Is this one going to include ground level retail from the get-go or is it just a possibility later down the road?
Also, isn't there a project that is also under construction just on the other side of S. Main from this project?

i don't see any indication of retail in the plans. Big mistake.

No retail was included in this one, stupidly. On such a busy street like Flores, you'd think they'd put retail there.

A few photos I took when I drove by yesterday. Garage is up. They even had some people working on the site on a Sunday morning.

The Ken's Goodyear building at S. Flores and Chavez was torn down last Friday. The rest of that block is a surface lot. Anyone know of any plans for that block? I know it's not the HEB parking lot as that's a block over off of Dwyer Ave. [IMG][/IMG]

That's going to be a temporary parking lot for HEB while they build the garage. I'm hoping they turn that lot into something else. Retail. It would greatly benefit the area.

Am I the only one who finds it a bit odd that this development is being called “Encore Riverwalk” when it’s, um, not on the Riverwalk?

That's quite a massive garage right there next to the Riverwalk.

I just looked at the plans on Page 1. This complex reminds me of an apartment complex I lived in in Austin in the late 80s (wow). It was a nice place to live as an upperclassman at UT, but it wasn't immediately walkable. You had to drive to go anywhere. So my point is that while these apartments will be nice for the residents (parking, pool, nice apartments I assume), they'll have to walk several blocks for any meaningful retail. If a few ground level retail fronts were included in the building, even one per side or corner, that would be four things like a diner, deli/store, cleaner and even a small bank branch or a Subway.

Whenever I go by here, I see that they’ve built a surface lot at the NE corner of Flores and Cesar Chavez, so just south of this new complex. Not sure if it’s related to this project or not.

I was hoping it was temporary, but it looks like they spent quite a bit of money on landscaping, and I doubt they’d do that just to tear it all down.

That new lot is for HEB workers as HEB builds it's new parking garage right to the east of the new parking lot. Hopefully once the parking garage is done HEB does something nice with the land they just built that new parking lot on.

There was a small strip center built at the entrance to my neighborhood last year and most of the long-time residents went crazy about it (in a bad way). Wife and I were happy as a Fuzzy's Tacos and a small bar opened up...within walking distance! Perfect!!!
