J-Rod eyeing tallest residential building in Western Hemisphere

One unit they are looking

One unit they are looking at is a four-bedroom, half-floor unit on a high floor, another broker told The Post.

The building makes sense for the famous couple: Lopez has moved her 9-year-old twins with ex-husband Marc Anthony to a Catholic school on the Upper East Side.

“Living in Midtown would be much more convenient for them,” a source said. “But it is far from a done deal — there is no contract out on the apartment yet.”

Still, the home hunt is so serious that Lopez has already listed her NoMad penthouse for $27 million.

There would appear to be a number of possibilities at 432 Park: A four-bedroom unit on the 56th floor is on the market as a $69,500-a-month rental. There’s also an $82 million penthouse on the 95th floor that comes with six bedrooms. If that price is too high, there’s a $40.5 million three-bedroom available on the 87th floor, according to Streeteasy.com.

The 96-story building rises to a height of 1,396 feet. It was designed by architect Rafael Vinoly.

Eight condos at this supertall netted $232M in a single month

New York City’s tallest residential building, 432 Park Ave. in Midtown, had eight contracts signed in December for a whopping total of $232 million, according to Olshan Realty’s Luxury Market Report.

Not bad for a building reportedly modeled on a trash can.

Three of the eight contracts are part of the city’s biggest deal of the year, a $91 million combo on the 92nd and 93rd floors that went into contract on Dec. 4 and closed two weeks later — a velocity that the report notes is highly unusual.

On Dec. 29, two units on the 91st floor also went into contract to one buyer, whose identity is shielded by a limited liability corporation. At the time, PH91A was asking $40.25 million and PH91B was asking $39.75 million. Both units boast three bedrooms and three bathrooms, and spectacular views framed by the 10-by-10 windows the building is known for. If combined, the single unit would measure a sprawling 7,929 square feet.

As for the $91 million deal closed earlier in December, its three units will be combined to create a massive apartment that would span all of one floor and half of another. (The cost to combine them will be picked up by the seller.) The three apartments were originally on the market, separately, for a sum of $120 million.

Rounding out December’s eight contracts, StreetEasy listings show, are three more deals: a 65th-floor condo that closed for $26.43 million, a 36th-floor unit last asking $17.5 million and a 35th-floor apartment last asking $17.25 million.

Designed by Rafael Viñoly, 432 Park Ave., which is also the tallest building in the Western hemisphere, is 1,396 feet tall and can be seen from all five boroughs.

High-powered residents include Nassir Abdulaziz al-Nasser, who served as the president of the 66th session of the United Nations General Assembly, and real estate mogul Howard Lorber.

Lovebirds Jennifer Lopez and Alex Rodriguez added star power to the building by returning to look at one apartment four times last year, The Post previously reported.

The building’s developer, Harry Macklowe, is also building a love nest at 432 Park to share with his mistress-turned-fiancée — even as he is still in the midst of a high-profile divorce from his estranged wife, Linda. She recently gave up her option on a unit and will be getting her deposit back.

According to its developers, it's now NYC's highest-grossing building ever

To get to the $2 billion mark, the developers said 48 units sold for more than $20 million each. Sources said fewer than 10 units are still available, including a penthouse asking $82.2 million, according to StreetEasy.

Designed by Rafael Viñoly, the 1,396-foot tower has a total of 106 units that start 356 feet above street level. The building has 30,000 square feet of amenities, including a private restaurant.

When 432 Park launched sales in 2012, it had a total projected sellout of $2.4 billion — among the largest in NYC history. (After price increases, its total sellout is now $3.1 billion, according to the New York Attorney General’s office.)

New projects on the horizon could blow those numbers out of the water, though. Extell’s Central Park Tower, which has yet to officially launch sales, has a total projected sellout of $4 billion. Vornado Realty Trust’s 220 Central Park South’s sellout is pegged at $3.4 billion, including a $250 million penthouse.

The unit in question, 77B, sold in 2016 for approximately $39 million to an anonymous LLC, which then re-listed it in December for $45 million. It’s barely been two months since then, but the apartment already has a buyer.

...Earlier this month, developers CIM Group and Macklowe Properties announced that the building has netted more than $2 billion in recorded sales, making it the biggest-selling New York City building of all time. If these two units go to the same buyer, it’d be getting the building off to a banner start in 2018.
