Is anyone aware of something happening in Irishtown around the area between Saffron/Joviale and across from Irishview?

You have 4 lots shaped as a square that sold December 30th, presumably in the same transaction 06219568, 06656150, 06656168 and 06219576. Then the 2 properties butting against the back of the last PAN have also sold (though unrelated and some months earlier).

This would be a primo spot for a gas station to replace the Metro across from the church that was torn down years ago... but maybe it's wishful thinking and there's nothing more to this. It's definitely a busy road though, I remember growing up when people would stop at the Metro to ask where that 'highway' went.

There's a gas station just down the road in each direction from that spot. Then a Costco gas station a little closer to town. I doubt it will be yet another one. Honestly I hope it isn't another one.
I can't wait to see what's going on though. Appreciate the heads up.
My guess is some developer bought a big chunk of the land for homes. But it's just a guess.

driving by on mcglauglin, that picture doesnt do the size justice.. the foot print of that school is massive..looks like a km long..lol

Small apartment proposal for Newcombe Drive (not far from Ecole Champlain)



It might be small, but it will be part of a larger project consisting of three apartment buildings totalling 88 units.

There is construction work ongoing at the site of the former NB Power building on Urquhart Street in the Caledonia Industrial Park. This building was torn down last year.

There is a sign up facing the TCH showing the render of a nice glass faced building that is to be constructed. Unfortunately, since the sign faces the TCH, this makes taking a photo of it impractical (unless you want to sacrifice life or limb). At present, it appears that initial site preparation is taking place. The work is being carried out by Acadian Construction.

In any event, the company listed on the sign is Brandt

This would appear to be a dealership for tractors and industrial equipment.

Indications are that Mezza Lebanese Kitchen is finally planning on opening their new restaurant in McLaughlin Place this summer.

Their plans were waylaid for a year because of the COVID pandemic, but I guess they now feel confident that by the summer, we will be well over the hump and it will be safe to open. No word yet if it is the original franchisee, or if a new franchisee has been found.

The layout for the new apartment building cluster along the east side of Harrisville Blvd near the Humphrey Brook Trail has been changed. Formerly there were to be two apartment buildings, with the larger building "L" shaped. The new plan has three apartment buildings in the cluster.

The building closest to Harrisville Blvd (Building "A") will be the first one constructed.

Apartment Developer Receives Federal Loan To Reduce Rents

The developer of an apartment complex in the Lewisville area has received a $16 million low-cost loan from a federal housing program to help reduce rents.

Birch Meadows is a 76-unit building being built at 369 Highlandview Road.

Developer John Lafford says the aim is to attract mature adults as tenants.

“We’re encouraging that family dynamic. This building will be an extension of a subdivision. There will be grandchildren and grandparents will be close to their children,” according to Lafford.

Richard Tower, vice-president iQ Commercial Mortgages Strategy, says market rent would be about $1500-$2000 per unit but the federal program means some rents will be discounted.

“About half of the units will have annual rents well below 30 percent of the median household income for Moncton which is around $79,000,” he noted.

The affordable rents for at least 27 of the units will be maintained for a minimum of 21 years.

The virtual announcement was made today by Moncton-Riverview-Dieppe MP Ginette Petitpas Taylor and Ahmed Hussen, minister responsible for Canada Mortgage and Housing Corporation (CMHC).

Construction of the four-storey apartment building began last spring and is expected to be completed by this fall.

Construction is getting underway this spring on a new solar-powered neighbourhood in northeast Moncton.

The so-called North Branch will also be a test site for the federally funded smart grid project led by NB Power, NS Power and Siemens.

NB Power spokesperson Brent Staeben says interested home buyers are being sought and they must agree to be part of the smart energy research.

Moncton was chosen as the location mainly due to its red-hot real estate market.

Staeben notes how potential buyers have shown interest from both here and across the country.

Solaire Homes plan to build 100 homes that will have the latest technologies such as home energy management systems, rooftop solar panels and storage batteries.

The fully tech-outfitted homes are expected to range in price from $270,000 for semi-detached to $400,000 for a single-family home with energy savings more than expected to cover any extra costs in construction materials and for the technologies.

The first homes could be ready by this fall.

The North Branch neighbourhood splits off from the northern section of Halls Creek and is accessible from McLaughlin Drive.

Seen today they were moving ground next to Starbucks in the granite park. Could be building another retail complex maybe this summer .

The site will be located at 125 Frenette Ave in the Caledonia Industrial Park and is slated to open fall 2022. The 221,000 square foot facility will sit on almost 19 acres of land. This distribution centre will supply all 43 WalMart stores in Atlantic Canada.

Halifax is getting the Amazon distribution centre and Moncton is getting the WalMart distribution centre - spreading the wealth around I guess.

This facility will be located at the very east end of Frenette, not too far from the KelCold refrigerated warehouse (and the Kent Distribution Centre).

It should be noted that there are also two recently cleared large lots on the west end of Frenette, close to to the Loblaws frozen foods distribution centre and Day & Ross. This could be a very busy couple of years development wise over in the Caledonia Park.

But are there really 43 Walmarts in all Atlantic provinces?
If you take NB Zone 1 (covid zone 1), approx 1/3 population of all NB, there are only 2 Walmarts. So how many WMs in all of NB, 7 or 8?
