There's new signage wrapping the Frank & Seder building displaying the latest tower renderings. The previous signage displayed the doomed renovation proposal.

The latest info from Oxford says they hope to start construction in the 2nd quarter of next year. If that is to be taken literally, demolition of the existing building would be complete by then. Maybe we'll see some demolition by Christmas. It could be a double demo in that part of town if it is pushed into 2015 with the old Saks Fifth Avenue on the docket for demolition as well.

Hopefully this means they are far along in negotiations with an anchor tenant. I can't imaging who though.

This is a bit confusing. Your Reference still states 20 Stories. Is there another document from Oxford that indicates 29. What is the "approved" height.

It said 29 a few days ago... but alas... now it's saying 20.

I do believe the sq footage has been increased to 521k, however.

For Oxford Development Co., size apparently does matter, at least when trying to build a new Downtown office tower.

Oxford is considering increasing the number of floors in its proposed 350 Fifth Avenue skyscraper on Smithfield Street from 20 to 29 in a bid to attract an anchor tenant that would allow the company to get started on the $200 million project.

Steve Guy, Oxford’s CEO, said the company was “reacting to needs” in adding more floors to the building. “We’re just trying to keep up with the people out there looking for space,” he said.

If Oxford decides to go with more floors, it would mark the third time in the past three years it has altered the number of stories in the proposed high-rise.

When the company announced the project in May 2012, it proposed building a 33-story, $238 million skyscraper on property it owns at 441 Smithfield, with an existing building there to be demolished.

When it was unable to secure a tenant for that venture, it revised the plan, cutting the number of stories to 20 and adding a host of efficiency and eco-related features to allow tenants to maximize the space they are renting and thus cut their overall costs.

Now it is thinking about adding floors, in part to increase the building’s visibility. Mr. Guy said “elevation’s an important item” to prospective tenants.

I reckon it to be just under 500 feet based on those renderings.

I have to say, the garage integration leaves a lot to be desired. The abrupt change in horizontal line spacing is jarring and awkward.

The added height is nice, seems like appropriate density for that location. But the design? So bland, just another relatively tall glass box. And they want to demolish a historic building for this? It would be great if they could at least use the existing façade to disguise the parking garage.

Does anyone on here have the expertise to do a decent mock-up of this building given a Hearst Tower treatment with the Frank & Seder building as it's base?

“We felt it was time to expand our reach into several other key markets, and to do so successfully we looked to Colliers International,” said Steven J. Guy, president and CEO of Downtown's Oxford Development.

Oxford announced a plan to build a 33-story, $238 million tower at 350 Fifth Ave. in May 2012. The developer redesigned the project twice. Last year it proposed reducing the height to 20 stories. Early this year, it said the tower would rise 29 stories with eight stories of built-in parking to make the building stand out in the Golden Triangle and give prospective tenants better views.

Oxford said it wants to secure two large tenants before proceeding with construction.

“We have some good prospects for anchor tenants,” spokeswoman Megan Stearman said, declining to offer specifics.

When asked why the project is taking so long to advance, Stearman said the tenants being sought each would use about 150,000 square feet. The tower's plans include 532,000 square feet of office space, 15,000 square feet of retail space and 400 parking spaces.

“They generally have more complex operations to consider moving. They also begin their search for space with a much longer lead time than tenants with smaller space requirements,” Stearman said.

Guy said Colliers International would help market the tower to potential tenants in the energy, technology, finance and government sectors in areas such as northern California, Austin, Boston, New York and Washington.

Oxford seems intent on building a class A, at least mid rise on this site if not highrise. So far, it's copycat architecture but at a high level. I have high hopes for this site.

Wow, I don't know how I managed to miss this tower for the great city of Pittsburgh!

Question: Where on the skyline will this tower be seen?

I was thinking exactly the same thing!

Even today, with nearby towers well over 300 meters, the Hearst tower shall remain on of my fav designs by Lord Foster and seeing the fascade in person makes you really appreciate the dedication taken to illustrate an appreciation of a classic architecture in an honorable and sensable way that makes a statement on the skyline without bragging, without a party hat or a spire.
