According to Bockstael's LinkedIn the WB Commons have been topped off. I've been really surprised with how fast this thing went up and am excited for what it'll look like when done. Hopefully this encourages other developers to do stuff on Broadway.

this building gives broadway such an urban, big city feel when you're driving east from sherbrook now!

Yeah, this went up with blistering speed compared to most 10+ storey projects around here. It looks really good, it really fills out that stretch of Broadway. It's great to see it coming along.

With everything resulting from COVID it would be smart to see the Downtown BIZ/CV pushing Broadway (downtown) as a new residential node with ground floor commercial. Pull the Bro-Ass residential north, convert some offices (Wawanesa a good start) and fill in lots with medium density residential (or higher).

Push offices and bigger commercial north toward Graham/Portage, and model Broadway after some of Boston's beautiful tree-lined mixed use boulevards.

I love this project! Twice last week I walked down Broadway, from Sherbrook, towards downtown. Out of all the high streets in Winnipeg, Broadway (especially with this project under construction) reminds me the most of the feeling of walking down an East-West high street in Toronto. Broadway is a similar model, East-west leading into downtown with north south residential streets above and below it. It also has a similar scale and width.

I think if the neighbourhood can attract more people with $ to spend it can be a really attractive street in the not too distant future. It's the type of inner-city neighbourhood I've always wanted to live in.

^ It would be nice to see even just a couple of new buildings go up on the main stretch of Broadway between Osborne and Main. The whole stretch kind of feels frozen in time in 1990 which is not surprising given that hardly anything has been built since then. It would be wonderful to see a couple of the parking lots get filled in or some of the drab little walkup apartments along the south side get replaced with something a little nicer... they don't have to be massive either, 4-8 storey buildings with office or residential space and retail/restaurant on the main floor would be fine. Just a couple of them would help freshen up the street.

I really despise all the new Canada Life signage on all the GWL buildings. I understand they changed the name and logo but it would’ve been awesome if they kept the big old neon sign or made a new one in that style. And replaced the podium and building signs with more high end/traditional ones that were there before. They all stick out like a sore thumb as there’s no modern lit signage anywhere around the Ledge.

^ Yeah, the old signs looked elegant and befitting of a head office... the new ones are a little more garish and look like something you'd expect to see in a suburban sales office.

I agree. This type of building should be the model. Basically no parking. Affordable housing mixed with market. Built to the sidewalk with a sidewalk storefront. The stimulus money should build ten of these downtown.

You’d think residential would start to fill in along Broadway. Even some office conversions to residential. The area has a more livable feel than most parts of downtown.

It is going up so fast because they are up against a deadline for a provincial affordable housing grant.

It’s too bad wawanesa decided to bury itself into tower five at TNS. It could have had a transformational effect on Broadway.

If we’re able to suddenly start turning Broadway more residential and densifying Bro-Ass, should be able to put even more pressure on city to run RT through Union Station.
