They usually thrown in the cost of the land when computing those things, which 30 Hudson is in a different case. Previously the Spiral was considered to be the most expensive. Also 30 Hudson is mostly steel.

Similar to how 2 WTC will rise in price the longer it sits stalled. Price of construction increases, materials costs, changes with union rates, and so on. If this had been built lets say 5 years ago (50 Hudson), it would be cheaper than it is now.

Fortunately this isn't stalled, but making progress!

No, that's correct. If they were at 50 HY the site would be lined up with 55 HY

Look at the subway station, it is. If it were opposite 34th, there would be a much wider gap from 55.

While 3 Hudson slumbers (hopefully getting a better design in the process), these wto supertall giants battle it out. Don't be fooled by the cranes, 50 Hudson is still in the lead.

Use the buses present in the image to get an idea of just how massive these sites are. Towers that will rise are utter behemoths.
