There is definitely more office demand looking around Pearl and downtown than there has been in a long time. But, these kind of deals typically need to pre-lease to an anchor tenant in order to move beyond planning stage, and there is a lot of new office that is further along in the process that may suck up demand. (Soto and the Light bldg are under construction, offices at the W are coming soon, etc)
