There's an old wives' tale that a vanderbilt a day, keeps the nimbys away.

That's probably the most light Grand Central has seen out of its side windows in over a century.

The broader Midtown East rezoning gets underway.

http://nypost.com/2017/01/03/east-mi...inally-happen/

Quote:
...Existing buildings, hobbled by ancient infrastructure unsuited to today’s digitally attuned companies, are an average 70 years old, mainly because 1961 zoning rules made replacing them near-impossible. Freeing the area from the straitjacket could restore its allure to companies needing 21st-century bells and whistles.

...If the Department of City Planning measure survives the seven-month Uniform Land Use Review Procedure, which requires approval by the City Council and the mayor, it will bring a net increase over 20 years of more than 6 million square feet of office space to the district’s current 90 million square feet, the DCP projects.

But the area will gain more than 15 million square feet of modern, state-of-the-art space because some old buildings will be torn down for new ones.

Rezoning’s fate is being closely followed by landlords who want the option to redevelop older properties — among them, publicly traded SL Green, Vornado and Brookfield; privately held Rudin Management and the Durst Organization; and companies that own their office towers such as JPMorgan Chase and Pfizer.

Some take aways from the DEIS that was released, along with potential or expected development sites, lot sizes, etc. Projected height numbers are just numbers for reasonable development (no bearing on what will actually get built). Projected FARs, for the most part, will range from 23 - 25.

Locations of individual projected sites...

Development would minimally impact or overburden existing resources in the already dense area...

An sample of projected development sites and what could be built...

I haven't paid much attention to this one lately. Is 1,401' the new height to the tip of the spire, or is it still 1,501?

I don't think we know for sure, although I see the 1,401' figure thrown around a lot more now. We also keep seeing 58 floors though instead of ~65 and some new renderings make it look a bit shorter. Either way it's very tall especially for the area both to roof and pinnacle.

Good to see it finally U/C.

Kohn Pedersen Fox data lists this as 1,401 ft.

I don't believe it includes the pinnacle in its 427 m figure.

Extra fun stuff for Vanderbilt: (Gifs; FAR, massing options). Hold down Control and use mousewheel to zoom. I wish these were bigger...

Yes! It's definitely U/C! Good thing, too. I've been waiting for this one for a long time.

If you want my opinion: it's most likely 1,501' to the tip of the spire. I'm usually right, about 73,6% of the time.

But in all seriousness, I think we have to wait for other sources - f.e. a DOB filing with a massing/graphic model wouldn't hurt.

Right. There is currently one there for the higher height, but building filings are often amended to reflect current plans as the building progresses. This can be both minor and something of sifnificance, such as height. The most obvious of this is something like the Hudson Yards towers whose initial filibgs are vastly smaller than what the tower will ultimately reflect (due to the meechanisms that must be put in place to receive that bulk on site).

IIRC, I read that foundation work won't commence until late 2017...I don't think this can be classified as u/c just yet.
