Probably would help a tiny bit. What would really help would be to stop requiring new water service with every rehab (expensive), and the excessive fire rating is a bit much too. Also, I don't know why they still insist on copper for plumbing when plenty of municipalities are already using PVC

Copper for drains? PVC is fine for drains, but I've never seen PVC for high pressure lines.

PVC drains (above ground) are only allowed in residential buildings of three stories or less. Commercial, mixed use and anything over three floors still has to use metal drains.

I think it's a fire separation thing. Plastic pipe will melt and leave a hole in the raceway at a temperature will below the that of the fire.

The Ace on Ashland (1023 N. Ashland) got its permits yesterday to build 33 condos, with 25 car spots. Surprising to see a condo:car ratio that's less than 1 outside of downtown.

Good to see! Seems surprising to see a condo:car ratio below one anywhere in the city. But why drive when you can eat every meal at El Barco?

Yes, I'm surprised as well to see a sub-1:1 ratio for a condo building, although it's become common in rentals. I'm sure this is being permitted as a TOD since it's within the shed of the Division Blue Line stop.

It probably makes some financial sense on certain sites... you max out the number of parking spaces you can fit on the ground floor, and you max out the number of condos you can fit on the floors above. TOD means those numbers don't have to match up, and the developer can avoid costly structured parking, either above or below ground.

From a sales perspective, though, I can't imagine the realtors are looking forward to selling condos without parking. That's often a tough thing to do, especially outside of downtown... but if there was a non-downtown neighborhood where it made sense, West Town would be a good candidate.

Related question: if they're moving forward on construction, does that mean they've hit a threshold in presales?

In 2013 my condo one block away from this site sold in under one day for far more than I expected. Without parking.

Cabrini RFP

Has anyone been able to find the winning bid for the Cabrini Green redevelopment by Hunt Development Group out of Texas? I FOIA'd the documents but have obviously heard nothing from the city.
