New 511-Foot-Tall Mixed-Use Tower Coming to 540 Fulton in Downtown Brooklyn

In April 2016, real estate investment and management firm Jenel Management filed permits for a 19-story, 200,000-square-foot building, renderings for which were revealed (see below) by 6SQFT a month later. Now, 540 Fulton Street will hold 96,592 square feet of commercial space with retail and office space occupying floors 1 through 8. There will be 236,869 square feet of residential space, which comes out to roughly 720 square feet per unit – indicating rental-sized apartments. Floors 10 through 30 will house 10 units each and floors 31 through 43 will house 9 units each.

The floor schedule doesn't call for any particularly special amenities; residents will have access to storage rooms, bike rooms, a package room, one laundry facility, and a business center, a gym, and two lounges with terraces on the 9th floor. There will also be a roof deck with a lounge, undoubtedly showcasing stunning Brooklyn and Manhattan views.

Office workers will be given some amenities as well, including two terraces and a bike room.

Manhattan-based Marvel Architects is still on board to design the soaring project, but its latest design is certainly lackluster compared to the firm's other work, which includes the nearby 36-story condo One Clinton and the luxury rental The Pierrepont.

The 43-story tower will rise in the same area as Brooklyn's future tallest towers: 9 Dekalb, 138 Willoughby Avenue (1 City Point), and 80 Flatbush.

Downtown Brooklyn and its Fulton Street Mall lost a bit of its soul late last year with the demolition of an ornate 1891 Romanesque-Reviaval gem at 540 Fulton Street. Prior to being cleared, the two-story structure held a jumble of small retailers that included a jewelry exchange, Metro King Sushi & Teriyaki and a Lucille Roberts. When the building was finished 125 years ago, it rose three floors with its first tenant being F.W Woolworth’s “five-and-dime store,” their first Downtown Brooklyn location.

Now with the slate wiped clean, what’s envisioned to rise from the 18,531-square-foot lot near the corner of Flatbush Avenue Extension is a 19-story, 200,000-square-foot office block developed by the real estate investment and management firm Jenel Management. A new building application was filed with the Department of Building’s last April, listing Marvel Architects as the applicant of record. The proposed building’s podium will contain three levels of retail space from the cellar to the second level, and 17 floors of office space above.

That's the old design. It was originally a smaller office building, then changed hands, added air rights, and became a residential tower.

I life the design on the left (the one on the construction sign). Not so much the one on the right. Are the community groups going to freak out about this one also?

Stop Work Orders Issued For 540 Fulton Street, In Downtown Brooklyn

Downtown Brooklyn‘s ever-expanding skyline is set for yet another major imminent addition with the impending rise of 540 Fulton Street. Set to stand 511 feet tall with 327 residential units, the tower will certainly make an impact on the surrounding neighborhood. Designed by Marvel Architects and developed by Jenel Management, the 42-story project will span close to 333,000 square feet. About 96,600 square feet will be allocated towards commercial space, while nearly 236,900 square feet will be used for the residential component.

Despite the anticipation, recent photos show a couple of stop-work order papers posted on the construction fence along Fulton Street. The DOB indicates that the site has “failed to safeguard all persons or property affected by construction operations.” While two other stop-work orders are now partially resolved, this particular one appears to still be in effect.

Renderings show the northern and southern elevations of 540 Fulton Street will be enclosed in a glass curtain wall, while the shorter eastern and western exteriors will be finished in architecturally refined concrete. The four corners will have glass panels running the full height of the tower up to the flat roof parapet. A five-story podium would rise in front of Fulton Street before the building reaches the only setback. Amenities for residents include a rooftop terrace with views of Downtown Brooklyn and the Manhattan skyline in the background.

I also hate the blank wall... I do not, for the life of me, understands its appeal. Something should go there that blends in the building rather than detracts from it... exposed concrete sticking out like a sore thumb is lazy AND ugly. And overall it's not as good a building as 125 Greenwich which could have been a gorgeous building except for its exposed concrete walls.
