I like the townhomes there. Those are pretty dense and reasonably priced. Farther up are the expensive and unnecessarily large homes with 5-7 bedrooms. The parks there are really nice though. What is a real waste of land is in Glendora where there's a development of single family homes on one acre lots, right next to Rosedale. The two communities don't connect. You can see these being built here.

Here is one of the last plots of land in Rosedale, right next to the gold line station. I'd like to see something denser with retail mixed in but that probably won't happen.

Lucas apparently had a couple of stipulations: that his museum be in a high profile location, and that it be near other museums. So that probably leaves only Expo Park and Museum Row, but I wouldn't be against booting Related from Grand Ave in favor of this.

I actually think (if he actually taps LA) that he will avoid expo park. Yeah its nice and the area has cleaned up a lot and the coliseum and museums are being upgraded now and in the future. But at the end of the day, the surrounding area is still far from prime/prestige, space shuttle or not.

He's going to either push the city to help him get a museum at museum row, which I wouldn't mind at all, or he's going to push it downtown. As long as he avoids Hollywood. I mean I love that Hollywood is going through a DRAMATIC transformation, to say the least, but with all of the other gimmicky touristy garbage, hes better off at museum row or the grand ave project.

Well done! I'm glad that they've found a way to increase housing density by the Gold Line station while keeping the Peabody Werden House, at least in a nearby location.

From the latest news it sounds like Lucas is fed up with the whole thing and just wants to get the damn thing built before he dies. So in that respect Expo Park might be the preferred spot. Or possibly the second Grand Ave Project plot bounded by Olive, Hill, 1st, and 2nd. If left to their own devices it's unlikely Related will break ground on that parcel before 2050.

Here in Chicago, the Lucas museum has been nonsense. The whole reason why it's not being built here is because of a NIMBY group called 'Friend's of the Park' wanted to essentially keep the site where the Lucas museum was set to rise a parking lot that Bears fans use to tailgate.

His demands are too high. This is not exactly landing David Geffen's collection. This talk of what city is going to have the privilege to land the George Lucas Museum is just weird. That it would be across legit places like MOCA and Broad is a huge mistake if the city were to allow that. We're talking Normal Rockwell paintings and sci-fi fantasy art. How much appeal is that really going to have? It's a nerd collection of memorabilia.

You're right, the collection is underwhelming. However, it could still be a worthwhile museum if the temporary exhibitions are good and it comes housed in an architecturally distinctive building.

ETA: Also, it's important to remember that the collection can grow and improve over time provided it is given a large enough endowment. Aside from the initial endowment who knows how much more Lucas will leave the museum after his passing?

^ although I don't like getting too involved in what ifs or why nots....since it's exasperating enough when even a proj that seems like a sure thing ends up being cancelled at the last minute.....the lucas museum does interest me due to its potential.

however, as you've described his art collection, that aspect of the museum does make me uneasy. Some of that is cuz I don't know exactly what it consists of or how it will be presented. It's also what they call middle brow type of stuff, or hollywood type of stuff. But I don't want to be a snob about that & say such things won't appeal to a lot of the public & therefore won't greatly enhance LA.

It will be better to have a niche museum like the Lucas than to not have it, just as it's better....& long overdue....to have the Oscar ppl finally building their museum at Wilshire & fairfax devoted to motion pictures.

After looking at their website, I'm surprised Lucas thought his museum would be a good fit in the midwest. The museum's mission statement makes it sound like it would lend itself better in the context of LA or hollywood. I can imagine more ppl....inc tourists.....feeling a visit to that type of museum is more relevant when it's in close proximity to show business instead of something like wrigley field & Lake michigan or even the golden gate bridge & silicon valley.

It would be more revelevant to the Hollywood Strip as something that appeals directly to that tourist crowd that come to LA and wants something to complement their visit to the Walk of fame and Universal Hollywood tours. Anywhere else, it doesn’t make sense. It's one of those things that work as an exhibit that runs for 2 weeks at LACMA in those summer days they decide to loosen up and embrace the kitsch, but not as a full functioning museum.

Does anyone even know what a museum of “narrative art” is? Well, I guess it’s got a wiki entry, so that legitimizes it, I guess? A lot of art is narrative. Basically Lucas contrived the theme so he can put the whole hodgepodge of his movie poster, Americana, pre-Raphaelite, all this shit on display with no tangible theme and no actual relation to each other. The Academy actually has a tangible theme: movies. But even they are having difficulty figuring out what their museum is going to be.

The fact that he wanted it in the Presidio! And then in the middle of the park in lakefront Chicago! That is hubris.

