The high-traffic corner near Sugar House Park that drew community attention last year over nixed plans for a Kum & Go gas station remains in play for development.

A Malad City, Idaho, company applied in November on behalf of the property’s owner to demolish the former Sizzler restaurant that has stood empty for years on the northwest corner of the park at 2111 S. 1300 East.

Records show the permit is nearing approval. Fencing has gone up around the 0.82-acre property and rigs are poised to help raze the iconic eatery and haul its guts off to the landfill. The empty building has seen incidents of trespassing, according to a real estate agent representing the owner, a family company in Salt Lake City called Romney Farr Properties.


The choice spot by the park just off Interstate 80 is considered one of the more commercially desirable locations in and around Sugar House’s rapidly growing central business district.

The site got re-marketed to other potential developers over the summer after the city planning commission vetoed plans in April for a Kum & Go convenience store and gas station there, citing environmental and traffic concerns. Few recent developments in what’s often dubbed Salt Lake City’s second downtown have drawn that much public opposition, with hundreds of residents weighing in.

The Iowa-based Kum & Go chain has since been bought by the parent company of Maverik, the Salt Lake City-based convenience store chain, but Kum & Go is still obligated to a 20-year lease it signed on the property adjacent to the popular park, according to broker Kip Paul of Cushman & Wakefield.

Maverik is said to have a new developer interested in building a hotel on the property, according to Paul. Attempts to reach officials with FJ Management, Maverik’s parent company, were not immediately successful.

The notion of returning the property to some kind of hospitality use has come up before. Past efforts, though, have hit challenges over a lack of available parking space, getting additional building height approved under the property’s existing zoning and the thorny prospect of obtaining a state-authorized liquor license in proximity to park grounds.

The planning commission’s 9-1 vote to reject Kum & Go’s application for a conditional use permit there also cited potential impacts on the park, air quality and secondary water supplies in nearby Parleys Creek.

Since then, city planners have also drafted a new set of minimum distances that newly built gas stations can be from rivers, streams and other bodies of water, as well as parks and open spaces.

The Sugar House Community Council, meanwhile, has seen several ideas for the property since the gas station was turned down, including the prospect of new apartments, but those options are severely limited, according one key member.

“You can’t build a luxury apartment building if you don’t have parking,” said Judi Short, chair of the council’s land use and zoning committee. Going underground for parking, she noted, is precluded by a nearby earthen dam.

A proposal to preserve the space through a land swap involving property closer to Highland High School fell through, Short said. The city has also sought to purchase the property, without success.

For now, the site’s future after the Sizzler goes remains a question mark.

The groundbreaking celebration of the new Impact & Prosperity Epicenter was an event befitting this exciting new campus landmark...

The Impact & Prosperity Epicenter is a one-of-a-kind multidisciplinary hub for innovation at the University of Utah, developed in cooperation with the Center for Business Health and Prosperity, Sorenson Impact Center, and the David Eccles School of Business.

The building will lay a new foundation for students to innovate, impact, and inspire, by combining experiential learning spaces with much-needed campus housing. As President Randall told the crowd gathered at the groundbreaking event, this new building — and the experiences it will create for students — represent the very soul of the university.

The new facility will house the Sorenson Impact Center and the Business Health and Prosperity Center building on the commitment of the David Eccles School of Business to provide experiential learning to its students and to impact the global science enterprise community. The Impact & Prosperity Epicenter will be a new multidisciplinary hub for social impact, community engagement, and enterprise, empowering social entrepreneurs and organizations.

The building will provide housing for an international population of students participating in the center’s programs with up to 775 beds in individual room and apartment configurations. Residents will range from undergraduate and graduate students to leaders of NGOs who will come to the building for training. Living and learning will unite to form an organic social network that opens new ways of communicating and sharing developed around an assembly of spaces, nonhierarchical by design, to nurture a culture of local and global impact. There will be 90+ parking stalls to the north of the building and the project will achieve LEED Silver or above.

