I will try to create a list of important projects in Mumbai city and Mumbai agglomeration (Mumbai, Navi Mumbai, Thane etc.). This will take some tme because of time constraints. They are in no particular order right now but I will sort them later by number of floors.

I have no clue.

I have only seen pictures of Sao Paulo and the city looks amazing. From pictures it is clear that SP has a high density of highrise buildings (although it seems they are not very tall because of height restrictions). Not only that, the highrise density seems to be spread over a huge area in case of Sao Paulo.

I have not seen that kind of highrise density in Mumbai except in some areas.

Almost none that comes to mind. There have been a few proposals but nothing concrete.

However there are plenty of 4 - 10 storey glass facade office blocks under construction all over the city. Don't know why corporates in India prefer the huge mid-rises because it seems to be a waste of space.

The MTNL Tower is the only one that I know of right now which is 16 storey and will be completed by this year.

Most new construction is on former slum land. The remaining slums will be demolished and their erstwhile denizens compensated and relocated to low-cost funky looking buildings like

festive ghetto? That's the biggest oxy-moron ever. And those blocks are pretty loud looking, it's like Venturi on steroids.

And I had no idea Mumbai was that dense, it's very impressive. I'm glad to see them going through a building boom.
I said festive commieblocks. Ultra-low-cost housing. Indian cities don't have 'ghettos' like you find in the West.

Not all blocks are that loud. Some are your average commieblock... but I'd rather have a loud building than that :laugh:

Hi

Since I can't edit Suncity's post, I'll just post any new building renderings and u/c photos not in the first post, here. My comments in blue.

Again, this is by no means an exhaustive list -- less than half, really. Just the projects we can find renderings of on the net. We have a crapload of tiny photo thumbnails from real estate websites of towers u/c, but no information or larger renderings of them. And these are all buildings concieved and u/c in the last year and a half, that we -- sitting literally across the globe away -- only know of!

There are also now confirmed reports of several towers planned or u/c reaching past the 70 storey mark, one of them being Mumbai's 1st commercial skyscraper, due to be completed by 2007. And more rumors of the 100+ storey tower are flying around.

Sadly no renderings of these :(

Dude, all new construction is on former slum/mill land. :rolleyes:

In the last year, slums in Mumbai were reduced 20%. That is several million people who formerly lived in slums and now do not. This is only the first year of the Indian construction boom, and the economy continues to skyrocket.

No one is saying the slums will evaporate overnight. India is not a China where bulldozers come in the middle of the night, land seized and sold to the highest bidder and people forcibly relocated to commieblocks. The poor have rights, a voice, and a legal process. The instrument of law and of rights will necessitate the re-housing process. Not the land mafia.

So bro, sorry, but as drawn out as the legal process is, it is not infinately so. If current trends continue -- and they will only accelerate -- Mumbai will be largely slum free within the next ten to fifteen years, as gigantic an effort as it will be. :rolleyes:

It's always strikes me as incredible how people who are so ignorant of the ground realities feel the instinctual need to disparage anything related to Indian development. Cognitive dissonance?

Jai, where in my commentary did you see any malevolent disparagement of Indian development. I think it is a perfectly accurate asssessment of what is going on in Mumbai, there are a lot of slums but they are slowly being gotten rid of. I think I forgot to post this, but this is the biggest news in Mumbai real estate in a very long time. Opens up the possibility of building very tall towers.

City skyline set to change

The Supreme Court carte blanche on the redevelopment of 600 acres of land occupied by the city’s composite textile mills is all set to transform the ‘golden triangle’ stretching between the nodes of Worli, Dadar and Parel.

Malls and office complexes are not the only development in the pipeline. The new skyline could include a World Trade tower on NTC’s Cadell Road mill — India United No. 6 that has 200 metres of some of the best sea frontage in Mumbai. Also on the drawing board is a possible gargantuan 16-lakh square feet software park in NTC’s Kohinoor No 1 & 2 mills.

