Not necessarily It's a long term plan. I never saw anything that would stop it.

It would likely be used for entertainment companies, and there doesn't seem a slow down for that space.

I'm impressed with all the ongoing proposals in LA taking into account talk fo an urban exodus and economic forecasts. It could just be that the amount of wealth in LA's favored quarter is enough to keep that particular area economically viable.

SF has not scene any new highrise proposals that I'm aware of since the pandemic;

I would expect significant changes to the plan as it was drawn up in 2016. The property still remains in the hands of the Murdoch family, and it's primary value is still in real estate, but that plan to add more offices likely won't move forward any time soon given the type of companies they would have targeted at the time have all inked deals around town in pretty high-profile developments. The latest article on this is from 2019.

Speaking of 5411 Wilshire, the developer has put up a website with updated renderings. The project is now called The Mirabelle.

Looks like they've lowered the total amount of parking from 548 spaces to 477, and shrunk the parking podium. Compare these new renderings to the older ones:

The project looks much better as a result. This is gonna be beautiful!

I attended the virtual presentation/public forum and the developer mentioned that he expects that this will be one of the most 4 or 5 expensive buildings in LA. Not sure why that surprised me, but it did.

It's quite expensive for the relatively small size of its footprint I guess. So what do you think are the chances of this huge project being approved without major changes such as to the height, overall size, shape etc?

Love this project, that place will always be packed along with Circa. Prime real estate going vertical adding plenty of density to the chain of towers from DTLA. Another project across the streets needs approval and it's quite a bit taller I believe. I'm also itching for 925 S. Figueroa to get approval, or at least hear something about it, that's one of my favorite designs downtown.

Yea that'd be awesome. What's the status on 1045 Olive?

There are a lot of cool proposals in LA but they seems to just drop off the face of the planet and never be heard from again.

This isn't the correct thread, but Fig + Pico is a two-tower project (both hotels). The 42-story building will rise 529 feet, the 25-story 326 feet.

The twins look very close to top out. Pw, is it your impression that they are now a bit taller than the theme triangle towers across the street? If they are indeed 600' as some reports said, they should be (I believe the triangles are 571'). Some of the renderings made them look a bit shorter. The new tallest in CC & outside DTLA? Maybe. The latest 2020 World Almanac didn't even have them on the list of L.A. tall buildings above 500', even though buildings under construction are supposed to be listed. Even the city diagrams link on skyscrapers page doesn't give a height, although it does say 46 floors. Seems like the want to keep the final height a secret. Won't be a secret much longer. At 600' they would be as tall as the famous cylindrical Marina City towers in Chicago, which were one of the early pioneers of a concrete core structure back in the mid 1960s.

^ I believe they are sitting about 10 feet lower, elevation, wise. Ave of the Stars is kind of the crest of a hill, and the ground slopes downward when you go east and west of it. I believe the western direction slopes down a bit faster than going east. At least that's my experience working in Century Plaza Towers and walking over to the mall for about 2 years.

From that location it appears they are shorter, but maybe that is a perspective thing, since the theme triangles are closer from this viewpoint. Plus as colemonkee says, the hotel towers are at a slightly lower elevation. Maybe they will tie the triangles in height, but I'm still hoping for 600'. Still have a bit before top out. Keep the good pics coming. We ex-LA'ers and pandemic stay at homers rely on them. The pic you took of DTLA with snowy Mt. Baldy was worthy of a postcard :)

PS everybody wear a mask & be careful. The virus is everywhere but hopefully we are at or near the peak, and things will get better soon as they did in Italy, Spain, NYC etc.

Sooooo not sure when and how this happened so quickly but this apparently and quietly broke ground a month or 2 ago, i saw site prep I recall back in March I believe right when the virus was getting bad and its already peaking out of the ground.

The portion i saw under construction is sitting on the site where the 1st tower (21 floors) is supposed to go and whhat seems to be a portion of the low rise portion of the project. the Tower portion in the back ground , (Naturally) hasn't started yet and is still being used as a parking lot. For those not familiar, Long Beach is almost topped out with its new tallest building. THIS building however will be even taller than that one. So i'm not sure how quick Long Beach moves in the planning department but i think this was proposed no more than 2 years ago.

I Mean........ I know Long Beach likes to step in as a substitute filming location for movies and Tv shows set in Miami/South Florida, but copying what was once Miami's tallest building (https://en.wikipedia.org/wiki/Southeast_Financial_Center) for almost 3 decades and making it their new tallest is a new level :haha: I love it though!!! It's always been one of my favorite post modern buildings. Go Long Beach!!! Ill be sure to take pictures and give an update of the site next time I go to visit my family.

I visited NOHO West today, and it's actually a decent addition for that area.

Also, Van Nuys is doing a good job with infill lately, if anyone has noticed. Victory, Sherman Way, Vanowen etc are looking better with modern condos and townhouses.
This stuff is flying under the radar, but it's great for the long run.

