This looks like a great development. It is nice to see cities engaging their waterfronts to create more open space.

"bjarke ingels group (BIG) and james corner field operations have responded to community feedback following first looks at their ‘river ring’ waterfront proposal in williamsburg. the new york city council has approved a revised plan which will now include 263 units of affordable housing out of 1,050 units overall. these affordable units will feature the same design and amenities as those at market rate. in addition, 150 new affordable units will be designated for seniors.

developed by two trees management, the project is sited along the east river and seeks to introduce a new model for urban waterfront resiliency and transform the way new yorkers interact with the water. the masterplan’s most significant physical update since its last iteration in 2019 involves the redesign of its two gently sloping towers. while the BIG-designed towers were initially planned to rise to a height of 600 feet and 650 feet, they will now measure 710 feet and 560 feet. the structures will offer a mix of uses vital to the williamsburg community — not just housing, but also community space, local retail and offices..."

The proposed 270-foot-tall development will yield 96,543 square feet, with 93,945 square feet designated for residential space and 2,507 square feet for ground-floor commercial space. The building will have 51 residences, most likely condos based on the average unit scope of 1,842 square feet. The concrete-based structure will also have a cellar. Previous permits filed in 2019 called for a 22-story building with a smaller footprint and 41 residences.

Hill West Architects is listed as the architect of record.

Demolition permits were filed in 2019 and the low-rise on the site was recently vacated. An estimated completion date has not been announced.

C3D Architecture is listed as the architect of record.

Demolition permits were filed in August for the eight-story building on the site. An estimated completion date has not been announced.

Renderings have been revealed for 185 East 109th Street, a 17-story residential building in East Harlem. Designed by S. Weider Architects, the structure will yield 101 apartments and an assortment of health and wellness amenities. While not confirmed, the building will reportedly debut as a rental property.

The development site is located on the corner of East 109th Street and Third Avenue and will replace a low-rise auto repair shop. Demolition permits for the auto shop were filed in September 2021, but it is unclear when the new building is expected to debut.

Renderings illustrate a façade comprised of a varying mix of pale and dark gray cladding with oversized, industrial-style windows. As the building rises, its envelope will peel back to reveal a central vertical volume, as if sprouting from within.

Grubb Properties is developing a tower at 25-01 Queens Plaza North in Long Island City, Queens. The property is replacing a 2-story commercial building that includes a stairwell and bridge to the Queensboro Plaza subway stop, serving the 7, N, and W trains. The developer, working with Handel Architects, has submitted a request to increase the height on the building from a 17-story mixed used development to a 27-story mixed used development in exchange for improvements to the pedestrian bridge serving the subway. The pedestrian bridge would be widened with Grubb Properties installing an elevator to improve access.

Robert De Niro's Wildflower Studios in Astoria Queens.

The project is backed by Manhattan-based real estate developer Wildflower, alongside New York-born De Niro and the actor's long-time collaborator, producer Jane Rosenthal. De Niro's son Raphael, a real estate broker, is also involved in the project, having presented plans to New York's Department of City Planning at a hearing last June.

^The thing that throws this one off more me is the cladding treatment at the floor slab which essentially reads, at least for me, as an exposed floor slab, which is ubiquitous with cheep construction methods.

That new building by Queensboro Plaza looks really nice. Looking forward to it replacing what's there. Also, I live near Astoria Park, a few blocks from De Niro's Wildflower Studios. It will be very interesting to see what effect it has on the area surrounding it, which is mostly warehouses, a Lidl grocery store, the brewery and tasting room for SingleCut Beersmiths and of course the Steinway factory. I could see an Astoria North ferry stop in the future if it's not already part of the plans. The planned waterfront esplanade looks great as well.