Emboldened by the court verdict, NTC officials are gung ho about a quick sell-off process. Of the 25 National Textile Corporation’s 25 mill units in Mumbai, only eight are to be retained for a refloat. All the others are on the auction block.

This means a total of 145 acres in the market equivalent to 185 acres of actual built up area (at 1.33 FSI). Of this 75 acres has already been sold off. Together with 24 acres of TDR (transferable development rights) in lieu of surrendered mill lands, NTC still holds five million sq ft of FSI, conservatively valued at Rs 4,000 crore.

Among the projects proposed on the new land assembly is a World Trade Center proposed by NTC’s planners ‘Team One’ in the 12-acre plot of India United No 6 Mills, off Cadell Road at Dadar. Using twice the normal FSI (a floor space index of 2.7) allowed to convention centres, the World Trade tower could go up to 75 stories, claims Bharat Yamsanwar of Team One. “And if TDR is loaded from other NTC properties to the Cadell Road mill, we can go as high as 120 floors,” said the NTC planner.

The NTC is simultaneously considering development of a software park as an international magnet in central Mumbai in the 22-acre property of what is today Kohinoor Mills No 1 & 2 at Dadar TT Circle. This can be developed as an alternative to the over-crowded and inaccessible SEEPZ and create job opportunities for as many as one lakh people, an NTC planner said.

Little known to most, the new development process also includes rehabilitation of as many as 20,000 chawl units in mill compounds that are occupied by mill workers. In the NTC lands, as much as 6 acres is occupied by workers’ housing and a similar area will have to be committed for workers’ housing units. Among the private mills, Bombay Dyeing, for instance, has undertaken the reconstruction of 643 units for workers.

Govt decides to amend development rules for Dharavi facelift
Private developers to be roped in for rebuilding civic properties

Mumbai: Realising that the proposed revamp of Dharavi—Asia’s largest slum sprawl—could end up violating the development control regulations (DCR), the Maharashtra government now plans to amend the rules exlusively for this project.

Successive regimes have sought to give a facelift to the 535-acre slum ghetto, which is a hub for leather and plastic units, bakeries and jewellers. In 1985, then prime minister Rajiv Gandhi had announced a Rs 100-crore grant for Mumbai, of which Rs 37 crore was used to build Dharavi’s roads, sewage and water lines. However, large-scale changes continues to elude the area.
Last Saturday, officials of the Slum Rehabilitation Authority (SRA) finalised a draft DCR for Dharavi following a six-hour marathon meeting. The plan has now been sent to the government, and officials hope it will be approved in a few days. The amended DCR will apply to redevelopment of slums not less than 100 acres in size.

The Dharavi project has been touted as the world’s largest slum rehabilitation scheme. The redevelopment envisages a whopping 3.5 crore sq ft of construction—1.5 crore sq ft to rehouse the slumdwellers and 2 crore sq ft of development that the builders can sell in the open market. As many as 51,000 slums holding a population of 3 lakh people have been identified for rehabilitation.

In January, officials in charge of the project had told TOI that a global expression of interest (EOI) for the Rs 6,000-crore project would be invited by the first week of March. This has now been delayed after the project implementation authority realised there were holes which needed to be plugged so that the existing DCR was not violated in any way.

I S Chahal, officer on special duty in charge of the Dharavi redevelopment project, claimed the existence of a couple of thousand tenements and tenanted properties belonging to the Brihanmumbai Municipal Corporation (BMC) in Dharavi posed the first major challenge.

According to the existing DCR, municipal or housing board properties are to be redeveloped by BMC or Mhada themselves and cannot be given to a third party for redevelopment. The Dharavi plan envisages participation of private developers with the SRA being the implementing authority.

There are more than 2,500 houses where civic employees are staying currently in Dharavi. The BMC has been insisting that if these buildings are to be demolished, it should get the same number of tenements in the new buildings to be constructed under the project.In addition, there are also more than 2,000 municipal tenanted chawls where people have been residing over six decades. There are also BMC buildings like the local ward office and fire brigade station here, which will have to be reconstructed. “We had to approach the government for clarifications how to get around this problem. Only a change in the DCR will permit us to go ahead with the project,’’ said Chahal.