Also Onni 7 story and 20 story highrise is under construction in Downtown LB. Total of 3 highrises currently rising there, hopefully more break ground soon.

So Long Beach is excluded from the CA Coastal Commission's ban on high rises along the CA coastline?

Correct. Long Beach is one of the cities with an LCP (Local Coastal Plan) to guide development "in partnership" with the Coastal Commission.

Once LCP is certified, it gives a local jurisdiction latitude in approving projects and makes approval less onerous and more predictable for applicants / architects, provided the Coastal Act principals are upheld. If a project is particularly heinous, or if the City sets a policy it does't like, Coastal Commission can step in.

Other cities with LCPs I have done projects in include Malibu, Santa Monica, Venice neighborhood of LA, San Diego and Laguna Beach. It generally works well.

I thought they already discovered these same fault lines years ago and that's why the original plan was cancelled and the new towers had their footprints shifted.

Isn’t the safest for skyscrapers to be built on top of the fault lines? Since waves increase in power the farther they move out from the epicenter?? In SD they built these twin towers above a fault line and the ground floor park space is even called Fault Line Park with an art installation showing where the line runs through

Great to see Downtown Long Beach hitting its stride. It's been a while since I've been down there. When this whole COVID mess is over I'm going to make it a point to visit the downtown area. So much potential with Downtown Long Beach.

^^^ Yeah I advise everyone to take a trip down. It looks drastically different than it did even 5 years ago. A friend of mine moved downtown 2 months ago, and to hear him compare it to Brooklyn was kinda interesting, he's from NYC. A few micro breweries have opened up downtown along Broadway, cider houses, new trendy spots. However, I do fear that Covid will upend all of the progress. Here's hoping it doesn't. Long Beach has soooooo much potential to be a solid 3rd city of So-Cal. IF the Angel Stadium relocation was real, I think THAT would have been enough to make Long Beach something it drastically needs to be, a major city center. No reason for it not to be when its nearly the same size as Atlanta plus or minus 20k people.

The only thing Long Beach needs is a new airport. Maybe built off shore by the breakwater where the water is still shallowish. a new second international airport is what the LA area needs since Bob hope, Long Beachs current, Ontario and John Wayne have no chance of expanding ever. Maybe sell the old airport to Disney for 2 new parks. A man can dream.

I never realized how nice Long Beach was, people don’t really talk about it.. at least not here in San Diego. It’s mostly just to Los Angeles and back with maybe a pit stop in Anaheim or Irvine for food. But I first explored Long Beach when I started dancing at Hamburger Mary’s in 2017, haven’t been back since though. Downtown has some beautiful architecture, not as much as LA but there’s a few gems. It almost feels like San Diego with its walkability to restaurants, shops, and bars and both having a nice waterfront

I agree it feels like a mini San Diego. For a medium size coastal city, it has one of the cleanest downtowns I've ever seen as well.

Its so underrated, and it gets swallowed up by LA. Most people don't know what's there. It has a decent amount to walkable districts outside of downtown too.
Chrisla is very knowledgeable about Long Beach, if he's still around.

Urbanize LA/Curbed LA (before it died) has nice updates of whats happening there.

they look like the tallest from the 405 for sure I believe they are supposed to be 600' tall, which is about 30' taller than the triangle twins across the street. Do they still raise a tree and flag at topping out ceremonies? Why a tree? Will both of the towers get a topping out ceremony, or just one?

Am i going to be out of place by saying it looks like it belongs on the Vegas Strip ? like its a new casino/hotel, especially the 3rd and 4th pics. Not saying its necessarily a bad thing, i actually like it a lot and surprised by how quickly this thing sprung up.

Century Plaza Towers are having a great impact on any CC skyline angle now.
Btw, I noticed the new Barrington Plaza is up to 10 floors or so.

Also, most of West LA/Santa Monica appears the same, just quieter. I was expecting a much more dire/depressing scene over there, going off simiiar forums. I haven't been to those areas since March, but they seem to be surviving to me.

Totally agree that the new Century Twin Towers are coming along beautifully and will add to the dynamic Century City. Also like the new bridge. What a bold statement.

I was watching a real estate youtube video on a highrise apartment on Wilshire Blvd. The views are of Century City and fairly recently. Looks like the twin towers are taller than the other twin towers. I hope this link works.

This one seems to be a good 3-4 floors from topping out (including the crown) its already made a huge impact on the skyline. You can even see it from the 405 when going south past the 710. They've also already installed a lot of the glass on the bottom half and it looks close enough to the rendering.

Seems the parking lots will be staying for a very long time before they build up the retail/housing components of this project as it makes no sense to cement over the dirt just to spend millions and many months tearing it up again.