I wouldn't discount the "nerds" just yet. Comic con alone attracts millions and its crazy how many of them are star wars fanatics. Having a solid Star Wars/Lucas foothold in any city will attract a lot of people from around the world. I know grown men that are salivating at Disneyland getting a star wars land. I'm either way on the topic. If it comes, awesome. If it doesn't, oh well.

But keep in mind that last year LA saw 45.5 million tourists from around the world ( near 5% increase year over year). Those numbers aren't including the spill over from the OC and San Diego. With our tourist attractions already being filled to the max, maybe we shouldn't turn our noses up at potential new ones....No matter how "nerdy", childish or gimmicky they may be.

And also don't forget. Wherever its placed, the surrounding museums, if it were to be happen and be placed near other museums, will without a doubt will receive extra attention which is always good.

I heard from an employee that the Piano bar in Hollywood will be shuttered at the end of the week for a hotel. The Dream Hotel is under construction next door and already has a hole in the ground in the space between Piano Bar and the 10 story portion of the hotel. My question is; is this a new hotel project on the space of Piano Bar and if so, what is it, or is this the Dream Hotel taking over more space?

CSUSB Palm Desert Campus to Expand

That is if a master plan unveiled by the university is approved by the board of trustees. "We are planning to build out for eight-thousand students, including resident halls some more classroom buildings, some administrative offices and some athletic fields, it's going to be like a real campus here very shortly," campus dean Sharon Brown-Welty said. If approved, the campus would be so big, it would allow the university to support and additional 7,000 full-time students.

Some of the new features will include a library, student housing, at least nine more academic buildings, athletic fields and so much more. The expansion is all in an effort to establish California State University, Palm Desert as an independent Cal State University campus. "The goal is that this university is the first choice for our Coachella Valley students, when they are considering a four-year university,” Brown-Welty said. University officials are hoping that having a campus in the valley can attract more students to stay in the valley to get their education," she added.

Locals will always talk about how ghetto and hopeless Panorama City is. They don't realize how much potential there is in their community with rail coming in hopefully by like 2030, the redevelopment of auto oriented commercial sites and cool stuff like this re-use project. It'll be a nice decent sized lower-moderate income neighborhood in 20 years.

In a lot of LA and surrounding cities the standard R1 lot is 6,000 sq. ft. 50x135. Up to 4 units should be allowed on one of these. Could be a small lot subdivision, a fourplex like the old boilerpan apartments that are very common in South LA and near the miracle mile, or maybe 4 story flats. Also only 1 parking space should be required per unit regardless of size and set backs should be 15 ft. instead of 30 which I think is the current setback for R1 but I'm not sure. This way we could encourage a larger shared backyard the tennants/condo owners of these could use.

Its like some community leaders rather have their communities be dirty, rundown, trashy dumps and fight any development. At my old place in Bellflower, there was a proposal for a 4 story mixed use residential project on top of an abandoned strip mall ( that only had a stand alone Sizzler on the corner). The community protested saying that the increase in traffic would be too much and the "gentrification" would destroy the middle class neighborhood. :koko: They won the fight somehow.

Just google maps the intersection of Woodruff and Artesia. Tell me how is that abandoned Strip mall with the stand alone Sizzler some how serving the community any better?????? :hell:

I've heard this said before. Gentrifcation isn't a problem if you build enough housing for everyone moving in. That way nobody has to be displaced which is what the actual problem is. By opposing this development Goodman is really only hurting his community.

Here's my take:

Theres two levels of affordability to consider: local and regional.

New housing ALWAYS lowers prices on the margin at the regional level.

But new housing can actually raise prices at the local level by supplying new amenities to a neighborhood which shifts the demand curve to the right. However, this effect is decreasing to scale (demand curves slope down) which means more housing past a certain point will lower prices at the local level.

So the answer is to just build more damn housing and keep building it.

Santa Monica doesn't even have any high rises proposed except that building at 4th/Arizona which is a stale proposal at this point and will probably never happen. It should though. Santa Monica has the potential for a pretty good skyline but new mixed use downtown seems to have a 5 story limit for the most part.

Also, a building was razed on the corner of Vermont and James M Wood and the site looks like it's being prepped for something new. Anyone have info on that, too?

And I'm blown away by what's becoming of Westlake/MacArthur Park. Developments are pushing in from both east and west. Even some high-rises.

One day, the city will clean up the park in the same way they did Echo Park lake, and this neighborhood will be one of the jewels of the city.

I assure you, it is. The route is part of the greater Sepulveda Pass Transit Corridor, which is pretty much guaranteed to be rail (HRT or LRT). Whatever ends up running underneath the Santa Monica Mountains -- and it sure as hell won't be BRT -- will also be traveling below Van Nuys Blvd.

