Fort Rouge Gardens looks great. It's too bad Ironclad wasn't responsible for the entire Fort Rouge Yards development from the start – this looks like they considered space, movement, site layout/location way better than the standard blocks that have gone up already. Do they have any more sites in the area?

^ Yeah, it's too bad that some of the most prime spots closest to Fort Rouge station were taken up by such ho-hum developments. Would have been nice to have seen something more like Ironclad's project go up around there instead.

The Fort Rouge station is a mess, what a wasted opportunity, too much surface parking. The Jubilee station isn't much better, the 'Jubliee' condo building is nice but the 'Park Side' town homes across the street are cookie cutter suburban and the development is too low density for what should have been on that site. Hopefully as more lots are developed we will see higher quality projects, street edges and parking.

Don't think that's what at all was envisioned for development near BRT stations, planners and proponents of the BRT line thought they would be getting metro Vancouver Skytrain like developments but instead are getting south Moose Jaw condos! Agree total wasted opp, sold short once again and questions need to be asked about the need for overbuilt stations for a damn glorified bus route!

Yeah, it's a little unfortunate that the choicest spots went to such modest developments. It will hinder the SWBRT route from realizing its potential.

Surface parking? There's a tiny lot for pick up waits.

For the actual station or for the housing development? Must be for the housing development. I thought you were talking about the station itself.

From my recollection the north end of the site was to be lower density. At the south end near jubilee the original plan called for 2 large towers. With heights and such stepping down as you move northward to from Jubilee station to Fort Rouge station.

Not sure what the current plan is for all the land.

I don't know which is the Sutton Hotel and which is the Sutton condo, but it would sure be nice if the shorter of the two could be made taller by another three stories before it's completed. {{wishing}}

The Hotel is taller..Was originally to be 27 floors..now I have hard both 24 or 22.no accurate updated rendering yet? .Condo 17 floors total including podium

There is no condo. One is a hotel. One is long term stay.

They are fully furnished apartment suites meant to cater to the longer term traveler 1week - 3 months (or longer) type stay. Sutton’s long term stay La Grande Residence in Vancouver is known as Hollywood North it’s home base to many actors/directors/producers/crews in town shooting tv/film.

In terms of flooding evacuees that would be entirely a business decision made by Sutton Place Hotel whether they want that clientele and contract from the government. Given this is a luxury hotel their prices id imagine would not be in line with housing any type of environmental evacuees long term.

My work used other places such as Antares for long term business stays. We had to furnish the suites. Will definitely look into Sutton residences. Having them furnished eliminates a huge hassle in having to deal with all that. Business with long term stays can tend to tolerate higher rental costs if it eliminates a bunch of other semi-unknown costs. Within reason of course.
