This is being developed by Billy Macklowe, not Harry Macklowe. They're related but estranged from one another.

And Selldorf's buildings are always understated with really nice textures and materials. I'm sure this will turn out fine.

Nov 1.

Been T/O for at least a few months now. I'm assuming they're doing mostly interior work before installing the cladding.

Façade Installation Begins For 21 East 12th Street, Greenwich Village, Manhattan

Annabelle Selldorf is responsible for the design, which features a white stone, gridded structure that hopes to mesh with the surrounding neighborhood. The project will be enriched with plenty of amenities, including a lounge, terrace, outdoor gas grill, children’s playroom, and a fitness center.

Have you seen this building in person? This is like 1000x the quality of a Kaufman. Those are stone panels.

It's hard to get your head around why any of the things we are seeing in this building would be decisions made at the hands of such a gifted architect. Sad!

this cold insensitive square piece of shit airport building
should not have been allowed to be built in Greenwich Village . .
Less than Zero character. The Village is Manhattan's little cozy old town . .
It's not that 110 University is too big necessarily . .
It's the shape, the attitude . . its like pissin' on your grandma's grave . .
you just dont do it . . Tear it down . .

^ You know who else is to blame?

The city and its zoning code. As bad as the design is, it meets all the zoning requirements. Just like all the McSams and Kaufman hotels are eyesore, streetwall killers that are allowed by zoning, so is this one unfortunately.

If you don’t want ugly standouts like this, fix the zoning.

Oh and another thing. NIMBYs are also to blame for this too.

Because of their constant fight to keep density low, the FAR for a site in this area is not enough to where if you as the developer were to make the streetwall higher, you wouldn’t have enough buildable space left to build a taller tower, where higher units sell better.
