I know I might be in the minority, but I appreciate a chunky woodframe update as much as a tower. Thanks for the shots! Weird to see a Polygon project with such a substantial retail component.

It really depends how it's built. I have been in a number of concrete highrises both new and old where you can hear the neighbors quite clearly, beside and above. I think it's a misnomer that concrete buildings are quieter. You may be able to close out the noise from the street traffic better in concrete but noise transfers quite easily between the units. I rarely hear my neighbors in my 48yr old woodframe and most are young (read louder) east side people. It's mostly just the sound from the old sliding balcony doors that transfers in my building.

Plus no awkward columns in the way in woodframe buildings.

I belong to a BIA and although I feel the BIA is doing a great job promoting my neighbourhood, I always have a feeling that I'm paying for services that the City should be paying for (graffiti removal, area beautification, security, etc). Plus the administrative costs are quite high.

Anyone know what is going into the long vacated retail space in the green corner building at Espalanade and Lonsdale ?

It has paper covering the windows now, with a (coffee?) scoop on the window and a sentence something to the effect of "we will be happy to serve you in a moment". So I am guessing it will be a coffee shop.

I hoping its a quality coffee shop from Vancouver, something like Matchstick would be awesome, we are in need of a high quality artisan "hipster" coffee shop on Lonsdale.

Sure sign of a real neighbourhood, another coffee shop popped up. This one a super tiny cozy place called Puchi between 3rd and 4th on Lonsdale. It took over that sports card shop, which took over the tiny comic shop that was there for a long time.

Might be three new coffee places in short order. One on Esplanade and Lonsdale, which I first posted about but then Pinion travelled back in time to post before me, the new bakery on 1st and Lonsdale, and Puchi !

Going to have to check it out. Despite a number of coffee shops in the area (Starbucks, Tim Hortons, Waves, West of Java) only West of Java is decent. I'm definitely looking forward to Lift opening in January, but will have to check out Puchi.

Starbucks, Tim Hortons, Waves - Jeebus. What a list. Lets play "is this lower Lonsdale or a strip mall in Calgary". I realize they are needed, but they do not make a neighbourhood.


I know I already mentioned this but it would be really exciting if Esplanade and Lonsdale one is Matchstick. I *think* that scoop is the logo they use when they are moving into a place. They do an AMAZING job with the interiors of their places. Real coffee, with real modern interiors.

So Lift is opening in January ? Thats exciting !
