The NEC Central/Indian School project, "The Central Park," is probably dead unless they had the wherewithal to get an extension on their zoning. I found the project pretty unlikely given the lack of office demand in Central Phoenix and COVID did a number on the office and hotel components anyways.

The Central Park idea was very ambitious and also made no sense in that area. My only explanation is that a project like that in downtown Phoenix would be extremely tough but it would make more sense. Hopefully the toll brothers move decide on a lot in downtown to help fill the gap in downtown Phoenix.

They own a lot on 5th avenue and Van Buren. Hopefully they move on it soon. Has anyone heard any updates on that lot?

Heard they are potentially selling the site including transfer of current design plans to another developer. Current plans are for a 7-story wrap including at least one retail component on Van Buren. Plans already have Prelim Approval with City, so if a new developer buys everything, should be able to move to construction fairly quickly (as soon as 6 months).

This was strangely never covered, but the Edison Eastlake plan was approved a few years ago.

In short, it demolishes 577 units of aging project housing and replace it with 1100 units of mixed income housing with a new linear park and other amenities. The first bits of it received $30 million in funding.

The first phase, Soluna appears to be wrapping up and the 79-year old Frank Luke Homes now have construction fencing around them.

^The fact that there isn't a 30-40 story tower on top of that is tragic. It just feels very underutilized.

That was my first thought. It looks so terribly short.

I wonder if there's some reason they couldn't have parked it for a taller structure which seems to be the obvious impediment.

Or maybe Mortensen just sucks, idk.
