A permit for "...alley Aerial Vacation at River Street" at 700 River St. was filed today.

https://abc.austintexas.gov/public-s...rtyrsn=1121218

The alley of course, goes through the middle of this project.

It also appears that this project dropped the hotel part (like 90 Rainey) and increased the number of residential units. It went from 238 with the hotel to 401 now.

I do not expect this one to be any sort of the "light blue" glass look.

I am thinking a thinking this will be rust, black and green wall.

That would be nice. We've talked about rust colored before. It would stand out which is why if we do get a rust colored highrise, its on quality architecture.

WOAH. This is a serious big-city building. This will be one of the most prominent towers on Rainey.

I'm loath to see Craft Pride go, but man I love the facade on this one. I like how it ties our 21st century glass towers in with the natural tones of our older buildings. Also, looking briefly through Lake Flato's project list, this would seem to be their biggest to date. Seems like it could help launch this local firm to bigger things. I'd love to see them take on more projects around Austin and Central TX.

I’ve been having VIA 313 pizzas from the truck at Craft Pride for 6 years, but this design is an absolute winner. It seems like as Austin gets even more dense, places like the Rainey District are going to migrate further East — although, even East Austin is getting denser and denser BUT pretty soon, Austin’s really going to develop and exurban growth corridor, and it’ll be interesting to see whether that ever extends West toward the hills. There’s so much land, especially along the Lake west of the Market District that would appear to be another natural growth tunnel. The gap between downtown and West Campus.. I guess you’d call this “Uptown” or the “Capitol Complex district” is filling in too.

I don't have a lot of faith in very many of the bigger projects breaking ground any time soon due to the pandemic and WFH. But this is one of the few big projects that has had ongoing activity on the site plan application AND High Street Residential (Trammell-Crow) is the developer (or at least co-developer). Trammell-Crow has a good track record in building what they propose. CBRE is the parent firm now.

From north and south this one will feel a lot bigger than the other Rainey towers since it stretches from Rainey St. to East Ave. The other ones have a N-S orientation rather than E-W. That will change things up a bit also, along with the height.

The parking podium is the only attractive part of the building. I'll take the density tho.

" * Parking levels are masked". At least the building is listening to the CDC.

Wow! I am in agreement with you. I don't hate the tower, but again, I suppose we are in the minority. I guess the skinny to wide ratio is what's holding me back from loving it.
