SA - Update on Regal Hills. Big Changes

I'm not sure what the original plan for Regal Hills was but I remember it was planned as a large (one million) big box lifestyle center. That looks to have changed.



The entire project now seems to be a big mixed-use development. There now seems to be a lot more office planned and the retail is more incorporated with the residential portion. Also, there seems to be plans for a cinema (that would make one at The Rim, one at The Shops and now this one) as well as an outdoor theater. There is a Town Center () in the center, a cemetery (?), park, library, school, fire hall (I assume fire station), restaurants, hotels and a ton of residential.

I have to wonder if there will be any high rises planned with the way some of those residential buildings are set up, as well as the hotel buidings. All and all a vast improvement from big box retail. This may give The Rim a big run for its money. I am now quite excited about this project!

^ I recall there being some expectation of a high-rise office building going in there...

The "residence" right next to the outdoor theater seems like it could be a hightise.

^ I agree. There are some great views available from the site - I would like to think they'll be taking advantage of them. My fear is that there will be a lot of 3-story buildings - and possibly quite a few apartments.

(My cousin the architect always reminds me that the difference in cost between a 3 and 4 story building is substantial. Anything over 3 stories has different fire codes - requires embedded sprinklers, etc...)

I hope there are still plans for the twin 22 story condos that were in the old site plans..There's not going to be a cemetary there...Because there already is one..A really old small one. Everyone buried there are owners/family of the land. Some of the people who are buried there died in the 1800s. There's only about 7 stones.

There use to be two small ponds in that land..I wonder what they did with them. I miss that place...always use to have bonfire parties there in hs

Ya, we used to go scaling up the "moontower" - which I guess was some sort of abandoned radio tower. Never was the safest feeling in the world, but for a moment we felt like we were doing something original.

I don't know if they already dismantled it, but the days of being able to sneak off the access road there and drive around in the woods is long gone.

This project will change again substantially from what is shown on the master plan posted above. Galo Properties and Fulcrum have purchased the 100 acres directly on teh NE corner of 1604-10, and plans are under way for a town center development with more office and residential, plus hotel sites. Retail is still a component but right sized to better respond to the comercial reality of projects under way at The Rim and La Cantera...

Announcements hopefully in month or two.

Andres, yep, I posted that months ago prior to the announcement of Galo and Fulcrum's purchase of Turnberry's 99 acres. By the way, seeing how Turnberry is still interested in doing something in SA do you know what they may be up to?