A lot of the lots on the northern end are going to stay surface lots. Even there they didn't plant their trees despite being a more permanent spot.
The southern half (south of the Lake) was planned for office, retail, maybe some residential.
What is not shown is the eastern half that is still dirt. I think that is mostly residential. Makes sense to build there first since housing is more desired and selling high. Isn't retail and office, at least for now, DEAD?
Sucks that the stadium is opening at this virus time. They were expecting $400Million a year from the NFL tickets, parking fees, concert events, food sales, etc. That interest on the loans aint paying for themselves.

What would I do ? I would just leave it as asphalt parking lot, make money as a parking, until you can figure out if building retail and office is the best thing. If residential takes off, might be better to just do residential with limited retail.
PArking would generate enough to just uproot trees and tear up the asphalt. I doubt they used much concrete there, esp if temporary.

It makes way more sense to make tons of money off of parking in the meantime rather than keeping it a dirt lot, regardless of the timing of the ancillary components.

No. They dug up everything and started over. The current google map image shows it before the parking lots were constructed.

Not that odd. I think that most of the housing starts a few years from now. I don't think that they've updated the schedule recently, but my recollection was that the entire buildout was at least 10 years, so at least 7 more to go.

Target seems to be going on a expansion craze lately. But its weird because most of their focus is north of the 10. Downtown Long Beach has 2 big empty spaces (well now one since the other was just leased to a cheap grocery store) in the heart of downtown and yet they still wont move down there, even as the population has increased significantly.

Looks like they took control of the project? Still pretty mediocre in terms of design, but at least it is tall. Also the new version has 20 more units, which is definitely a win.

Oh wow, it looks like they have indeed started on that. While I loved the garishness of the crown on the original design, I loathed the rest of the tower. The revised proposal is more subdued, but not necessarily great. I like the massing better, and this is the perfect place for more density like that, and the height will give a new peak to the immediate area.

Whoa, that looks taller. Hope they are still doing the hotel. Koreatown is really turning into a dense, bustling neighborhood outside of downtown. The purple line extension will do wonders for it. Also, wish that the city or some non profit would step up and buy some remaining parcels in Koreatown for a big park (Library one doesn't cut it). Next to Basil's church seems like a good spot or the LADWP owned lot on 6th and Normandie/Mariposa

Of the finalists I think they made the right decision. The other finalist entries relied heavily on ultra futurist, Googie reminiscent designs like LAX as inspiration for the entire city as a template.

That said, for a city as large as LA there is room for more than just one style.

I work on Crenshaw blvd currently, the section where the Crenshaw line is oddly above ground, the city came in about 2 weeks ago and replaced all of those ugly slop concrete street lights with very plain and simple black metal street lights. An upgrade but still very boring and "Mass produced". I wish the city would have at least waited for these to install.

I agree. Some of the more futuristic designs were eye-catching, but their ubiquity would've been too much. Street lighting ultimately is, and should be, more utilitarian.

I’m not a fan either, it looks like they just added a smaller looped light at the bottom of the current boring streetlights and painted the whole thing green. I honestly don’t see the inspiration from historic streetlights except for the fact that it’s green, some more ornamentation or shapes resembling the historic lights would’ve been nice. The historic streetlights are heavily ornamented and give off a vibe. The boring ones give a dystopian feel.

^ The whimsical design is a clear nod to Art Nouveau style, minus the lack of ornamentation. It's simple and utilitarian (e.g. functional), yet more graceful and elegant than what we currently have thanks to the slenderness and green paint. I'm personally glad (and pleasantly surprised) that they went with something more classic looking.

Here were the runners-up. First and third are visual overkill IMO; second one would've been a good choice as well.

Looks like they are still working on the top floors, but very close to topping out. They do look like the tallest in CC taking the title from the triangle twins across the street. 600'. Impressive. Thanks for posting update.

Btw, the 15-17 story apt building in the Miracle Mile (Wilshire/La Jolla) is now 3-4 stories up now. I forgot about that one. That stretch needs some work, but I'm optimistic about it's future when these developments are done and people have moved in. It's dead at the moment (but that could be more covid related)

I think the Gateway Tower in Long Beach has finally topped out, its already very massive in the skyline, from the 405 it looks 3-4 floors taller than the world trade center which is odd since its only supposed to be 10 feet taller than the trade center. Almost feels like they were at a good pace, a floor every 5 days, that they decided to just keep going haha I know that's not likely but it is massive, Everyone knows i have no idea on how to post pictures here, maybe i can get a little help from somebody ?

They complement the Century Plaza Hotel nicely, which thank goodness, was spared from the wrecking ball.

Century City is still a soulless corporate wasteland though. There's very little that can be done to change that, but these towers are a great addition to the skyline and add some residential density nearby jobs and a forthcoming subway station.

Looks like there's a new 6 story apartment building that's started not far from that new Holland skyscraper. Haven't seen it on here or Urbanize. Anybody know if LABDS has renderings? It's not on the architect's website. 707 S. Berendo. Parking is subterranean which is nice.
