The old CN Rail station has been sold and will be converted into a pub/restaurant. I always wanted to do that...

Down quite a bit I think. To be honest I haven't been looking at prices for a while, but I'm going to guess they're down about 25% or so.
Rental prices are still extreme, but they'll be going down soon because there are sooooooooo many vacant condos that people tried to make a quick buck on.
For example, MiraVista is like 400 or something units in downtown West Kelowna, and from friends who live there, like 50-75% are vacant.
Also, the big condo development near my house is on hold. So far they have the 300-350 unit 6 story building done, but that thing is even emptier than MiraVista.

Housing starts off 92 per cent in 2009

A slump in the multi-family development market has contributed to a major slide in new home construction in the Central Okanagan.

April figures provided by Canada Mortgage and Housing Corporation show housing starts in Kelowna fell 88% compared to the same month in 2008.

Last month, housing starts totaled 29 single detached homes. In April of 2008, 80 single detached and 169 multi-family homes were started.

Over the first four months of the year, housing starts in the Central Okanagan are off 92% from the first four months of 2008.

So far, 101 housing starts have been recorded in 2009, compared to more than 1,200 a year ago.

"Reduced demand in combination with rising inventories of completed and unsold new home have led to fewer housing starts this year," says CMHC Markey Analyst, Paul Fabri.

"Builders are also facing much stronger price competition from a well supplied existing home market. Looking ahead, expect Kelowna new home construction to moderate from the record levels of the past few years."

Fabri says home buyers can continue to expect to see lower prices, favourable interest rates and a good selection of new and existing homes in 2009.

Across the region, housing starts in Penticton over the first four months of 2009 fell off 64%, Vernon 45% and Kamloops 42%.

^ It's obviously the popular investment & recreation areas that are hit most.

2-3 years ago my realtor friend in lake country was getting half a dozen phone calls a day from Albertans looking to buy. Now she's getting calls from Albertans desperate to sell. Of course most of the sellers still want to turn a profit on a place they bought at inflated values. Idiots.

That, and they're canceling events, and people want the Knox Mountain Hill Climb to go. It's just not a fun city. It feels like the only accepted activities are hiking and golf.

Well Wakefest was supposed to go on again, but under a new name and management, but that was nixed. The Regatta from a couple years ago is gone... stuff like that.

What are the chances of this happening though? Kelowna has a glut of new apartments at the moment.