I think that a large portion of Van Nuys Blvd should be subway (from roughly Parthenia to the Orange Line) due to heavy traffic and many cross streets. This is already a heavily populated area, and you can add even a greater mix of market rate, moderate, and low income housing. This can be done in a variety of structures, from high rise, to 7-story wood frame, to attached town homes. Lots of potential to truly make Van Nuys the heart of the Valley as it claims to be.

Such a waste of space. There could still be a grocery store there, just raze what's there and build a mixed use development with retail at the base.

Google Toronto and see what they have built around their metro stations over the last 20 years, while maintaining the character in their single family home neighborhoods. The Red, Purple, Blue and Expo lines have tons of opportunity. Keep building denser along transit lines and stop building apartments in neighborhoods that weren't designed to handle the additional people/cars!

Whether it be HRT or LRT, it's going to be an enormous expense to the tune of $13-17 billion. As even the LRT would have to run mostly below-grade, the cost savings are marginal when all is said and done.

Yeah we need a lot more pocket parks, but in this case, I side with the owner. Its their property, they can do what they want. And right now we need the density, especially that close to a metro station.

To be fair, if the owner wanted to build a parking structure instead, you'd be singing a different tune.

But I have to admit initially, my reaction was just like those people complaining because they're right. There's hardly any greenspace in the area which is why that small green space is so highly thought of. But then, I remembered that specific green space isn't really used as a park. It's mostly used as a skate park and doesn't really fulfill what a park actually does. It just looks/feels like greenspace when one drives/walks by it when in reality it's underutilized greenspace.

This reaction simply shows how desperate this area is for any greenspace. I remember that one fake park development sign posted on Vermont/Wilshire a few years ago before the Vermont was built. It got locals pretty excited for the project because everyone wants park space.

It seems the urbanize comment section is starting to be invaded by NIMBYs. The other day I commented on the post about the 5 story mixed use building on Franklin, saying that Franklin should have bike lanes. Then this guy who I've seen commenting on NIMBY City Watch articles wrote like a 5 paragraph response about how that will congest the roads, and public transportation is too expensive and a bad idea, and how he hates Garcetti.

The other day I commented on the post about the 5 story mixed use building on Franklin, saying that Franklin should have bike lanes. Then this guy who I've seen commenting on NIMBY City Watch articles wrote like a 5 paragraph response about how that will congest the roads, and public transportation is too expensive and a bad idea, and how he hates Garcetti.

To be fair, if the owner wanted to build a parking structure instead, you'd be singing a different tune.

I didn't whine when Joes parking built that parking garage across the street from Metropolis. All I asked was that they were considerate and put ground floor retail, which was their initial plan. Not sure what in the hell happened with that.

If you really wanted to predict my responses.

(Scenarios)

Empty plot of land for sale, developer buys it and proposes a parking garage only, THEN I MIGHT cause a commotion.

Current owner of property is adding a parking garage, which literally happens all of the time in this city, what can you do ? its their property.

But in this current situation, adding a parking garage in the front of this building would be an all around bad business decision and pretty common sense, from a business stand point, on what NOT to do. So that argument is void.

Best example. There is a house across the street from my apartment building. Its literally the ONLY house on the entire street and it has a huge front yard. Should that homeowner be forced to open their front yard to the neighborhood because of a lack of parks ????? NO!

Great news, it looks like the two hotel project planned for Hill and Colorado adjacent to PCC is going to move forward!

Best of all, sounds like they're going to keep the small historical showroom building on the corner of the property.

Incredibly excited about this project, which will replace a surface parking lot and a collection of derelict structures with much needed housing and street fronting retail. And based on the renderings the design isn't half bad.

For those who don't know, there is also a new OSH store set to break ground this year directly across Hollywood Blvd between Edgemont and Kenmore, which will involve demolition of the long abandoned Cordon's Market and the recently vacated children's dentistry practice beside it. Parking will be underground and it looks to be zero lot line construction with an urban character.

Keep an eye on this Thai Town/ Little Armenia stretch of Hollywood and Sunset. It will look very different in ten years.

I was in Pasadena last week. There's a fair amount of housing going up. Pasadena just has an amazing downtown with transit, good parks, cool old buildings, good retail etc. The only thing that really needs to be improved is the bicycle infrastructure. Not a lot of bike lanes there right now

That is coming as well.. They will be getting the second leg of our bike share next year, same system as DTLA

Where would Balmer find any space for a stadium in the Westside? And even if he does, good fucking luck against the NIMBYs.
