3601 MARKET STREET

Known as the nation’s oldest and largest urban research park, 3601 Market Street is a 28-story Class AA mixed-use building located on the 17-acre University City Science Center campus. The development features 364 luxury apartments and 15,000 square feet of retail and restaurant space located on the ground level. Madison is providing the foundations and concrete-frame superstructure, and is currently working on the elevated decks. A unique amenity on this project is the 1.5-mile close proximity to Center City Philadelphia and the direct access to Market Street. The new building will open in 2015 and will represent the first residential structure at the research park.

Completion Date October 2015
This 28-story mixed-use development will consist of ground floor retail space, five levels of parking to accommodate 201 cars, and 23 floors of residences. The 363 residential units will be a combination of studio/efficiency and one- and two-bedroom apartments. A rooftop amenity level with an outdoor pool deck is also planned. The Owner is seeking LEED Silver Certification and there will be sustainable features including a bioretention system. The building will be constructed as a cast-in-place concrete frame. The exterior envelope will consist of a unitized window wall system that integrates glass, louvers, and metal panels. The exterior wall will also feature a vertical projection on the north and south elevations that will continue horizontally to connect with a sloping projection on the east elevation.

No doubt about it, this one is going to stand out nicely in Ucity. The height of this and Lancaster project are very good for there locations.

It has been said the expansion in Ucity is awesome and its great to know that as more lots get built up and the density is there projects have to go higher. Penn, CHOP and Drexel do not look to be slowing down any time soon.

Yup. They definitely jumped the crane. It is much more visible from Market Street in Center City now.

While driving over the Walt Whitman today, it looked like this building has just passed 3535 in height. Starting to make an impact.
