SHKP dubs Hong Kong's tallest skyscraper International Commerce Centre

Sun Hung Kai Properties (SHKP) announced that its Kowloon Station Development Package 7 will be named International Commerce Centre (ICC). Upon completion the skyscraper will be Hong Kong's tallest and the third tallest in the world, adding a new landmark to the city's new business centre with striking architecture and prime waterfront location. Pre-leasing will start shortly.
Hong Kong's tallest skyscraper at 118 storeys
The 490-metre, 118-storey ICC will stand over 70-metre taller than the nearly 420-metre 88-storey Two ifc. It will be Hong Kong's tallest building and while under construction is destined to be the world's third tallest (in terms of tenantable floors), taking on global importance and reinforcing Hong Kong's status as an international financial centre.
ICC will be the core of SHKP's Kowloon Station Development Packages 5, 6 & 7 project, which will comprise about 5.5 million square feet of grade-A offices, two six-star hotels, luxury residences, serviced apartments and retail space. The shopping mall will be a world-class facility covering one million square feet with an array of shops. The various elements of the comprehensive development will create an ideal synergy that adds to the project's prestige.
Hotel and office complex
The Ritz-Carlton hotel on the top 15 floors of ICC will be the highest hotel in the world. The office floors will be Hong Kong's most spacious grade-A office spaces with about 35,000 square feet per floor and headroom (excluding raised-floors) up to 3.15-metre.
Sun Hung Kai Real Estate Agency Executive Director Victor Lui said that demand for quality offices has been surging in recent years, with the increasing presence of mainland and foreign firms in Hong Kong. A number of multinationals and major local companies are also looking for more office space for expansion amid a steadily-improving local economy, adding to the shortage in the market. ICC will tap this demand as one of the main supply of grade-A offices in the near future. About 450,000 square feet between the 10th and 22nd floors, which is scheduled for completion by the end of 2007, will be put up for pre-leasing and high interest is anticipated.
Sun Hung Kai Real Estate Agency Deputy General Manager (Office Leasing) Lo King-wai said that SHKP's premium office portfolio leases well, with occupancy now over 95%, while new leases and expansion by existing tenants are signs of business confidence. Mr Lo believes that strong leasing activity will continue to bode well for the office market.
Prime waterfront site
ICC together with Two ifc on the opposite shore will form the Victoria Harbour Gateway. Tenants will be able to view festive fireworks from an exclusive height, and the skyscraper's West Kowloon location puts it in the heart of Hong Kong's future business and cultural hub. The site above the Airport Express Station, next to the Western Harbour Crossing and by one of the proposed end points of the Shenzhen Western Corridor, offers unrivalled accessibility with fast links to the East Rail and West Rail via the West Kowloon Station. It will take just 20 minutes to get to the airport, three minutes to Central by rail and 20 minutes to the Lok Ma Chau border checkpoint via Route 3.
The ultra-modern ICC was designed by Kohn Pedersen Fox Associates, with distinctive, streamlined architecture that will become the standard of the future.
