Very nice and great news. So are we looking at the potential for two supertalls since his Villa Magna project includes 2 towers. If so, two towers as twins, at 1,044 ft is great!

Is Norman Foster Designing The 1,049-Foot Supertall At 1201 Brickell Bay Drive?

Yesterday, a TNM article that included a rendering of the old Villa Magna project once planned for the site prompted this anonymous comment:

That is an old design. The new design by Foster and Partners is much more architecturally appealing.


A Linkedin profile of an architectural assistant who started work at Foster and Partners in 2015 includes the following job responsibility:

After Supertall Approved, Developers Of 1201 Brickell Bay Drive Get Mortgage

TWJ 1201, LLC, the owner of the property, was granted a $20 million mortgage from Wells Fargo. The financing is in addition to a previously issued $25 million loan from the same bank, bringing the total to $45 million.

The paperwork was signed on August 30 by Tibor Hollo in Miami-Dade, and by Drew McCourt in Los Angeles. Both are listed as authorized members of the managing partners of TWJ 1201.

Revealed: ‘Iconic’ Towers Designed By Foster At 1201 Brickell Bay Drive

MIAMI, FL, November 1 –– The partnership developing The Towers by Foster + Partners at 1201 Brickell Bay Drive, the last waterfront development site in Miami’s Brickell neighborhood, has filed a plan for the 2.5-acre property with the city’s Planning and Zoning Department that proposes two towers designed by Foster + Partners, one of the most storied architectural practices in the world. The Towers by Foster + Partners makes major improvements to the currently approved plans for the site while reducing the project’s overall density and intensity and aligning the design with the guiding principles of the City of Miami’s Miami 21 zoning code, which promotes a more holistic and well-balanced approach to urban planning in Miami.

The design includes two elegant and slender interconnected towers featuring 660 total residences, a 16% reduction from the previous plan’s 787 residences, together with a reduction in the overall FLR. Reaching 1,049 feet at its highest point, the maximum allowed under the city’s revised height regulations, The Towers by Foster + Partners has already received Federal Aviation Administration approval, the fifth development project in Miami to receive approval for a height of 1,049 feet. Each of these projects would become, upon completion, the tallest structure on the East Coast south of New York City and further establishing Miami as a global gateway city.

Foster + Partners is led by the Manchester, England-born Norman Foster, 81, who has received every major accolade in architecture, including the coveted Pritzker Prize, Royal Gold Medal for Architecture and the American Institute of Architects Gold Medal. Foster was knighted by the Queen of England in 1990 and given the title of Lord Foster of Thames Bank in 1999. Seminal Foster works include the restoration of Berlin’s historic Reichstag, the famed Hearst Tower and the luxury residences at 551 West 21 st Street in New York City and a slew of London landmarks including the Millennium Bridge, 30 St. Mary Axe (“The Gherkin” tower), the new Wembley Stadium and London City Hall. In addition, Foster + Partners recently completed Miami Beach’s Faena House residences.

“The design of these high-rise towers frees up space on the ground to create a pedestrian plaza, with shops, restaurants and art galleries that will serve the local community as well as the new residents in the tower,” said Lord Norman Foster, Chairman and Founder of Foster + Partners. “The base of the building continues the axis of SE 12 th Terrace, drawing life back to the bay. It is a civic response to the city’s enlightened vision, and will make an important contribution to Miami’s public spaces.”

While the Foster Towers will be a soaring and distinctive landmark on the Miami skyline, its contributions will also be positively felt at the neighborhood level. A significant portion of the parking has been moved underground, eliminating the blocky, monolithic parking podium that has become mainstream in all Miami high-rises and allowing the architecture to meet the street and interact with its surroundings, a major priority of Miami 21. The stepping back and thinning of the towers and base will preserve more view corridors and allow for natural light and air to permeate the surrounding blocks.

A major hallmark of the project is the 56,800 square feet of publicly accessible open space, including a signature through-block arcade that intersects the towers, extending SE 12 th Terrace to the waterfront, opening up a direct vista from Brickell Avenue to Biscayne Bay and increasing pedestrian access to the waterfront. Additional improvements include new plazas and active retail uses as well as enhancements to the site’s portion of the 7-mile baywalk that connects the Brickell, Downtown and Edgewater neighborhoods.

The development team, a partnership of Florida East Coast Realty, Corigin Real Estate Group, McCourt Global Properties, applied to the city’s Planning and Zoning Department for a modification to the Major-Use Special Permit (MUSP) it was granted for the current approved plans. A timetable for groundbreaking and launch of sales has not been finalized.

I like it for the waterfront. It reminds me in a way of this Foster design for the WTC...

A formidable design by Fosters + Partners. Tibor Hollo would definitely cement his legacy with a twin tower development of this caliber.

I think this, and the u/c 1000 Museum are epic designs. This is a winner. See, Miami has good designs. I know people knock the place because of condo towers that all look the same, but there are gems every once in awhile. Not to mention 12 supertalls in the pipeline. 2nd most after NYC. Pipeline that is. Now if half of those were to rise, that would be great. 2020 here we come!

Nevermind. I found a rendering stating it was a foster design for this tower in Miami, but the tower is actually in SF.

SF does not equal Miami.

Unless they used the backdrop for Miami as the bay area? Either way, disregard.

One of the best this boom cycle. 1000 Museum, u/c is epic. Echo Brickell as well, also, u/c.

Foster’s Plan For Retail Arcade Topped By 81-Story Towers On Brickell Bay Drive

Preliminary plans for an 80 and 81-story project called The Towers by Foster and Partners have been obtained by TNM.

At ground level, the architect has designed a retail arcade between the two towers, which will allow pedestrians to pass through glass-enclosed retail and restaurants towards the baywalk. In total, there is 17,920 square feet of retail, restaurant and cafe space.

The architect is proposing three basement levels of underground parking, going as deep as 17 feet below sea level. A podium on levels 2 through 11 (above the retail space) also appears to have parking lined with residential, for a total of 771 spaces.

All of the floors above level 14 are either residences or amenities. The towers will be intermittently attached with a “residential bridge” every 5-7 levels. The proposal includes 660 units, half the 1,250 units allowed by zoning.

There are six levels of amenity spaces, perhaps the most of any condo project in Miami. Levels 12, 13, 48, 49, 72 and 73 are devoted to amenities.

The south tower will be slightly taller at 81 stories (1,049 feet above sea level,) with the north tower at 80 stories.
