Which? the one that had three options or whatever it was? Absolutely. That whole stretch should be rezoned for mid-rise (up to 20 ish floors).

As for the fencing on Provencher: I noticed that late last week. I wonder if they're ready to get underway.

The one at Tache and Grandin. We've discussed before. Huge missed opportunity over there. Maybe as time goes on they will allow higher buildings as development move eastwards. It's also crappy the buildings are very suburban. They don't address the sidewalk in any way. Like a retirement community. I don't expect every inch of Winnipeg to be super urban. But it's a core neighbourhood with huge potential.

Also a question for the folks here. It's a 7 storey wood frame. Is that just the dividing walls or the entire structure? I thought we're only permitted up to 4 floors wood frame in Winnipeg.

Yes, I am also disappointed because I thought the 13 floor was nicest and made most sense not being wood construction. Always a concrete structure will be my choice.
Well said, St B has a more urban feel especially being so close to downtown and The principal streets like Marion and Provencher nearby lend themselves to that vibe. Sad error...Far too many suburban looks where it does not belong.

Instead of having a proper urban neighbourhood, the North St B obstructionist crew has led to the worst of both worlds... just a bunch of 4 or 5 storey boxes scattered around but without much charm or walkability.

I really have trouble seeing how residential projects can be shot down in residential neighbourhoods. Maddening how North St Boniface is essentially run - in a planning sense - by the NIMBY mafia

Walked by the Notre Terrace site today at around the time you posted. They're done quite a bit of the second level already.

What a massive improvement. Anyone know if the city said no to the shitty design/materials and made them improve it?

North St. B would be a good area to have some Minneapolis-like design guidelines.

I doubt it was the city they have zero design foresight or guidelines. They probably improved It on their own or at the request of enterprise riel.

They stepped in on Sherbrook last year – after construction too.

Wholeheartedly disagree. Looks like it was a white stucco/panel box before, like a lot of the crap people are complaining about in the village. Now it has lots of red brick, a cornice, and more balconies.

I agree. I'm surprised that tv would prefer the original look.

Yeah, those types of minimalist designs work well when they're built with high quality materials, but you just know that it wouldn't have ended well with the original design.

Yeah the first one, with good materials, would look really sharp. But the 2nd design might be more forgiving if they use crap materials.