Boyer Co.
This seven-story, 161,000 square foot office building is located on the corner of 100 South and 400 West within The Gateway. The average floor plate of the building is 25,000 rentable square feet and the building has direct access to a five-story, 1,100 car parking garage with direct elevator access to all floors. The One Gateway office building houses tenants including Gardner Company, Morgan Stanley, SCT Corporation, The Boyer Company and Konica Business Technologies.

This five-story, 80,000 square-foot office building is located just off the corner 100 South and 400 west in The Gateway, a mixed-use development in downtown Salt Lake City, Utah. The average floor plate of the building is 16,000 rentable square feet and the building has direct access to a five story, 1,100 car parking garage with direct elevator access to all floors.

Boyer Co.
As part of the development efforts at The Gateway, a six-story, 182,000 square foot, “Class A” office building was built. Sitting prominently on the southern end of Salt Lake City 's open-air shopping, dining and entertainment destination, the structural steel building contains retail, restaurant and commercial office space. The building’s exterior is clad in curtain wall, brick and storefront and it is connected to an underground parking structure containing 2,514 garage stalls.

Olympic Plaza - Newly Completed


Downtown Rising
The Gateway Olympic Plaza is a $10 million dollar project carried out by the Boyer Company. The building is 78,000 square feet spread out over two floors and is a combination of retail and commercial space.

Gateway - Fidelity Investments Building - Newly Completed


Boyer Co.
The new Fidelity Investments Building is located at 49 North 400 West. This impressive building boasts 7 floors and 230,000 square feet. Fidelity Investments is the sole tenant of the building and will began moving in May 2007. The building has 90,000 square feet of glass, enough to cover one and a half football fields. Native American Artwork is displayed in the lobby, which is made with materials native to Utah. The construction is done in partnership with The Boyer Company and represents a long-term and significant commitment to Salt Lake City by Fidelity Investments.

Gateway Hyatt Place - Just announced - beginning construction soon


The Boyer Co. is planning to round out The Gateway, a Salt Lake City retail, housing and office development, with a 128-room hotel at 55 N. 400 West. The six-story building would be home to the Gateway Hyatt Place Hotel.

A new 5-story Church History Library on the northeast corner of North Temple and Main will provide scholars, members of The Church of Jesus Christ of Latter-day Saints and other researchers an expanded, more comfortable research facility and enhanced access to Church archive collections. Contemporary trends in medicine and design signal the end of the imposing sterility of older-generation hospital facilities. At Intermountain Medical Center in Murray, Utah, designed by Anshen+Allen, the principle of patient-centered care is at the heart of the design. The 1.5-million square foot facility embodies a new approach to clinical architecture, where sunlight, patient comfort, and natural materials are as much a part of the design equation as accommodating the latest in digital imaging equipment.
Located 10 miles south of downtown Salt Lake City, the Intermountain Medical Center, opening October 29, will be the flagship campus for Utah's Intermountain Healthcare. The new facility dispenses with the monolithic medical tower, instead featuring five separate clinics, each designed around the principles of patient comfort and dignity. Wood and stone surfaces complement warm interior color palettes, while serene landscaping, meditative spaces, private alcoves, and natural views will help instill a sense of calm.
Each of the five buildings on the 110-acre former brownfield site has its own identity, entrance, lobby, and parking. The 15-story J.L. Sorenson Patient Tower houses 486 inpatient units in specialized 32-bed sections. Patients and staff can discuss medical and insurance history in secluded wood-enclosed registration bays. Single-occupancy rooms maximize privacy and comfort, while reducing the risk of spreading airborne pathogens between patients. Each room has a sink near the door for visitors to wash their hands, additionally lowering risk of infection. Guests may prepare food in "family pantries," and glass curtain walls afford views of the Wasatch and Oquirrh ranges.
On the ground floor, emergency care is reorganized into low-level flex care, more urgent acute care, a trauma unit for the most critical cases, and a decision unit for those needing monitoring before a diagnosis. Meanwhile, the neighboring six-story, 120,000-square-foot George S. and Dolores Doré Eccles Outpatient Care Center contains no beds. As emergency and inpatient care are located next door, outpatient schedules are more likely to run on time, from the clinical offices on the top four floors, to diagnostics on the second, to the surgery and pharmacy facilities on the ground level.
The seven-story J.L. Sorenson Heart and Lung Center features a labyrinth for walking meditation – along with cutting-edge technology. The three-story, 48,000- square-foot Jon and Karen Huntsman Cancer Center combines oncology, radiology, and surgery in an environment that revolves around patient needs, while the six-floor Carolyn Barnes Gardner Women and Newborn Center puts obstetrics, post-natal care, gynecology, and breast care under another roof.
Technology enhances patient-centered care throughout the design. Anti-microbial carpet dampens hallway noise, replacing the familiar sterile tiles. Two-way audiovisual networks link the pharmacy to private kiosks in the wards, where patients can order medications for delivery via pneumatic tubes. From scanners to gamma knives, medical equipment throughout the facility is state of the art.
Although located in separate buildings, acute care and cardiopulmonary services are located opposite each other to provide rapid-reaction options in emergencies. Indeed, the careful placement of the structures indicates that the traditional hierarchical hospital tower has been superseded by a closely integrated network of clinical sites.
Plugged into this clinical network, the freestanding Doty Family Education Center houses a 300-seat auditorium, eight classrooms, and two computer labs. This facility, unveiled in June, caters to the continuing education needs of medical professionals, and is already in use for seminars and review courses.
The turn away from the iconic object in modernism occurs in the context of an ongoing reevaluation of the meaning of modernity in architecture. Instead of the monolithic, nuance and fragmentation are welcome expressions. The Intermountain Center responds to a parallel shift in medicine, emphasizing the art of healing, rather than the mere administration of scientific procedures. This may ring post-modern, but it is not anti-modern: Hard research into the role of the environment in patient recovery has found that such factors as peace and quiet, natural light, comforting materials, and calming views have therapeutic effects. As such, Anshen + Allen's Intermountain Medical Center gives form to contemporary directions in architecture and medicine, setting a standard for a new model of clinical design.

