five years ago, the prospect of a brewery at that site would get someone laughed out of town! that, along with the bag factory apartments and its neighbour being renovated....

Good point... it's nice to see the Exchange District's buzz and energy moving westward, out beyond the shadow of Main Street.

Had a chance to go on a tour of the Pump House last night (organized by Residents of Exchange District) and see some additional sketches and a model of the project.

Also - if you ever have the chance to follow 1ajs around a heritage building for 30 minutes... I highly recommend you do so. The guy has a staggering knowledge of these buildings.

^ Very cool... I love what is envisioned for the site. I can imagine some won't like the fact that the Pump House will be blocked from view on Waterfront Drive, but I like the efficient use of the land and the fact that the project will help save the Pump House. There's still plenty of exposure along James.

Along with the other recently built and planned developments around there, this will really help extend the East Exchange farther north... it will go from a slightly marginal area to being in the thick of things.

I'm fine with PumpHouse being blocked from Waterfront. It's kind of.... ugly.

nice to see Winnipeg's favourite rock garden/gravel pile has been scraped away from the front of the pump house. next year they should find a place to just dump some old railway ties and wire spools for people to "enjoy".

I should have taken better angles on the model... you can't see it, but the building on Waterfront is actually cantilevered out which allows a clear view from the corner of James/Waterfront, and creates a plaza area.

^ Even more impressive. I like it. That will really improve the continuity of the Waterfront strip and build up a bit more of a critical mass around there.

the buildings proposed are just place holders they dont know exactly w they're building for sure some consulting with nieghbors in sky 2 are being done first

phase one is the pump house phase 2 is the parkingling lot phase 3 is the building along waterfront

also aparently the pumphouse is 90% leased or something to that affect

Is consulting with neighbouring things a Winnipeg thing? Like it seems everyone here thinks they have a right to a view, and that nothing should be allowed to block that.

It's done everywhere, but Winnipeggers seem to attach more faux romanticism to things than others.

I mean I'm sure it happens in New York or Toronto, but there people are actually trying to protect something noteworthy, whereas Winnipeggers protest the removal of a park bench to stall any development that infringes on their vast, vast NIMBYism.

I'm exaggerating, but only slightly :p

Anyone know anything about the rumoured building permit for 104/106 James? Even a broad brush stroke like 'residential' or 'low-rise?'

thats what was mentioned at the pump house talk then it turned into a 10minut spat about the cities parking garage boondogle
