This sold for $20,127,000 to First Avenue Investment Council, which is the overhead corporation for Emblem Developments, the developer of 1 Jarvis. I’d say it’s suddenly a lot more likely to get built.

Did they also purchase the small house in between this development? It seems they have a dumpster outside the building, which I thought may be demo.

What is with JvND?? This marks the second time he's proposed something unique and ambitious in Hamilton only to sell the land. I don't think he's ever started, let alone completed, a project, am I right?

Also do you have a source for that sale?

I mean it's not a terrible strategy, there are lots of developers in Toronto that do the same thing. They do the work of securing development rights then sell to a developer who is more focused on actually building.

I can understand that if they had done the heavy lifting on securing more desirable permissions (ie higher density zoning) like they had done on James N, but I don't think they did any of that here, did they? They sold it with the same zoning they bought it with, but started putting together plans in the meantime, where's the strategy in that?

I suspect that house will sell, they are probably just waiting for a high price. But I wish it wouldn't. I think it would be way cooler for that house to remain for a hundred more years, it would make the block more interesting than if it were 100% new build

That's actually a good point. It could be fixed up one day and made into a cool bar or commercial spot. I assumed the Chinese association doesn't actually exist there anymore.

Damn. Those renders did not have a common 7 floor podium. I'm never really a fan of these huge podiums, I find they take away from the street level appeal.You don't see them in literally any other city in the world.
