With such a small footprint, I'd guess they had to omit it in order to have room for the fire stairs and lobby. There's very little physical space to have much street retail, though I would think they're still going to have a lot of river retail.

It's actually quite a horrible design. It looks like the architect thought about all the right things to do, and then did the opposite.

The loss or lack of street level retail is disappointing especially with the recent news that Live Nation has acquired a managing stake in the Aztec Theater and plans to double the number of shows and events held there annually.

There's nothing to confirm that there is no street retail. The front area stairwell is just that, the front area.

Then I'll rephrase it...based on the image, the apparent lack of street level retail is disappointing. If the stairwell occupies the prime corner spot and the canopy covered entrance presumably leads to the hotel then, based on this image, it appears there is no street level retail.

Looks great to me as well. I am disappointed that they are demolishing the MIC Building facade only to replace it with a windowed stairway. I've always felt that the MIC Building has the cooler looking facade. Otherwise, the ground level has a great architectural dynamic. I'm not excited about the earth tones; its funny that I didn't have a problem with earth tones until I started visiting this site. I love the way the building curves to directly face the river, possibly creating an optical illusion similar to that of the Nix Hospital. The substantial brick coverage just begs for some artwork/mosaic work similar Jesse Trevino's mosaic at the Children's Hospital, Arturo Herrera's design above Bill Miller, or to a lesser extent the historic poster that is there now. OMG just imagine how awesome would that be! Banner's could also be placed there periodically for events (Spurs playoffs) And the bus stop at the bridge will be gone!
