I’m worried from reading the description of the project, I may be wrong or have misread it, but it sounds like it may get have a suburban style design. I hope I’m wrong.

The price of San Antonio’s downtown Class A office space is rising sharply as demand grows, inventory shrinks, and, at last, new opportunities fill the skyline.

“The change is truly happening,” said Lindsey Tucker, first vice president of CBRE, a commercial real estate services company with offices in San Antonio. “We are extremely fortunate to have investors, developers, corporations, and large educational institutions committed to making our city a better place to work and live.”

Class A+ and Class A office space are classified as such because they are considered the highest-quality workplace real estate on the market. Class A is generally a building that looks good and is managed well. Location and access also count. For those reasons, Class A also commands the highest rents.

The current inventory of Class A office space in the core of the Central Business District (CBD) includes the Weston Centre, the Bank of America Plaza building at 300 Convent, and One Riverwalk Place. Together, the three comprise about 1.3 million square feet of net rentable area. When complete at the end of this year, the 24-story Frost Tower will add another 170,492 square feet of Class A space available for rent.

THIS PARAGRAPH REALLY BLEW ME AWAY!

Frost Tower is the first high-rise office tower San Antonio’s urban core has seen since the Weston Centre opened in 1989. Gross-up rental rates for the Class A++ space that offers 360-degree views of the city is being quoted at $50 per square foot and up.

Mostly accurate. I believe 3-4 stories, BUT unlike most suburban designs, some of the on-site parking is being traded away (from what I have heard) for site amenities that the adjacent neighborhood was pushing for.

Glad to hear demand for Class A office space is growing downtown. Here's hoping it spurs more development and high rise office buildings.

I love the view of the cranes from Broadway and Grayson. Look closely and you can see all 5 of them.

Definitely good news. Especially if demand is growing. Shows we may be slowing the so called "brain drain", as well as attracting demand from other areas.

Frost crane coming down in 2 weeks, Canopy crane going up in a month-ish.

Given how the The Saint Hotel on E Travis St. fell through earlier this year, this might be a good thing. It will definitely help bring life to this area of downtown San Antonio. I, for one, would definitely stay at this beautiful building; one of downtown's hidden gems, which will soon be fully awaken (in business and ready to serve) the public.

I have walked past this building every day for 20 years... and I completely agree.

Hopefully they are keeping some of the original tile floor/wainscot at the elevator lobbies. It was in sad shape (it had been painted over... which was peeling off), but it was still almost 100% intact.

For everyone who might be interested. City Council has been having discussion about the SA Tomorrow planning process. From what I understand, the city staff has come up with a plan and city council is making changes and will ultimately decide land use categories going forward. There has been a lot of NIMBYism, mostly lead by a group called the Tier 1 coalition. They are trying to reduce density in several of the categories, especially those in the Low Density Urban category. I've joined a new group that is pro-density and encouraging Transit Oriented Development. We're still getting things organized, but if you are interested in learning more, please read our newest call to action and sign up for our meeting list!

Even though council did have a meeting this morning, they postponed a decision and emails in support of increased density are highly encouraged!

This would be great for the area. If done, the garage next to One Riverwalk would look so much better, and quite nice! Start giving the old garages a little design!
