That tall one right behind 41 Tehama is the 750' one proposed as part of the Transbay Plan. To the right is the 430' tower proposed for transbay block 9. They're obviously both placeholders though, not the actual designs. I don't know of any proposals for the 750' tower yet, but block 9 is planned to look like this:



Strangely though, the rendering also has 555 Mission and the Millennium Tower as placeholders, even though they've been completed for years. The background render used for this must be really old or something.

If anyone is looking for some bedtime reading material, the Planning Department has just posted a 243-page document regarding the proposed height increase. It concludes that a new environmental impact report is not needed, provides some details and updated renderings, and sets November 14, 2013 as the hearing date for approval.
  • Old (approved) design:
    • 31 stories
    • 318 feet to roof (plus 24' mechanical; 342' total building height)
    • 325 dwelling units
    • 241 parking spaces
  • New (proposed) design:
    • 35 stories
    • 360 feet to roof (plus 20' mechanical; 380' total building height)
    • 398 dwelling units
    • 241 parking spaces
So, the new proposal adds 4 stories, about 40 feet, and 73 more units. This would bring the building up to the maximum 360' height limit allowed under current zoning.

Sold to Hines and Invesco

The project may start in Q1 2015:

^^^No I'm saying so many proposed/UC nearby buildings are in the 500-600+ ft range that this little building is going to be buried. Being able to say a 360 ft tower is going to be buried in any location that isn't right in the Market St spine through the financial district is a rare in this city.

The title of the thread says "550 ft. 54 floors" so I was confused.. this is only going to be 350'?

360 ft, 35 stories, 418 units. Remember, it was up-zoned from 31 stories at whatever height that was to 35 stories, now 360 ft.

Yeah, the thread title should be corrected. Looking at the diagram I posted above, it's 35 stories and 360 feet to the "roof" or 380 feet to the top of the mechanical penthouse.

Anyway, here's another story that says they're still shooting for a Q1 2015 start:

Demo permit for site issued on 1/22/15. Building permit still under review.
