More Buildings Coming Down on Main & Elm in Downtown

I was surprised to see these last few buildings come down since the last thing reported on them was a loft conversion with ground floor retail. I hope Headington has something really big planned, there's a pretty big hole left to fill.

a crew from Dallas Demolition is swinging the wrecking ball at 1610-1614 Elm, three buildings behind the one leveled Sunday to make way for more high-end retail as part of The Joule’s redevelopment.

Dallas Demolition is also planning on razing 1615 Main Street — the former Everts Jewelers Building built in 1911

Another New Tower for Uptown

Quote:
Trammell Crow Co. is seeking zoning to build a “vertical mixed-use development” on the Café Express site at McKinney Avenue and Bowen Street.
Quote:
Crow wants to develop a tower on the corner that would “primarily be multifamily residential, with some ground floor retail and restaurant space,” according to filings with the City of Dallas.

The retail would include a new Café Express to replace the existing building, constructed in 1996.

Crow also plans to include in the project an expanded facility for the McKinney Avenue Transit Authority. The streetcar line would get new trolley barn space, offices and an exhibit area in the building.

Underground parking would serve the tower.

Thanks, dch526.

Here's yet another article about Trammell Crow's McKinney Ave tower along with a new rendering.

An inside look at Trammell Crow Co. proposed 20-story Uptown tower

Candace Carlisle
Staff Writer-
Dallas Business Journal

Quote:
A subsidiary of Trammell Crow Co., High Street Residential, plans to develop a 20-story, 271-apartment residential and retail tower at 3230 McKinney Avenue on the site of Cafe Express.

The tower's ground floor retail space will include a new Cafe Express restaurant anchoring about 13,000 square feet of retail space. Right now, the restaurant occupies a one-story, 5,500-square-foot building on the property.

Along with the retail and residential space, High Street plans to dedicate the southwest corner of the ground floor to house a new trolley barn and headquarters for the McKinney Avenue Transit Authority, as well as a trolley museum.
Good Fulton & Farrell is the project designer. The development is subject to the site being rezoned.

And the new owners plan to convert the 132,000-square-foot high-rise into a hotel.

Boxer Property has sold the 21-story 1700 Commerce building at Commerce and Ervay streets to Irving-based hotel firm NewcrestImage LLC.

That’s the same firm that recently looked at converting a building in downtown’s West End Historic District.

Instead, the company has purchased the 92-year-old 1700 Commerce building, which is located across the street from Neiman Marcus’ flagship downtown store.

CityLine West..?

Quote:
Real estate investor and developer Parliament Group Inc. is buying the property and has been working with the owners, city officials and Good Fulton & Farrell architects to plan the new project. Zoning was just approved by the Richardson Plan Commission for 1.35 million square feet of office space, a 150-room hotel and 60,000 square feet of shopping.

There will be 1,250 urban style apartments, to be developed by Trammell Crow Residential
Quote:
The latest zoning allows for high-rise office construction at the northeast corner of Renner Road and U.S. 75 and “freeway hi-rise” buildings of up to 300 feet tall at the southeast corner of Bush and 75.

Mid-rise mixed-use buildings would be constructed along the DART line.

Designs for the project include a greenbelt along Spring Creek.

“A corridor has been left to construct the proposed Cotton Belt rail line,” Johnson said.

Southside Fort Worth, couple of projects going.

This building, Westchester Plaza, will be demolished. It's replacment will be a 10 story medical office tower and a 6 story apartment unit, ground floor retail.

What's new-

And just down the street at 400 S. Jennings, a couple of 1 story warehouse buildings are coming down to make way for a 217 unit apartment building.

Parliament Group will proceed with massive Richardson project

Candace Carlisle
Staff Writer-
Dallas Business Journal
Sep 26, 2014, 11:25am CDT

Quote:
"Parliament is getting ready to buy the land on the west side of CityLine," Richardson City Manager Dan Johnson told the Dallas Business Journal."They are getting ready for development and requested a minor zoning refinement. This won't change the commercial or multifamily chemistry of the project."

The 55-acre tract of land is bound on the north side of Renner Road, east of U.S. 75 and south of President George Bush Turnpike. The property will be ground zero for 1.35 million square feet of office space, 1,250 apartments, a 150-room hotel and 60,000 square feet of retail and restaurant space.

These new plans tweak previous zoning by increasing the density for non-residential use by 732,500 square feet, while decreasing the number of apartments and retail, according to city planning documents.
Quote:
This is a good sign for Richardson, Johnson said, who added the two projects — the CityLine and now the Parliament Group development — will add more than $2 billion to the city's tax base.

Cleopatra's proposal for the abandoned T&P Warehouse, probably wouldn't start until a nearby tunnel under the railroad is completed, so ~2016 at the earliest.

http://www.prweb.com/releases/2014/09/prweb12143151.htm

And here's some southside residential unit totals,

217- 400 S. Jennings
322-Oleander
227-Highpointe on South Main (not a lot of new info on this one though)
24-Bajaj/Broken Bone Land Co. project
262- Quarlers Lumber/Park Place project (though no news in some time)
38-Shooters Gallery/Magnolia on Vickery
250-S. Main/Vickery proposal
300-424 Summit
A small number going into College Ave. Baptist Sunday School.

Most of that's already there. What's changing?

It appears the whole building is being converted into residential along with additional residential being built on the south side of the building (shown with tile roofing.)

Anyone know what projects these are? "P51" and "Block G". The first one shows the Bank of America Plaza in the background, and the 2nd shows the reflection of downtown in its facade.

Blog G is referring to City Place.

P51 looks to be in the Design District/Trinity River area.
If it's a serious proposal, Dallas will get 432 Park Ave's little brother.
