUNDT.) Now signs with a different construction contractor (BDC) name has appeared. (I don't have a picture of that. Will post one later.) The new signs have the same construction contractor (BDC) as the current construction contractor of "Collective". Since the two sites are adjacent and one wall of the underground part (almost) rests against "Collective" the same construction contractor (BDC) will make it easier to co-ordinate.

Speaking of tunnels, I heard a rumor that they are going to tunnel a road under the light rail tracks on University Dr. that run between McAllister ave and Rural because of the traffic back up that occurs with the intersection and tracks.

Again, this is just something I randomly heard but, does anyone have any information on this?

I highly doubt that will happen. There are so many underground utilities below the tracks right there the tunnel would have to be so deep. I can't imagine it's feasible (especially considering the costs).

Only thing I know of being constructed right there would be the pedestrian bridge over the light rail tracks/university. Maybe that's what the person meant?

So it looks like a hotel is being proposed for the last open parcel on the City owned land at 5th and Farmer (SE Corner along the tracks). Disappointed that it's only going to be a 5 story hotel with no retail...but it will be about the same height as those apartment blocks to the south...at least with this and the office buildings proposed on the northern end and the apartments expected to start on the southern end of Farmer, hopefully it starts taking shape into a new interesting urban street.

It fits in with the surrounding area and will be a nice hotel hopefully with a good brand. The lack of retail part is probably a good thing. That street carries 0 foot traffic and any retail space would probably sit vacant. Would like to see Mill ave thrive a bit more first with some more day time attractions rather than just bars.

Really disappointing...The Salt River Tribe is proposing to develop two 3 story office buildings directly north of the Phoenix rising stadium. The plan shows a grid like street system assuming they are prepping to develop the larger stadium project at some point. I'll try and post some of the renderings this evening. It's disappointing because it's two three story office buildings surrounded by surfacing parking...retention basin fronting McClintock and it looks like it has no plans to integrate into a "neighborhood" for the future development. The project is called Solterra at Akimel 7.

It's disappointing because it's two three story office buildings surrounded by surfacing parking...retention basin fronting McClintock and it looks like it has no plans to integrate into a "neighborhood" for the future development. The project is called Solterra at Akimel 7.

The freeway office sprawl is a given. Fortunately because non-tribal residents can't live on Native land it will never become yet another "neighborhood" or in any high demand. This is just the typical corridor schlock that will deteriorate before the next big thing like any other and then what. Options are constrained on Native land that gives us that and not much more, forever.

On the other hand, I wonder what kind of commercial dystopia could materialize if the SRPMIC's farms were built up into something like a blend the San Francisco Peninsula's 101 corridor, the sports districts like Westgate or Inglewood, the Cities of Vernon or Industry in Southern California or West Phoenix's industrial sprawl, and finally, that rotten piece of unincorporated land in north Tempe...

Probably in my lifetime but I hope not.

I'd prefer residences, but I'm not gonna complaint. I like the rendering. And while I agree it would be nice to maximize height in downtown-adjacent areas like this, I just don't think there's the appetite for it, neither with the City Council or the adjacent neighborhoods.

Following up on this, they are finally installing column rebar and there is an obstruction evaluation for a 282' crane for the Westin, so this one should begin growing out of the hole.

I am hoping the sole bidder one with experience building high profile developments here in phoenix. All too often you see some out of state big shot come in with big plans only to fall short and end up land banking for a decade.

I reviewed the RFP process when it first came out so I would think they have some local expertise.

Digging into the LLC of the bidder, South Pier Tempe Holdings, LLC, looks like it's a Seattle-area developer, MC Construction. Looks like they do a lot of single-family home construction, but their big signature project is in Ruston, on the Tacoma-side of the Puget Sound, and it's a similarly-situated waterfront project called Point Ruston:

Is anyone having issues viewing the pictures I posted? Sometimes I see the pictures and other times I don’t when I go to the forum. Also, besides tinypic what are other websites to use?

I see them but I always see the tag "[/IMG]" in almost every post...after the pic. You may using one too many tags. I use Imgur. Has the option to resize the pics automatically so u can control how they appear in a thread

According to the RFQ, the submittal and site plan should have included, “campus development that is complementary to other south side lakefront properties. The proposal should include Class A office and a hotel to capitalize on an area that offers vast economic development opportunity for high wage employment.”

Based on this excerpt sound like we are going to see a Marina Heights 2.0/ Ferry Lakeside Development. It would be cool to see them attract another national HQ campus for a big tech/financial services company as one large master tenant in addition to some good height here.

Excited to see this one I have "high " hopes for this one to get some good density. Last proposal I believe was 18 stories but hopefully we can see 20+ here with the Union Next door. This is just about as a good lot as any to throw up a 25+ story new high rise. If it is indeed student housing, this thing will fill up fast or they will take Unions approach of being "Market Rate" but renting by the bedroom.

I know they are trying to assemble that corner for student/ senior housing (think Gilbane's project on apache) but the chevron wanted too much for the hard corner...I think the work now has to do with pump replacements? They advertise that the shop is still open.

Not that I have seen.

They have the portion of the 100 Mill/Hayden House parking lot that is slated for the office building fenced off, and they are tearing up the parking lot today. Hopefully that means construction soon.

They may not even do an insurance claim considering it may just be some interior damage. Theyd probably just eat the cost & move on to deliver to owner on time. Who knows, at least it wasn’t the main tower lol. By the way, they’re doing night work at the Pier. Also, the watermark tower has LED lighting that they’ve been testing the past few nights.

I went by this morning and it looks like they stripped a column of the glass façade from the tower, I assume from smoke damage? Also looks like the cladding on the pedestrian bridge to the garage suffered some smoke damage. No work being done on that structure that burned.

It was a big fire the heat could cause metal/plastics to warp and melt and even cause concrete to crack especially if the iron supports pushed into the garage from heat expansion.

Even if it doesn't seem like a big deal the damage can be pretty shocking, smoke damage alone can cost millions.

That was just where the scaffold construction stairs were. I've been watching them remove the stairs the last couple of days. Luckily the fire was a bunch of roofing foam sparked by a welder on the lower part of the retail on the parking structure.
