Lib Kanata [150 Kanata Ave/1200 Canadian Shield Ave] | 28 + 33m | 9 + 11f | Approved

No formal application has been done yet, but a developer has released so initial concepts for the land they are planning to develop to the community for feedback.

Last year, as planned, the city sold land that bordered Campeau Dr and Cordilla St and recently they sold the parcel highlighted in yellow in the below map, which runs along Kanata Ave and Maritime Way (soon to be Canadian Shield).

They have a very basic rendering, but it is clear to me that it isn't final, so it is hard to say how the final building will look on the exterior. They have a site plan in the slides they included makes it clear there is some mix use, with plans to include a cafe and pharmacy at this time (whether this will hold remains to be seen).

EMD Batimo is proposing a mixed use developement on a vacant site adjacent to the 417 highway in the kanata town centre area that includes:
  • One building composed of two 9-storey wings joined by a 7 storey central component.
  • Underground parking
  • The development will have:
    • 300 rental units
    • +- 650 m2 of amenity space
    • +- 840 m2 of commercial space (coffee shop & pharmacy)
    • +- 170 m2 of mixed use space which will be either amenity or commercial space based on the market.



And while these might not be the final renderings (they rarely are), it's all we've got at the moment.

The development application has now been submitted. It's taller than the early concepts.


The subject property, at 150 Kanata Avenue and 1200 Canadian Shield Avenue, is a corner lot located on the North side of Kanata avenue, at the intersection with Maritime Way. The irregularly shaped lot has approximately 88 metres of frontage on Maritime Way and 130 meters of frontage on Kanata Avenue with its greatest lot depth of around 75.0 metres and is 14,881.50 6m² in area. Currently, the subject site is a densely wooded vacant lot.

The revised proposed development is a mixed-use building providing 351 units ranging from 1 to 3 bedrooms. The building is mainly composed of three (3) distinctive volumes of various heights (9 storeys along Kanata Avenue, 11 storeys along Maritime Way and a 7 storeys middle section linking the two). Non-residential spaces totalling 858 sm are proposed at-grade along Kanata Avenue following the intents of the Kanata Town Centre area to provide retail uses along Kanata Avenue which is set to be turned into a complete street. Non-residential uses combined with amenity areas located at-grade along Kanata Avenue will work together to provide street animation and enhance the pedestrian experience.

Vehicular access to the site is proposed from Maritime Way for safety reasons as traffic and driving speed along Kanata Avenue would make it problematic (see traffic study). A 6m laneway leading to two (2) above ground parking areas totaling 63 spaces also provides access to a covered rear drop-off area as well as the exterior parking ramp leading to the underground garage.

Additionally, to the 67 above ground parking spaces which are dedicated to visitors and for the non-residential uses, the project is also proposing a 2-level underground parking garage totaling 379 parking spaces (177 on P1 & 202 on P2) as well as 180 bicycle parking on the first level. Parking for visitors and non-residential uses are provided at the minimal rate required by zoning. Parking for residents is proposed at a 1 space per unit rate which is twice the minimum requirement of 0.5 spaces per unit due to proximity to the Terry Fox Rapid Transit Station.

Looks good. Minimal surface parking, all hidden in the back. Retail on Kanata Avenue, continuing the trend with other proposals.

Updated again (September 2022)

New footprint, floorplans and parking plan. And it's now two distinct towers connected by a 1 story lobby. They've also reduced the ground floor commercial by 16%, from 14931sf (1387.1m2) to 12563sf (1167.2m2). Can't find any updated renderings though.

Disappointed they reduced the commercial space, but at least it wasn't outright eliminated.

[July 2022] 150 Kanata Avenue was purchased by Investment Kanata Properties Inc. from Ottawa Community Lands Development Corp. for $9,075,000 or $2,472,752 per acre. It is zoned Mixed-Use Centre.

I don't think there ever was a second building at 180 Kanata Ave., just a copy/paste placeholder of a building on the next lot over for the renderings. No submitted proposal I saw ever showed one anyway.

Interesting. My company is working on the first building right now, but I have no idea if 'Lib' is on our radar. Will have to look into it.

Absolutely hate the dead corner they’ve left in the most recent renderings. Why is it so hard to get a street presence or even street-front retail?
