This is really nice! Loving the variation in height and the look of the buildings

Yeah, nice little project there.

I always like the Riviera, though. Classic hotel. If converted to apartments, it would have been a great place to live.

A modest-sized billboard for a new condo and hotel on Burlington's waterfront had been up less than 24 hours, when project developer Charles Mady discovered there were more than 340 potential buyers lining up online to register for one of the 170 condos.

"This property is special," said the veteran developer. "How many places can you build directly on the water, but also be downtown?"

The $200-million Burlington Bridgewater (http://www.mady.com/developments/burlington-on-water/) project on Lakeshore Road, at the foot of Pearl Street, was officially launched Tuesday. It features two condo towers of 22 and seven storeys, an eight-storey hotel, 11,000-square-feet of retail, three levels of underground parking and an outdoor plaza that will connect to the waterfront trail.

It's hoped a sales centre will be up early next year and that ground will break late 2014. Condo units are expected to start at $500,000 and hit $3 million.

"We all expect this development to become Burlington's crown jewel," said Mady, CEO of Mady Development Corporation.

Negotiations are still going on with hotel operators, but Mady is committed to landing a four-star brand.

The project has been more than 20 years in the making and not without controversy.

The 1.68 site, in what has been designated the Old Lakeshore Road precinct, was once home to an ice cream shop and the Riviera hotel, which was built in 1964 and changed very little before it was demolished last year.

Next door is the Ascot Motel, and beside that Emma's Backporch and the Water Street Cooker that date back to the early 20th century as the Estaminet hotel.

Real estate investor Matt Jaecklein says people called him crazy when he started buying up the properties 20 years ago. Even Burlingtonians didn't see the value in their waterfront back then, he says.

But the Bridgewater has stalled a number of times over the years, largely due to the economic downturn and finding suitable developers and hotel partners.

"I had no trouble waiting until the time was right."

Jaecklein, principal in Mayrose-Tycon Group, says Windsor-based Mady is the right fit because he has a track record in building custom, mixed-use developments.

"It takes expertise and with a location like this, we needed someone with a different sensitivity from the condos going up in Toronto."

The city approved extra height and density for the development in 2006, in exchange for the hotel and retail, and for the commitment to maintain public access to the waterfront, said Mayor Rick Goldring.

"This will be a landmark building on our waterfront," he said. "It really will extend Spencer Smith Park east."

I like this project. My only concern was opening up the waterfront to public access there, but it looks like that will happen.

The owners of lake-view condos in 360 on Pearl must be ecstatic. :irked:

A Hamilton-based homebuilder is taking over the $210-million Bridgewater development project in downtown Burlington that features two condominiums and a hotel, including what will be considered a ‘landmark’ 22-storey structure in the city’s core.

Burlington resident Jeff Paikin, president of the New Horizon Development Group, told the Post today that his company is taking over the entire project from original developer Mady Development Corporation of Markham.

Jeff Paikin is building his new home — and those of about 150 of his neighbours.

Paikin, a partner in Hamilton-based New Horizon Development Group, bought a luxury waterfront condo last year in an ambitious proposed development in Burlington. It would be the perfect empty-nest home for him and his wife.

Then he got a call in January: did he want to build the project?

The original builder, Markham-based Mady Development Corporation, has run into financial problems with projects in Barrie, Markham, Scarborough and Waterloo.

Paikin took over Mady's position in a development partnership on the 0.7-hectare, block-long property between Elizabeth and Pearl streets just east of Brant. Plans call for a 22-storey condo tower, a seven-storey condo and a four-star Delta hotel. There will be a courtyard and small retail shops designed to allow for public access to the waterfront trail.

"The design is so fantastic and the location is probably the No. 1 location in all of Ontario, if not Canada, as a place to live."

The $210-million project has virtually all its approvals in place and about half the units have been sold, says Paikin. He expects construction will begin at the end of the year.

Prices start at about $400,000 and climb to about $3.5 million.

A stretch of Lakeshore Road is closed for the majority of this week as construction continues at the Bridgewater Development in downtown Burlington.

The road is closed in both directions from Elizabeth Street to Pearl Street for the week of Mar. 7 – 11.

Parking meters on Pine Street between the Elizabeth and Pine will not be in use to allow for two-way traffic as part of the detour.

The 22-storey, $210-million project on Burlington’s waterfront is expected to be complete by fall 2018.

This is changing the "feel" of Lakeshore already. It's weird to have more buildings on the lake side of the road, but it's also feeling like more of a city street now.

Good to see this nearing completion. Still lots of construction to happen on other sites in that part of town though.

I don't really care for the brown paneling and the greenish glass. I think this would have been more attractive with blue glass and dark grey panels... more complementary to the light grey on the base.
