RED's Inroad: $250M Twin-Tower Project

The Mavs sure gagged last night.

On the plus side, I'm really impressed with the way Triannon turned out.

The Mavs were screwed up the arse by the refs last night. The two calls against Harris and the non-calls on Griffin and Stackhouse. Raped.

It sure is quiet on the Dallas thread, what happened? I also noticed that dallasmetropolis.com has exceeded bandwidth and has been shutdown for several days. Does anyone know when they'll be back online? I miss all the updates from both sites.

I don't know if anyone noticed, but one of the returns during the TNT Mavs broadcast showed an AMAZING aerial view of Uptown/Downtown. It was a sea of cranes. You could really get a sense of how many major projects are flying up right now.

I wonder if someone could grab a screenshot.

Yeah I seen it tonight. They FINALLY showed a current picture of the area with the plaza and W Hotel.

They are still excavating. Looks like they are about to pull ahead with "the House". They have been putting up new construction fences. Also (I get these confused) but looks like Lincoln's complex on McKinney Ave is about to start with their new construction fence, as well as, Harwoods new development ( they have been taking soil samples on site and a proposal for rezoning is on the site).

Ritz-Carlton condo tower planned

Uptown's luxury condo boom is getting its second wind.

Another tower will soon be going up in the Ritz-Carlton project under construction on Pearl Street - and it will be even larger than the first phase.


Crescent Real Estate Equities Co.
The 21-story Ritz-Carlton hotel and 70 condos will open in fall 2007, with a second phase opening a year later. The 23-story story Tower Residences at The Ritz-Carlton will have 96 condominiums priced from $700,000 to $8 million.

The curved building designed by architect Robert A.M. Stern will be constructed on the north side of the Residences at the Ritz-Carlton and the Ritz-Carlton Hotel Dallas, which is being built at McKinney Avenue and Pearl.

The 21-story Ritz-Carlton hotel and 70 condos will open in fall 2007.

The new building announced Tuesday will be finished a year later in the fall of 2008, according to developer Crescent Real Estate Equities Co.

The second phase will be connected to the hotel and first building with a second-floor glass walkway.

"We are pleased to bring The Ritz-Carlton lifestyle to the Dallas market and are thrilled with the response to the development and the tremendous sales in phase I," John C. Goff, Crescent's vice chairman and chief executive officer, said in a statement.

The first condominium tower in the project - located across the street from the landmark Crescent complex - has sold ahead of schedule at prices ranging from $800,000 to $6 million.

But with a handful of other high-rise condo developments planned for the neighborhood, Fort Worth-based Crescent needed to move ahead with the next building to capture more buyers.

"They had 135 reservations when they started" the first phase, said Mike Puls, a Dallas real estate market consultant. "They had good momentum.

"The high end part of the market doesn't go away where as the more price sensitive market is driven by financing and momentum."

Along with the condominiums, the project will include four "Regency Row" townhomes that will face on Olive Street.

"Our demand is outstanding and I expect phase two to be a huge success," said Crescent president Denny Alberts.

Fort Worth-based Crescent also owns the vacant block across the street between Olive and St. Paul streets where it has plans to build a Canyon Ranch spa and condominium towers. No timetable for that project has been set.

With the plans for the Ritz II project, almost a dozen luxury condominium developments are under construction or announced in the Uptown area.

Complex May Be Uptown's Missing Link
Big McKinney Avenue project envisioned as connection to downtown

A vacant block that developers hope will provide a link between Uptown and downtown Dallas will soon be sprouting a mixed-use complex.

Developers plan to build an office tower, retail space and condominiums on the 2.9 acres overlooking Woodall Rodgers Freeway and McKinney Avenue.

Lincoln Property Co. is about four months away from a groundbreaking for the complex it will construct in partnership with Dallas' Corrigan Properties.

The modern tower at 2000 McKinney Ave. will house the headquarters of Texas Capital Bank, which is already located in Uptown.

"We were looking for a significant building," said Jody Grant, chairman and CEO of Texas Capital Bank.

The bank will take about 100,000 square feet of the 445,000-square-foot building.

The 20-story tower will be the biggest office building constructed in Uptown in more than a decade.

Lincoln Property will also move its home office from downtown to the new building when it opens in 2008.

Corrigan Properties will also locate in the building.

It's the first center city office tower Lincoln has built since 1984.

"We've been working on this site for the better part of two years," said David Pettle, executive vice president of Lincoln Property.

In the meantime, construction has boomed in Uptown.

And plans have progressed to construct a park that would bridge Woodall Rodgers Freeway between Lincoln's building site and downtown.


"We wanted this project to have a presence on McKinney Avenue and the south end fronting the park toward downtown," said Lincoln's senior vice president Elliott Prieur. "The project will look like it will have two front doors."

About 20,000 square feet of retail space – including a Texas Capital Bank outlet – will be on the lower floor of the building.

And facing downtown, Lincoln will construct between 18 and 30 condominiums.

Architects HKS Inc. designed the building, which will be surfaced in limestone, concrete and glass.

Bob Mohr with Mohr Partners Inc. negotiated the lease with Texas Capital Bank.

The bank has been located next door in the 2100 McKinney tower for six years and has four more years on its lease.

"With the activity going on across the street with the Ritz-Carlton, we started looking at potential sites," Mr. Grant said. "As good as our space is in our current building, the new space will be much more efficient for us."

Mr. Grant said the bank wanted a location that provided "a striking space for our clients and employees."

While Uptown is seeing a boom in condominium and retail construction, very little office space has been built in the last few years.

But along with Lincoln, several developers are looking at office projects in the area north of downtown. Developer Hillwood also has office space in the works for its Victory development on the northwest corner of downtown.

Those shots of the pool at the top of the W Hotel are awesome. Is that going to be a club, or is it part of the residences?
