Red face TORONTO | 2150 Lake Shore | 15 Towers | 22 - 71 FLOORS

New massive development proposed by First Capital Realty for Toronto's Humber Bay area.

Consists of 15 towers ranging from 22 to 71 floors and several more midrises.

A total of 7446 residential units are planned here, along with 41,900 m2 of office and 42,700 m2 of retail space, a hotel, 3 public squares, and a new GO Train station.

Huge! Although are these placeholder designs? Looks like it was created with a building generator or something.

Yes just placeholder designs - this is at the official plan amendment stage so they are just getting approvals for the general layout of the site and proposed density. Once they have that they can file for site plan approval for the individual buildings with their actual designs.

I actually quite like their placeholder designs. I'd be ok if it was built as is.

Agree but these renders are way beyond typical placeholders. Very powerful and well-executed pitch to city/planning. Saw some things I'd like to keep.

Looks very ambitious. What are they looking at for a build out time frame?
Also interesting they would make another GO train stop being it is so close to the Mimico station.

Makes me wonder though if they are going to go the same route as the Moscow International Business Centre where it'll be developed building by building.

I don’t seem to be able to find the URL of the document but the present plan is to develop the site in four phases. The first phase is to be the transit hub and the quadrant nearest Park Lawn and Lake Shore.

The planned GO station is indeed near Mimico Station. In fact, Metrolinx did not initially want to develop a station on this site for exactly that reason. Fortunately, they were overruled by City Council. The proposed station will link closely with other modes of transit while Mimico is somewhat isolated in that respect. And, obviously, the population of this area will be far denser than old Mimico.

It looks as if trains will alternate between stopping at the two stations at least initially. My own guess is that Park Lawn will quickly emerge as the main station in the area.
