Unfortunately this article doesn't answer a lot of questions, but I'm hopeful that they won't knock anything down.
How strange. Construction scheduled to begin January 1st, but it hasn't been to the HDRC yet? Doesn't add up. At $36 million, they would have to be incorporating the old building into something newer and taller, unless they're filling the building with gold furniture or Beanie Babies or something.

The start date looks like a placeholder. The estimated cost might be misleading as well. But they are working with what, four or five old buildings so the cost is increased. Maybe they're planning on excavating the basement for some hot River Level action.

How much did the Savoy restoration next door cost? That might give us something to go on.

Usually, owners and architects like to state the estimated cost as fairly accurately as possible. While the filing fee with the state is the same, the fees a Registered Accessibility Specialist (reviews the plans for the state) charges will increase based on the estimated cost. Same with the city's permitting fees.

Interesting, and good, that a different architect is involved in this portion of the work. This particular architect (no, I don't work for them) remodeled a building near the Pearl into a West Elm store, so they do have relevant experience.

In today's preliminary HDRC agenda, The Book Building, etc. project request says "exterior modifications and repairs, construction of additions". No request to demolish buildings. I can't imagine the requested additions would be very large.

Cool, but why is it set back so much from Chavez? That's going to be seen as a huge mistake once the eastern half of Hemisfair/ITC Redevelopment materializes.

Edit: I also have the same criticism of the Hemisview apartments. It makes sense now given that Chavez is a high speed racetrack of street currently, but that will change in the future. So I think this is pretty short sighted.

The original hemisview masterplan had that space along Cesar Chavez reserved for retail. At the time they thought they would get a Starbucks there or something, but the area wasn’t ready for it. But in another few years it might be, so be glad that they didn’t build townhomes right up to the edge of the street.

Not really a development, but it's interesting to see downtown change. I've been working downtown for about 4 years now and it's crazy to see the city come alive with employees during the day. My lunch group couldn't get a table at 2 restaurants yesterday. For everyone who complains about a lack of retail space, it seems like the demand for food is going up and hopefully the market will start to demand more spaces to be built and occupied. I even noticed that Panaderia was doing well at night on Sunday. Hopefully the market will continue to grow with all the hotels, office and residential going in and proposed!

The original RFI required still providing parking for church members, which kind of hamstrings redevelopment. To me, it would only work for Gray street since they own the garage across the street.

Based off those renderings, the pig stand is definitely not sticking around. I’m ok with that.
