It's an attractive building. Recall this was the property where they asked to go to 85' and step down to 45' to build a residential building. Of course, it's nuts that our land development code is such garbage that it doesn't already allow this height/use but that's a different story. Local Nimbyism killed the deal. Some went so far to say that the junk yard that was there was a "nice junkyard" and needed to stay.

It's maddening in a city that says it's progressive, cares about people and the environment, yet makes it damn near impossible to build responsibly. We then add tons of jobs in the urban core but don't allow housing by default requiring sprawl and single occupant vehicle trips. Knock on wood our new land development code values Austin's needs over the desire to protect status quo.

Oden Hughes Breaks Ground on 279-Unit Lenox 7th

OH Gonzales LP, affiliated with Oden Hughes, will make a $250,000 donation to East Austin Conservancy. The developer agreed to make the donation as it worked with the city of Austin and Govalle-Johnston Terrace neighborhood contact team to rezone the four-acre former commercial site on which the apartment complex is being built.

Lenox 7th will offer one- and two-bedroom units, ranging from 528-1,157 square feet. Amenities will include two resort-style pools, co-working space, and a fourth-floor skyline terrace.

It's mind blowing to me that such a simple amenity idea has not been implemented much at all with most of the newer block sized boxes being constructed on the Eastside. Such a perfect opportunity to do something with a great view.

Is there something against that in zoning? What am I missing here?

Well, that's just how they're marketing it. Any rooftop amenity/pool deck is going to have the potential to afford you a view of the skyline unless you're staring at your taller neighbor's wall.

It gets tricky if you are up against a height restriction. Basically, as I understand it, if you area already at a maximum height, you wouldn't be able to build the elevator lobby you would want on the roof. You'd want the elevator lobby so that you can provide ADA access and ease of use.

I guess the alternative is to do stairs the entire way and put in one of those things that carry folks up stairs.

Any idea where this one is going? I noticed a boring one-story office building refurb project right next to ACC seems to now have a multifamily component included with it. However that one, at 6505 Airport, lists 326 units.

This could be interesting. It's for a Republic of Texas History Museum next to the French Legation. It looks to be three buildings and is a pretty good sized museum. But the damn PDF is loading so slowly I can't get all the details.

Here's one of the elevations:

I love the pervious paving. I wish we'd do more of that here for parking lots instead of just paving everything over in asphalt or concrete.

Saw a couple projects that seemed interesting on the AULCC page this week. I ight be biased living on the east side but hey

New mini office park in a fairly residential area on Springdale near Givens Park

This little wedge of land near the Train tracks for the red-line with a distinctly Harry Potter twist for the working name, Platform 9 ¾. Looks like the same tract of land that caused a massive fish kill in 1961

I also saw some core sampling on 1017 Springdale directly next door to Springdale General, I think that used to be an old tank farm in that area but not sure.

I'll say it again, some of our best new architecture is coming in the form of low rises. I agree I haven't seen any yet that I don't like. I'm sort of the belief that high rises should be glass to lessen their impact visually and low rises should be brick to be warm and inviting.