It is learnt that the chief minister has agreed to allow the use of the BMC’s 12-acre sewage pumping station land in Dharavi to construct temporary transit accommodation only for Dharavi slumdwellers. Once the project is completed, the land will be handed back to the BMC.

The second is an unnamed Oberoi Constructions-ICICI Venture project at Glaxo unit in Worli, which had initially planned a building with minimum 80 floors, but likely will be finalized at around 65 stories. It was reported several months earlier that Oberoi Constructions was planning a 90-storey building called "Oberoi Skyz"; this most likely is that same project updated:

MUMBAI: The Worli plot that was once home to a unit of pharmaceutical giant GlaxoSmithKline will soon accommodate a residential complex of towering swagger.

A 4-acre (1.8 lakh square foot) plot, owned till recently by GSK, on Annie Besant Road is being readied to become the site of India’s tallest residential building of 65 storeys. When construction is completed in about three years’ time, the tower will loom over the twin 60-storey structure being built by Shapoorji-Pallonji and Dilip Thakkar at Tardeo. This building was heralded as India’s tallest till the project on the former GSK land was envisioned.

It will have an air-conditioned lobby, and the exterior will be a blend of concrete and glass to keep maintenance costs low.

Cost of owning a flat? The developers are mum. Says Vikas Oberoi, managing director, Oberoi Constructions: “We are in the process of finalising things. Work, however, is scheduled to commence soon.”

The state government on Saturday approved the National Textile Corporation (NTC)’s plans to set up an over 60-storey ‘India International Trade Centre’ to transform the city’s heartland into an international commercial hub. It will come up on the 12-acre defunct India United Mill No 6 located off Cadell Road at Dadar.

Distinctly Asian. Most of the towers don't do it for me, but they are trying something new in many cases and not just throwing up Pomo crap like in many North American cities. And the sheer volume suggests the city will soon have a large skyline befitting its population and economic importance

Sad to post this on the day of the terrorist atrocities, though Bombay seems an energetic and vital enough place that it will bounce back pretty quickly.

Mukesh Ambani eyes another record

Size does matter when it comes to Reliance, be it the largest refinery in the world, the biggest SEZ in the country or simply an office complex. The Mukesh Ambani-promoted Reliance Industries (RIL) is set to soon create yet another record by developing the largest single corporate office in the world, spanning over 2m sq ft in suburban Mumbai. The proposed Rs 150-crore office structure will be as large as four big-sized malls put together. It will headquarter RIL’s businesses of petroleum, retail and agriculture.

The office building, being built by Reliance Engineers Association, a group company which has developed many infrastructure projects of RIL, will be housed within a larger complex covering a total area of around 40m sq ft.

Sources in the know said that the dream project has drawn heavily from global corporate office structures like that of GE or Exxon Mobil in the US. The office complex, to be built on a theme titled ‘brilliance per square inch’, will include among other things a lake and a greenbelt. “The idea is to get the best brains in the country to share their ideas, and think together,” a source said.

Singhania suggests closing Mahalaxmi racecourse

In a letter to the Maharashtra finance minister, Mumbai sheriff Vijaypat Singhania has suggested that the Mahalaxmi racecourse be shut down.

The industrialist and aviator has charged that Mahalaxmi Race Course, Mumbai's only island of green, is not making money and instead is being used to launder illegal cash.

He has written a letter to the Finance Minister Jayant Patil where he's asked for shutting down racing and instead turn the race course into a mega theme park.

In his letter he says the Race Course should be developed with night safaris, animal enclosures, children's playgrounds, cafeterias, walking areas and picnic spots.

The tallest hotel in the world should be built here, to rival Dubai's Burj Al Arab Hotel. He says the state can generate enough money to help check its rising debt.

The number I came up with was: +/- 324 buildings!:boogy:

The reason I put +/- is because even though I tried not to, I might have accidently counted some towers twice or may have missed a project, etc.

