This looks like a nice opportunity on that corner! Personally I wouldn't mind seeing something on that corner where Antiques & Funk is housed to be a little more architecturally in-line with the area (like the McKim/Crocus/Big 4 Sales building across the street).

BTW, whatever happened to those plastic horses Birt Saddlery used to have as their sign? AS a kid I always wanted to see those joined together to make on whole plastic horse.

Important note on the Birt buildings is that the parking lot behind is owned by the Woodbine, so it's unlikely that becomes part of any future redevelopment unless the purchasers really pony up some money for that lot.

Not to mention all the windows on the north side of the building along the south side of that parking lot, not sure how they would solve that issue.

The building is being gutted as Clear Concepts bought it and is moving out of their building on Garry and moving in here. Will be doing some upgrades to exterior to modernize it. They want to accentuate the exoskeleton as well. Just went through it yesterday – those bricks block almost all sunlight coming in, it's crazy that they ever built that. Also often had people sleeping behind them.

This also means that 325 Garry (3 storeys) will be completely empty once they move. It's on the market for sale or lease.

^ Looks way better without the Beaver Lumber-grade cinder blocks. I'm assuming those were added much later for some mysterious reason?

I wonder why Clear Concepts moved? The buildings seem fairly comparable... is the one on Garry bigger?

EDIT: Turns out the blocks were there from the start... who knew. They're still kind of unsightly.

325 Garry is an interesting space. Not sure what could go there, though. Maybe a few residential suites on the top floors/business on the main floor? Have to wait and see.

The Kennedy space is substantially bigger, Garry has very awkward triangular floorplates and is quite out of date. Also, even though it was built in 1988, there’s no elevator at Garry. First floor has high ceilings - quite a walk to the top. If they were to do any substantial renovations to it, it would likely trigger them having to put in an elevator which would make the space even smaller.

It doesn't look good close up... they look like cinder blocks stacked on each other, which I think they actually are.

Agreed. 300 rentals too, should bring alot more people into Downtown, especially that miserable stretch near the Mere... last time I was around there in 2017, that area still felt wholly void of life. So would boost it, for sure.

Only question though: with all of this extra Waterfront residential, will Winnipeg Transit actually start to cover Waterfront Drive, more than just with a Downtown Spirit? Because if this area gains critical mass, honestly it could use some transit service. That or 300 jobs right across the street.
