The last time I was in SA, they had blocked off streets for 1603 but I never saw more than that.

Hopefully even half of this gets built. I remember an old article saying they’d have higher end retail stores that aren’t in the city already, if actually built.

Edit: 200,000 square feet of retail is pretty significant. I wonder what kind of tenants they're going after? Just keep doing the whole Pearl bar and restaurant thing? Maybe a real grocery store or other retail? That building faces Broadway has almost 40,000 square feet. The older HEBs are about that size, but they seem to only build huge stores these days.
According to the article, Graystreet is also partnering with Midway on the Lone Star redevelopment. I hope I live to see it.

Hidden in the site plan from the SAEN article:

It says "Encore Multifamily" north of Carson. Is anyone familiar with what the plan is with that? I assume they're the ones who took the other SAISD parcels that were sold. Looking at their website, they kinda do it all from bland low rise apartments to sexy Miami condos.

This map shows Graystreet owning almost all the land between Carson and Grayson. They must consider it a separate development to Broadway East. I've never heard it mentioned.

It all looks fantastic in the renderings and concept. I hope it happens and is successful but I'm not going to get my hopes up.

Well, this group owns a lot of great property and their ability to not develop almost any of it is second to none. Yes, they kind of did Grant/Kress but what ever happened to that building? Is there still going to be a food hall? Is WeWork still planning on leasing space?

The Light building is going amazingly slow. I'm almost positive the Thompson project started after that one and is now pretty much complete while the Light is maybe 50% there?

The group talks a great game, puts out fancy renderings...but that's all I really see. I'll gladly eat crow when their vision becomes reality. I think they have some great looking ideas but I haven't seen anything of note come together.

Maybe partnering with this other developer will help push along their plans.

Maybe I'm blind and know nothing, I dunno.

I feel you. They do take a long time and I can see how uncertain it all is based on the evidence. But I'm a positive person, so I just hope for the best with this one. It will probably look good when I'm 40.

Yeah that's it for sure. Pretty dull compared to what's going in next door.

Mostly everything I know of has already been discussed here.

This isn’t a high rise but Pabst plan looks very cool.

The Pabst CEO has come in with some energy. I'm not big on the beer but I'm excited that he is willing to invest. The BMX track is kinda hokey but I understand the vision he is wanting to create. Also, if you want a great BMX track in town, its over near Eisenhauer and I-35..Lone Star BMX.

What happen to the 32 story building forum next to the Miliam?
Was it a hoax? Fake News?

No.

Without getting into too many details. It needed to be removed ASAP. It will be put back up at a more appropriate time in the future.

I kind of figured. I was the photographer that help with the Frost Bank renderings and was told not to share anything till they released it. Totally understand!

OK, so I have been obsessed with the 305 Soledad Project since it was brought up and then taken back down. I completely understand that need not to put the renderings up before they were ready to make an announcement. But I wanted to know how real this was. Here are a couple of things that I have been able to find.

First, is that on the San Antonio planning commission meeting next week on the 18th, is a request for that lot location. It is item number 23 on the list on the link below. It reads:

https://docsonline.sanantonio.gov/DS...ivePCCases.pdf

"S.P. 2246 Consideration of a Resolution recommending the closure,
vacation and abandonment of a 0.105 of an acre (4,590 square feet)
portion of North Main Street , and a 0.054 of an acre (2,358 square
feet) portion of Soledad Street, New City Block 154 in Council District
1, as requested by 305 Soledad Lot Ltd. Staff recommends approval.
[Mary L. Fors, Senior Real Estate Specialist, (210) 207-4083,
mary.fors@sanantonio.gov]"

So if you go looking for 305 Soledad Lot Ltd., you will see that it is linked to Weston Urban. I know that was mentioned before, but I found this on Bizapedia. It lists Weston Urban as the registered agent for a company call "305 Selodad Lot, Ltd.". That takes the reality of this up several notches for me.

https://www.bizapedia.com/tx/305-soledad-lot-ltd.html

I am more than willing to be patient for a formal announcement. But with seeing that this project is tied to Weston Urban, I can't help but feel that this project will soon be a reality. I am really excited.

Good information JRG, looking forward to seeing how that meeting turns out.

Spoiler, thx for the info on the shade competition. Looks like it will partially become a reality. Article states they have $500,000 to work with to get the project going.

Big win for Gray Street. They signed a lease with Hearst to take the top two floors of the Light Building. Happy for them to get that done. Article said CBRE is still working on finding a buyer for the old express news building.
