Winnipeg | 267 Sherbrook Ave | Sherbrook Flats | 5F | Completed

Proposed 14 Storey Residential (150 unit) Complex with Store Front Retail at Grade.

Located at 267 Sherbrook Ave, East side, between Portage Ave. and Broadway Ave in the West Broadway area.

Proposal includes:

-55 Stalls for parking, 43 underground, the remainder behind the building.
-Cafe 1495 sq ft fronting street.
-Storefront Space: 1175 sq ft fronting street.

Project designer: Sotirios Kotoulas.
MAA architect: George Cibinel, Cibinel Architects.
Engineer: Rob O'Toole, Crosier Kilgour & Partners Ltd.

I just realized the 1st picture has what looks like drones flying around the project?

Just my comment on the design, what's with the three circular sewer outlets on the face? A number of various brutalista/70's Brazilian elements going on there.

Also, I agree that the unusual flying objects in the rendering are perplexing.

I don't really like it, but will be interesting to see if this gets built and what the final product may look like.

Given that the Kotoulas family owns a masonry company, I'd put the odds on this one being built at a greater rate than if one were to be contracting this out.

It'll be interesting to see, though. Definitely a costly build...

Couldn't tell you. Don't know anything about the guy. I was merely commenting on the fact that it's an expensive build made less expensive by being in the business.

No sir, I don't like it.

One positive, it doesn't look like the design of building will have any trouble meeting the new Manitoba Energy Code. Which is interesting considering the design looks circa 1985.

Brick is good.

Simplicity made a good point about the family owned masonary buisness. If it improves the chances in making this project more feasable good news.

^ having a cheap supply of brick is fine - but it is heavy and costly to install. More money for foundation and labour.

Yeah, Spent a good part of my youth slinging mud, pouring foundations and hauling bricks for many a beautiful home in suburbia. Tough work to be sure.

Yes, but given the margins that exist in both labour and materials, having access to both at cost would at least make it a more tenable project than if one had to contract it out in its entirety. The argument might then be made that the true cost would be the cost of foregone margin available at the hands of the labour doing the work, but I'd be surprised if they didn't go to the union, anyway. That means there's an almost unlimited supply as long as there aren't tons of these projects going at once.

Fact is, we have no idea who's building this. It could be the family, or it could be a group of investors who don't, in fact, have access to this discount. Either way, it's nice that it's not a combustible 4-storey walk up with acrylic stucco. We have that to be thankful for if it comes in looking anything like the rendering...

Why even bother getting zoning and permits? Just build the thing, and when the city complains, claim that it's been there since the mid-eighties. Nobody will doubt it.
