Interesting: the mixed-use apartment building going up at Maryland and Westminster is actually going to be luxury rentals. I think this is great for the area and should help kickstart some more refreshing of Sherbrook/Maryland that still holds the area back at times.

If there are real hardwood floors, granite or stone counters, no particle board, large ensuites with more than a shower stall, upgraded exterior finishes, and other nice things use the luxury term. Otherwise, no.

I think the luxury term is used to separate from the other end of the spectrum, where everything is on the cheap and basic. Even if it's not Trump style gold leafed everything.

This building on Sherbrook was recently demolished. Construction fencing is up now.

completely gone. It has a residential developer sign (I googled it and it appears to be some version of Sandhu)

yikes. what's sandhu's record other than the one on river (sold off mid-constrution to a nonprofit) and dcondo (under administration by kpmg)?

hope they're planning rentals, because i can't imagine any buyer handing over a pre-build deposit to these guys with that record...

Sandhu did pull off Element on Sherbrook. Compared to some of their others, that one seemed to go smoothly, and gets bonus points for being the first new MURB on that stretch of Sherbrook in a very long time.

Aforementioned build on Sherbrook went fine afaik. Also did the bag factory retrofit and some fugly condos on Leila with super awkward layouts from what I remember.

^The Bag Factory and Stables on Adelaide are both Sandhu – and they are HIDEOUS. Instead of putting in proper size windows, they just bought a bunch of prefab ones and more or less sheetwalled around them. Looks awful – I'm shocked they even got approval to do that. The layouts are also brutal, really bad use of space.

I'd say Element is a step in the right direction, but they're really ugly, and my sister in law bought one and says the construction quality is subpar. It also bothers (and confuses) me as to why they didn't go with 3 CRUs there, can't imagine living with your living room and door right there on Sherbrook.

Hopefully whatever happens, they're required to have storefronts on the whole frontage.

Bag Factory and Stables are not beauty queens, but frankly, neither were the buildings before Sandhu got involved. IMO it's nothing short of a miracle that they managed to develop market housing like that in what would generally be considered sub-par locations. Same with Element... no one else was building anything significant around there when Sandhu stepped up.

Sandhu deserves credit for at least getting the ball rolling on projects that few others would attempt. dCondo might have been a business fail, but they got something built and there is a beautiful tower on Assiniboine to show for their efforts.

This development on Good St has been adjourned. 6 storey apartments with lots of goodies. Issues were not resolved with the City. Lots of text in there.

I noticed the Melbourne Apartments on Sherbrook that have been boarded up for quite some time, has had its door open with workers going in and out for the last couple days... Any idea what's going on there?