But that's still an impressive number and definitely means Mumbai has one of the biggest booms in the world. And remember that these are only projects we know about; there are surely more out there that have yet to be discovered.

Yes, construction is booming in Mumbai.

If the number is correct and you add Thane and Navi Mumbai projects that should shoot up to near 500.

I have stopped tracking Mumbai projects because they are just too many.

The not so good looking building are actually in the suburbs meant for lower and middle income groups. Property rate in those buildings is around $30/50 per sq.ft plus it would also have low maintenance cost making it economically viable for them:)(Its even cheaper at booking) .Most of the above projects are underconstruction and others are waiting for the monsoon to get over.

The last couple updates have had some really interesting architecture. Most of the stuff posted earlier looked like rehashed designs from Miami in the 60's, but some of these newer ones are cool. Overwhelming number of them, though.

^ It really is. What you see is Hong Kong/Dubai style monotonous density mixed with some very cool and innovative looking projects.

Seeing some of these renderings reinforces to me the fact that American cities just ARE NOT thinking out of the box to the degree that they once were. Even developments considered innovative in American cities now just pale in comparison to some of these zany projects displayed above.

Residence Antilia is a 24-story high-rise residential building located in the heart of the city of Mumbai. The building program is divided into public and private spaces for the family and their guests. The building’s design is in direct response to unique programmatic elements and a desire to maximize the views around the site.

The building's shape consists of a series of continuous undulating surfaces both horizontal and vertical which helps to define each programmatic element while simultaneously unifying the composition. This undulating ribbon, or snake frame, serves as a secondary structure that transform the floor loads to the building core. The vertical surfaces of the frame are articulated with a steel lattice and contain a series of planter beds effectively transforming the facades into living green walls that will filter light and enhance the local micro climate of each level. It will be seen as a visual extension of the lush landscaping that surrounds the building, effectively creating an oasis in the sky.

Mumbai is becoming a very nice, modern city. I was there in November of last year and was surprised by how much construction was going on everywhere, not just downtown but in the northern suburbs near the airport as well.
The one thing Mumbai does need to do is rennovate Chattrapathi Shivaji International Airport, this airport is run-down and does not do the great city of Mumbai justice.
I think with Mumbai's beautiful location on the sea and it's tropical climate, it will become one of the greatest cities to visit as the new projects go up.
I can't wait to go back!!!

I have a new friend who lives in India. We are theoretical physics pen pals and enjoy discussing anything and everything to do with physics as well as engineering and construction. I would like to learn more about India, because I know it isn't a bunch of muddy grasslands with shoe-less kids playing football and old rusty trains with people clinging to it's sides - which is kind of what the typical American image of India is. Over 1/2 of these are in various states of construction. With the monsoon season now upon Mumbai, construction has virtually halted for the next few months.

Apart from only a handful, all of these towers have been approved

Why only residential towers? Given India's exploding economy you would also expect a huge boom in office skyscrapers.
There are office tower proposals on the works, including two supertalls that there is very little information on, but business seem to be content with large office blocks/campuses. However, the Dharavi slum redevelopment plans, of which we'll see renderings come out later this year, will feature office skyscrapers.

Really, only when Mumbai's infrastructure improves, we can see large scale skyscraper development. I'm certain that in the next couple years as the Mumbai metro, Bhandra-Worli Sealink, Transharbour Sealink, E-W freeway, etc. are completed that Mumbai will see skyscraper development.

Personally, I'm all for holding out for as long as possible. Simply put, Mumbai's land values are astronomical, and will only increase. Add that to the fact that India's economy is booming, and that, as Dale correctly observed, Mumbai's architecture continues to increase in quality and size... the longer commerical skyscrapers are not built means the taller and of higher-quality they will be when the dam does burst, so to speak.

And when it will burst, its gonna burst in a big way :D

Xenon looks interesting. Too bad it appears to be a tower in the park rather than a more urban setting (Mrine Drive?).