Downtown - Update - Upscale condo project to rise in downtown SLC

Ground is scheduled to be broken in late March for Newport CitiView, a 45-unit upscale condominium project on just less than an acre at 325 N. 300 W. in downtown Salt Lake City.

The project is a joint venture between Salt Lake City-based Proterra Inc., headed by veteran Utah developer Chuck Akerlow, and Newport Enterprises, a Salt Lake City firm owned and operated by Akerlow's sons, Steven and Michael.

Newport CitiView units will range in size from approximately 900 to 1,900 square feet and be priced from roughly $260,000 to $700,000. The complex, four stories above ground and one level of secure parking below, will be located on what is now the site of the former Temple View Motel.

SALT LAKE CITY IN MIDST OF OFFICE SPACE EXPLOSION !!

Office space boom/Salt Lake County needs to add one million new square feet of office space annually, just to keep up (Note: does not account for Weber,Davis,Utah Valley metro sections)

The New Gateway Six pictured above is meant to replicate the recently refurbished Rio Grande Depot, which is one of two historic railway depots occupying the Gateway District.

Wow delts you have been keeping yourself busy. But there is so much news going on right now in Salt Lake City and other nearby Metros. I believe that 2008 will be the year of cranes for Salt Lake City with the start of the Construction of a few new highrises such as...

CCC Tower 1

CCC Tower 5
CCC Tower 6
CCC Tower 7

Yeah, it's amazing Projects how many things have been completed over the past few years, or are now under construction. We ought to put the new Ogden Hotel on here as soon as we have the rendering, etc.

Fast-Track flurry of demolition continues on Downtown Salt Lake's multi-billion dollar City Creek Center.

Here are some pics taken by T-MAC yesterday of two of the three, 10 acre blocks under construction.

Downtown Gateway Main Street, North End. Visible parking lot will be the site of the new Gateway Six Offices. Overpass in background will be coming down and rebuilt to accomodate pedestrians and the new TRAX line to the airport.


Gateway Six Offices, which will be centered as an attractive site-line at the north end of Gateway's Main Street, which is pictured just above.


New TRAX line under construction along 400 West, at East side of Gateway District.
