Exclamation REMINDER: Hotel de la Montagne closing on Sunday

Just a reminder that the Hotel de la Montagne and Thursday's Pub are both closing this Sunday September 9th. If anyone wants to go up for a last time, you'd better hurry!

The least those greedy wolves could do is make it up to the loyal clientele by replacing the terrace magnetic with something worthwhile, like an even bigger, cooler rooftop hang out.

But they probably won't. Instead we'll have a private roof top terrasse accessible only to mr. and mrs. gotlotsamoney.

Pre-demolition work is currently well advanced inside Hotel De La Montagne. This project is moving along within the projected schedule.

And at the same time, the Vogue across the street is starting their renovations, including a new, fancier cladding.




Ogilvy, Vogue, Mount Stephen...that part of downtown is becoming a hub of uber-riche activity!

The website still exists. They are now sending people to either the Fairmont Queen Elizabeth and the W Montreal Hotel. Perhaps a hotel brand from Starwood is slated to be located on this site (St. Regis?)

Nice observation MTLskline! But isn't there already a St. Regis in old Montreal right by Place d'armes?

edit: never mind. Although I was convinced there was a hotel or condos called Le St. Regis somewhere on St-Jacques. Oh well.

I wish they decide to pump up the height on this one. 17 floors seems so...shall I say 2002?

CONTEXTE
Lorsqu’une requête de permis de démolition concerne un édifice situé dans une aire de protection, comme c’est présentement le cas, elle est soumise aux dispositions du règlement sur les certificats d’autorisation et d’occupation. Ces dispositions prévoient que le projet de remplacement doit être soumis à la procédure de révision du titre VIII du règlement d’urbanisme et, bien sûr, qu’il soit conforme à la réglementation. Dans un tel cas, le conseil d’arrondissement peut exiger une garantie monétaire visant à assurer l’exécution du programme de réutilisation du sol dégagé. La valeur de ce bâti au rôle d’évaluation est établie à 11 765 100 $.

DESCRIPTION
Le site: L’emplacement est actuellement occupé par un édifice commercial de 4 à 6 étages qui présentent des caractéristiques architecturales et des dates de construction très variables :
•le bâtiment situé au 1430, rue de la Montagne a été construit en 1975 pour accueillir l’Hôtel de la Montagne. Sur le plan architectural, ce bâtiment est typique des constructions en hauteurs des années 1960-70. Il possède notamment une terrasse sur le toit et seul le stationnement souterrain est encore en fonction aujourd’hui.

La proposition
La proposition consiste à démolir l’ensemble bâti existant et à ériger une tour de 18 étages (62,5 m) destinée à abriter près de 40 080 m2 d’espace commerciaux sur les 4 premiers étages, 85 logements sur les 14 niveaux supérieurs et 94 places de stationnement en souterrain (sur 5 niveaux). À l’exception du nombre de places de stationnement, ces chiffres doivent être considérés comme étant indicatifs puisque certaines unités peuvent encore être subdivisées ou au contraire réunies.

JUSTIFICATION
Un projet de construction a fait l’objet d’une première approbation en 2012 en vertu du règlement sur les projets particuliers de construction d'occupation ou de modification d’immeuble. Il a également reçu une approbation préliminaire de la part du ministère de la Culture, des Communications (MCC). Le projet actuel comprenant une surhauteur est une version réduite de ce projet. Le montant proposé pour la garantie bancaire qui est de 2M$ correspond à la valeur demandée pour le premier projet soumis en 2012. Cette garantie vise à assurer que les démolitions en cause soient remplacées par un bâti ayant une valeur au moins équivalente. La garantie bancaire serait maintenue jusqu'à ce que la structure du basilaire de l’édifice (les 10 premiers étages) soit construite.

Thanks for the info. I don't have any insider info on this project.

Here is some speculation, however:

1) The condo market is cooling down. Perhaps they believe that they should wait for demand to pick up a bit?

Having said that, it is only 100 units, so it is a mid-size project, not exactly a big tower full of condos.

2) They are having trouble acquiring some of the neighbouring properties. Recall that they wanted to take up most of the De la Montagne-Crescent block. I know that Wanda's was refusing to sell for anything less than an exorbitant amount of money, so perhaps they are negotiating. They might also be facing zoning hurdles on this front.

3) Perhaps Selfridges is having second thoughts of moving Holt Renfrew into Ogilvy (which must have been the main reason for expanding Ogilvy). No news on this for more than a year though.

Perhaps this project is being scaled back?

Thursday's is reopening at the same address. The owner will be the son of the original owner.

What a shame, this project is probably on its way out, seeing the boom is now over.

And nobody wins here either: 2 years later, the 200 hotel staff are out of a job, and the ugly tower everyone wanted to tear down will remain standing. Empty this time.

Other projects probably dead: Le Triomphe, Tour Maritime 2.0, Point Zero, TOM, Peterson, Tours Drummond. In Griffintown I don't got the hopes for Gallery sur le canal, and I'm afraid that the basin sur le havre no man's land will remain a field for decades to come.

Yep... I would say we'll have to wait a couple years until we see any projects as big as L'Avenue, Roccabella or TDC being built... And I'm not even sure if L'Avenue is ever going to be constructed...

I'd say that L'Avenue will be constructed, but I'm not so sure about YUL or Babylone, or some of the other players that are late to the game. They haven't even begun sales yet! I guess we'll have to see how quickly they sell, but I'm not overly confident, the market seems to be having its soft landing. (Well on the plus side, there shouldn't be a big crash!)

I have hopes for the peterson, Yul, and Babylone.
But I share the same opinion as Rico on the Bassins du Havres... it will remain a Non Man's land for quite a while.
And Rico I would say not to worry for the Hotel industry and Crescent. Might be for the wrong thread, I heard from great sources that the Germain hotel is considering moving and constructing a new Hotel instead of renovating... But these are far from becoming reality...
Don't loose Hope Rico. Je sens qu'on aura toute un ville différente dans les années qui vont suivre!

Ogilvy really ceased being an actual "store" in the 1980s. Today, it is really just a collection of "boutiques". I presume that Holt will be a "store within a store", and will probably force a lot of the existing boutiques out.

I'm interested in what happens to the current Holt Renfrew store, a beautiful art deco building. Since Saks is planning on coming to Montreal, perhaps they would be interested?

Holts is staying where it is, as is Ogilvy. Both department stores are owned by Selfridges, and they plan on keeping both prime locations. Ogilvy is currently slowly going through transformations where they are trying to attract a more younger clientele (go visit the basement floor), while still maintaining their loyal older clientele (the grandmothers of the Holts shoppers. lol). Rumours are that Ogilvy will completely get rid of the designer furniture floor, and introduce more designer (clothing) brands that they currently don't hold.
