This is only a rezoning. This is not an approval for development. While this is a big step in the process, there are many more hurdles to jump before shovels hit the ground.

Each of these 4 parcels will now have to be designed and approved individually by both engineering and planning departments. I wouldn't doubt that construction will start this summer, but getting all 4 of these separate developments going will take 2-3 more years. Then you'll see another re-zoning in 4-5 years as they develop the next section.

CBC seems to be blowing this out of proportion a bit, like the development was rammed through against all odds. What it looks like to me is that they delayed some of the details to the design revue stage which they will now begin.

I think that is the distinction that needs to be made.

Rezoning versus unobstructed approval.

This is just a rezoning recommendation.

That being said, all of the concerns raised in the first document are valid, and we should reference that article once the project approval occurs to make sure the various concerns are addressed.

So, basically, CBC is trying to make a story out of pretty much nothing. hmmm.... I guess they're trying to fill air until the budget comes down next week. Look out then - you won't hear anything about Glencrest for quite some time.

I wouldn't go that far, as something very well could be amiss. I really don't know. I'm just under the impression that there is still more to this approval process. For example, generally a highway buffer will be considered when a building is proposed, not for a rezoning. Then they will look at whether or not it is far enough away.

Wait - where is this high-school exactly? And it will replace two of St.John's biggest schools? That seems like a stretch. What will happen to Booth and Bishops?

I have a feeling it is right where I labelled number 2 in the attached image. ESD owns that large piece of land (which always though would make a kick ass multi building kinda condo development). Killiam owns parcel 1 in that image.

I also saw heavy equipment there yesterday as I was picking someone up

Hey everyone,

Long time lurker here, really enjoy the conversations and updates on developments in the city. Anyway, just wanted to share some info on the new West End High School. I had a work term with Dept. of Education, and got a chance to review the drawings before they went to tender.

The school itself is fairly large, 3 stories in the classroom wing. Another large wing contains the gymnasium, music room and other rooms. There are two large curtain walls for the main entrance and library, which are rather uncommon for schools nowadays, risk of vandalism I guess. The school grounds do cover most of the area labelled 2 in the previous picture. However a large portion of this will be devoted for a new soccer pitch. Most of the surrounding trees and greenery will be kept in place, as well as numerous walking trails and pathways are going to be built, which should all help to make the area more walkable, and kind of tie it into the Bowring Park area.

I think it is a rather nice looking building and plan, constructing a new school in an urban area, keeping most of the greenery to help make it more of a rural feel. Just thought you guys might like some info on the school, enjoy

Wasn't there a condo development slated for that area a few years ago that fell through?

The condos are slated for Killams Property. That would be area 1 in Spencer's photo.

I waffle back and forth on wether the high school next door would be better or worse for development of the condos. You want to be close to schools, but how close?
