^However this and 1911 Walnut turn out, eliminating that dead/dilapidated part of Sansom has been a lifetime in the making for me.

For me, it's the block of Chestnut revitalization. It used to be a crappy QDoba next to an empty lot next to a hulking, rusted out derelict theater - the whole corner was a disaster on a prime street in Center City. Frankly, I'm more excited about the exterior renovation of the Theater into Tatel and general streetscape improvements here than I am about this pretty uninspiring tower.

For me, it's just that more is happening on the Sansom side of the block. Target is nice and the theatre lobby renovation will be great, I"m sure. However, on the Chestnut side, there's still a bland cinder-block Gap building and a parking lot, etc., that this doesn't address. I'm very happy that a third of the Chestnut side is getting a facelift, but it seems less revolutionary than will be the case on the Sansom side.

Uninspired by this new upcoming tower?

I’m happy to see more density from this tower.
It’s height will compliment the next supetall built across the street in the future!

Nothing uninspiring about this tower. Placement of the tower portion on Sansom rather than Chestnut aside, this is great and a big deal for that stretch. If you mean, looking forward to an eventual suptertall a number of blocks away from this site, I am!

The title says it all; at only 272 feet, this is what you get.
Trust me, I’ve seen some pathetic tiny "towers" in Midtown Manhattan that made me wonder: why?

More height would be nice, but overall I'm pleased. As someone else noted, this is taking out and activating a vacant lot and dead stretch of Sansom. Context matters too. This is not a block that screamed for a tall building (though one would have been nice). It's not a disappointment to me in the way 1919 Market in West Market's highrise canyon was.

Does anyone know what could have been built on this site, based on the whole site including all 3 street frontages, without having to get a zoning variance or some other out of the norm permission from the City?

I remember the first proposal for a tower that would have incorporated the property at 19th & Chestnut. It would have been much more attractive then this pile, and the theater could have lived on.

That short tower on West Market St. could have been so much taller.
There are limited opportunities along Market Street that have potential.

At least East Market St. is receiving a "Times Sq." style facelift.
