Thought this was a neat shot. This will fill a very tall and dense pocket indeed. The site is fully prepped and since the photo below was taken, an excavator etc. has arrived on site (early work or significant presales?).

The 70's/80's building looks better then the proposal for 141 Roehampton.

A pretty significant development might finally go ahead in Vancouver.

The Safeway lot at the corner of Commercial and Broadway could finally get developed. The surrounding area has been stagnant development-wise for two decades due to neighbourhood protests about what kind of housing should be built. The reworked proposal will add close to 1000 new rental units to the area.







The City of Vancouver has received an application to rezone the subject site from C3-A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for a mixed-use development with three purpose built rental residential towers at 35, 36 and 39-storeys above a retail base. This proposal includes:

981 rental units with 99 units secured at below market rates;
A floor area of 77,312 sq. m (832,178.6 sq. ft.);
A floor space ratio (FSR) of 7.87;
A max. building height of 129.5 m (425 ft.);
Commercial retail space at grade, including a grocery store;
Office and commercial space within the podium levels;
A public plaza running parallel to the SkyTrain station;
Publicly accessible outdoor pace on top of the retail base; and
440 vehicle parking spaces and 2006 bicycle spaces.

I've been in a Radley condo. The master bedroom suite was bigger than a 500 square foot two bedroom condo in 159 Wellesley (?)

That Vancouver proposal would be 5 towers and 2500 units in Toronto lol. Not the greatest renderings. Little boring.

I really like it, although the quality of materials will be critical.

The absense of those eyesore exposed round concrete columns is a relief.

This rental tower to be built atop an existing parkade (which will be swallowed behind a new facade) is now recommended for Approval.

The other infill buildings in the centre are already nearing completion. Really nice improvements to Queens Quay. Tower 4 is on the right below.

I agree 1840 Bayview could be one of the nicer towers built with quality materials. I don't get the appeal of another developing 30 storey node with minimal tower spacing and setbacking.

A new two tower proposal for Grimsby, ON - 540 North Service Rd | 77.35+59.65m | 22+16 floors


For those not aware, Grimsby is located along the shore of Lake Ontario between Hamilton and Niagara and has a population of ~29,000

It's very encouraging to see that Ottawa Greyhound development care about the public realm. Too many projects in the past were viewed simply as places to sleep. By extension, they paid ZERO attention to making them appealing places. This one looks like it will actually be a neighbourhoods one can enjoy and spend time in. Perhaps a cafe, some shops, etc.

For sure. It's a fantastic proposal. Beyond the heights above 30 floors, which is unheard of in this area, the pubic realm is well thought out as you mentioned, and the development has a vast amount of retail all around in an area starved for better options.

Here is kind of an odd one. On a windy day this towers cladding might be very loud. It's got a sort of 80's Tokyo vibe going on. I can't tell if I like it or not.
